Apartment living is often associated with confined spaces and all the noises that city life brings. So an option of a one or two-bedroom apartment that offers greater living space and a quiet residential back-street setting, yet a relatively close drive to Brisbane’s CBD, is certainly alluring.
Allure Apartments in Mt Gravatt is comprised of 28 apartments in a two-wing building design, offering spacious one, two and three bedroom dwellings. There are 14 apartments in each wing, ranging from 98sqm to 146sqm in size.
The apartments have 17% greater living space than in comparable developments and have appealed largely to owner-occupiers. Appealing suburb views are also a feature of the project.
Spacious balconies and courtyards are a feature of the one (1) bedroom plus multi-purpose room, two (2) bedroom and three (3) bedroom apartments, just a stone’s throw from busy Logan Road and not much further to Garden City in Mount Gravatt.
A feature of the building is a private rooftop terrace garden, complete with electric barbeque.
The one (1) bedroom + MPR (multi-purpose room) actually shows the MPR can be a bedroom. So you might ask why is this unit not a two (2) bedroom unit. This all comes down to town planning and what has been approved for the building. It is referred to as a MPR as it is not approved by the local council for use as a bedroom. Traditionally this might be an office or a media room. It is very common however for these rooms, when large enough, to be used as a second bedroom as this is very attractive for obvious reasons, to both investors and owner occupiers.
We also really like the kitchen layout in some of the apartments which have opening windows onto the balcony, connecting the kitchen to the balcony. It is not always possible to have a kitchen which connects seamlessly to your living area as in the traditional apartment or house floor plan, so to economise on space and yet still provide this level of integration in the apartment is a very nice feature.
Set in a quiet residential back-street, three blocks from busy Logan Road, Allure is just far enough from the bustle, but close enough to be just minutes’ drive from everything you need.
Just 9km from the Brisbane CBD on the south-east freeway, Allure less than 15 minutes to reach depending on traffic. It is 20 minutes to Brisbane Airport, and about 40 minutes to the Gold Coast along the M1.
Mount Gravatt offers everything within easy reach with Mount Gravatt Shopping Centre practically on your doorstep and the massive Garden City complex – with its shops, cinemas and bus station – only a couple of kilometres further.
Regular buses run from Logan Road (about 550 metres away) and from the Garden City shopping centre bus station to the CBD, which takes about 40 to 50 minutes.
There are around 20 primary and secondary schools in this area, including Clairvaux MacKillop College and Seton College. Griffith University’s Nathan campus is a 10-minute drive away.
Sunnybank Private Hospital, QEII Jubilee Hospital and Greenslopes Private Hospital are all within 10 minutes’ drive.
Westfield Garden City shopping centre has all the major stores – Myer, David Jones, Big W, Kmart, Target, Woolworths, Aldi and Harvey Norman – as well as 430 specialty stores, 20 cafes and restaurants, and a 16-screen cinema complex.
For those who prefer the great outdoors, there are many sporting and leisure facilities in the area, including Hibiscus Sports Complex, Southern Cross Sports Club, and QEII Stadium. Golfers can hone their skills at the Mt Gravatt Golf Driving Range, and the Toohey Forest is great for cycling and bushwalking.
Kitchens have double bowl stainless steel sinks, tiled splashback, soft close doors and drawers, 40mm stone benchtops and Bosch appliances. Floors are porcelain tiles.
Bathrooms have laminate finishes, feature tiles, and wall mounted shaving cabinets with mirror finishes. Some have bathtubs as well as showers.
Air conditioning is provided in living areas and master bedrooms. Bedrooms have carpet flooring, and built-in robes with sliding mirrored doors. Master suites have walk-in robes.
Security is provided through an integrated intercom system.
Prices started from $389,000 for a one (1) bedroom, one (1) bathroom apartment with one (1) car parking space when the project was initially launched. Two (2) bedroom, two (2) bathroom apartments with car parking space were priced from $450,000, with three (3) bedroom, two (2) bathroom apartment with two (2) car parking spaces on offer from $588,000.
Settlement on these contemporary apartments occurred in late 2016.
The Mount Gravatt area is generally a sound location to invest, with rising rents – up by 8.4% in 2015 – and more than 2,900 new residents each year, making this a suburb in high demand. As well as the Garden City shopping centre, there are many medium sized businesses in this area, with about 59,000 workers in 15,600 businesses looking for homes in the area.
There’s a lot of competition for apartments in this area. The Serendipity Garden City development has 39 apartments completed in October 2016 and is closer to the Westfield shopping complex. Prices at Serendipity are slightly lower. Another recently finished development in Upper Mount Gravatt is Dawson Road (that’s the name as well as the location), which has 10 multi-unit dwellings each with two bedrooms and two bathrooms, large balconies and landscaping.
