Acqua is a seven level building situation in a good location in West End, sitting one row back from the river and across the road from Davies Park. You should have protected views as the commercial building in front has not been earmarked for development (as far as our research can tell at this stage – we always recommend you check yourself however) and of course to the west you have the protection of Davies Park protecting your aspect.
In the busy West End and South Brisbane suburbs there are literally hundreds of new apartments to choose from, but Acqua can genuinely differentiate itself with this good location and larger than average balconies, all within relatively entry level pricing.
Acqua offers a range of one (1) bed and two (2) bed apartments, most with river views. And pricing is pretty good in our view. You can get a brand new quite generously proportioned two-bedroom, two-bathroom apartment in West End, one block away from the river with pretty fantastic park and river views for $599,000. The Type C floorplan also is interesting, in that it provides for a lot of separation between the bedrooms (including a second balcony), so it would be a good option for owner occupiers who aim to rent out the 2nd bedroom.

Acqua has a number of pluses things going for it.
Firstly, it’s in West End. Once industrial-scarred and braved mostly by grizzled bohemians, West End currently finds itself blossoming into quite the development bonanza. An area that once was perhaps lacking in the refined is now becoming very polished. Facilities abound. There are dedicated cycling tracks, open-air gyms, boutiques of all ilk. The place is jumping!
And the value of being in this locale is accentuated by the fact that the development sits adjacent to Davies Park. A big beautiful green space that hosts a very popular market on the weekends: Davies Park Market. A lovely expanse of greenery that is absolutely beguiling for its sense of openness and its juxtaposition of this sense of space with the inner-city location. And, being direct neighbours to this park also means those wonderful views from your apartment are likely to never be built out…
Then of course there’s the river.
And it is quite literally right there. Such immediate river access is no small thing. Where there’s water, there’s money right? Aside from the value-adding proposition of its nearness, there is the day-to-day pleasures it affords. Walking out of your apartment building and going for a morning, afternoon… anytime stroll along the river is something to be treasured!

The building itself, and the apartments therein, are distinctly modern from the outside, and the aesthetic of clean, sharp lines continues inside. The apartments are not gushing with opulence, but everything needed and expected from modern-day apartment living is there: fully ducted air-conditioning, Smeg appliances, Grohe tap-ware etc.
The balconies generally are a good size throughout, with some being very large (see Type E – 45 m²)
Possible Negatives – definitely the availability of competitive apartments in West End. Also the lack of amenity that some of the larger projects in the area are offering. If you want that master-planned style living, with pools, podiums, spa’s, sauna’s etc, then Acqua will be too small for you (although for some buyers this is of course its appeal).
The apartments are in a great location.
Davies Park is directly opposite the site.
Aside from the wonderful sense of openness and space the park creates, it also makes available a number of worthwhile activities.
Davies Park Market on Saturdays is hugely popular. Fresh produce, fashion, organic coffee and all of it on the river under the enormous fig trees.

Also in the park right against the river is Rowing Queensland Inc., where you can learn how to row from the pros. This also adds some comfort that your views will not be built out in this direction.
Adding to the community feel of the area is Jane Street Community Garden, where you can participate in the gardening and benefit from more than 200 different varieties of edible plants.
Coles Supermarket is only a few blocks away. The river is literally down the road and public transport is excellent with regular bus services down Montague Rd.
Having South Bank for a neighbour allows access to many of the city’s major cultural attractions. Queensland Gallery Of Modern Art, Queensland Theatre Company, Queensland Performing Arts Centre, the Maritime Museum and the Queensland Museum are all conveniently bunched together here.
The nearest bus stop is about a block and half away. The 192 bus goes to UQ Lakes Station and Adelaide Street in the CBD.
The West End Ferry Terminal is about 2 km away, giving access to 30 stops along the river.
The area is well located for schools. Brisbane State School and private girls’ school Somerville House are nearby. And there are plenty of higher learning facilities in the area. Queensland University of Technology (QUT), the University of Queensland and Griffith University campuses are within a short commute.
There are also plenty of hospitals nearby: Mater Children’s, Lady Cilento Children’s and Greenslopes Private.
The suburb adjacent to West End is South Bank. It is here where you will find the nearest train station (South Brisbane), about 2km away.
Acqua’s advantage is its close proximity to the business end of West End. It is also a relatively small development. The benefit of this is that you don’t feel swamped by the complex you’re living in.
Properties nearby to also consider include Water’s Edge, Arbor and Ink. Water’s Edge and Arbor will have a more resort-style feel as they are part of the expansive Riverside development, which sees the bringing together of multiple apartment blocks to create a resort-like vibe. Two-bedroom apartments in Arbor and Water’s Edge start at around $590,000.
Ink is the closest geographically to Acqua. Its stand-out features are the strength and pedigree of its design and its unique city-views. Two bedroom properties at Ink start at $559,000.
The Opalyn Property Group is a long-established family company. Many generations of the Tomarchio family have been involved with the company. Their focus is achieving an intrinsic quality and value-for-money in their developments.
