Ciel Residences is a boutique development of 13 residences located in Herston, Brisbane. Consisting of nine three-bedroom apartments and four ‘Queenslander-style’ terrace homes, each residence at Ciel is unique. An ideal location close to the CBD, residents at the Ciel apartments Herston will have access to a roof-top terrace and lounge with Brisbane city views.
Each of the four terraces has call-backs to the traditional Queenslander, with features such as weatherboards, vertical joints, the classic generous open spaces and more modern touches of simple, clean lines softened by the use of timber and natural stone. Prices for the new terrace homes start at $945,000. The nine three-bedroom apartments complement the terrace homes. Some apartments offer a study/multi-purpose room, and all offer generous storage. With similarly large spaces and modern lines, these apartments face north-east, looking over Herston and are priced from $799,000. All of the new terrace homes and the new apartments for sale at Ciel have secure parking for two cars.
Since launching the project in September of 2018, 30% have already been sold including the penthouse apartment and two of the terraces. The majority of purchasers so far have been “young downsizers” searching for luxury, convenience and low-maintenance living —while still having enough space to accommodate young-adult children.

Ciel Residences is located just six minutes from Brisbane’s CBD. Although this development sits on a quiet street, it’s only 750m away from the Royal Brisbane & Women’s Hospital, meaning parking may be tight as overflow from the hospital visitors and staff spills onto streets throughout the whole area. Having the hospital close by is great news in terms of local community though, with busways and train lines easily accessible. QUT Kelvin Grove Campus is also only 750m away, which is excellent for those who are studying, and also means there’s a slew of cafes, bars and restaurants close by to cater for the campus. Victoria Park Golf Course, Rasay Park & Woolworths Kelvin Grove are also within easy walking distance. Just 1.3km away from the Ciel Residences apartments is King Street, which is home to some of the best restaurants in Brisbane and is an excellent destination for date night or family celebrations.
From Herston, the Inner-City Bypass, Airport Link and Legacy Way tunnels provide excellent road connectivity, meaning you can promptly be on your way to either the Sunshine Coast, Gold Coast or Brisbane Airport within minutes.
This project is a relatively rare opportunity to buy a property in Herston as it is a tightly held suburb, with the average hold period being 17 years. Comparatively, the average for the wider Brisbane area is 11 years.
On the roof of the apartments sits a private terrace perfect for entertaining. This area features a BBQ, sundeck and fire pit and is available for use by occupants of both the apartments and the townhouses.
As we’ve discussed, all residences at the Ciel apartments Herston offer large floor plans of over 150m². The master bedroom in most apartments and townhouses is as large as 15m². Perched on top of a rise in Herston, the living room and bedrooms offer lovely suburban views while maintaining privacy. In the kitchen, you’ll find a large island bench with breakfast bar extension as well as a butlers pantry and gas cooktop. The three bedrooms are serviced by two bathrooms, with the main bathroom offering a freestanding bath. The main bedroom also features a walk-in wardrobe and an ensuite. The apartments on the bottom floor have private courtyards, as do all of the new terrace homes. Where the apartments are spaced over only one story, the townhomes have three: a mezzanine garage level, ground floor living and bedrooms on the first floor. There is an option to add in a lift to the townhomes instead of stairs, which means even these dual-level residences are suitable for the downsizer market.
Storage space throughout the townhouses and the apartments very generous, with a separate laundry and basement park as well as multiple large linen cupboards. The ceiling heights are a minimum of 2.7m throughout the living spaces and air-conditioning is fully ducted throughout.

Apartments in Herston have a current annual growth rate of 2.3% whereas homes in Herston have a growth rate of 3.7%. The Ciel Residences sit in a happy medium between these two markets, with the large floor plans and boutique size of the development appealing to a wide range of people. The median price for a three-bedroom apartment in Herston is $535,000.
