The Standard has 46 one-bedroom apartments, 166 two-bedroom apartments and 49 three-bedroom apartments for sale in South Brisbane. As with all projects by developers ARIA Property Group, the communal facilities and amenities are a clear cut above the rest. The building itself is also a standout, with a circular shape and the largest living green wall in Queensland. The standard offers the largest recreational space in Australia for a building of its size.
DECEMBER 2019: Construction has now begun at The Standard.
In the third quarter of 2018, 368 new apartments were sold in Brisbane. 234 of the sales were for apartments in The Standard. These were sold within the space of six weeks, knocking all other projects completely out of the water in terms of sales. This is no doubt a very popular project, with 94% of the apartments now sold without a construction commencement date even being announced.
As well as the internal facilities being world-class, the outside of the building is also special. The lower facade consists of eye-catching cylindrical pipes with vertical greenery and lighting.
While uncovered rooftop facilities would be a downside somewhere like Melbourne (where dreary weather is the norm), this feature provides residents with the perfect opportunity to make the most of Brisbane’s 260 sunny days a year.

There is no display suite for The Standard apartment, however, the sales office for ARIA Property Group is located close by to the development site at Level 2, 56 Boundary Street, South Brisbane. This is open by appointment only.
The podium of the building has been designed to become an extension of Fish Lane. The laneway sits directly adjacent to The Standard, meaning residents are very close to some of Brisbane’s most talked-about restaurants. The Manning Street location also means this development sits right on the cusp between South Brisbane and West End. South Brisbane train station is 600m away, meaning commuting to work in the city would take less than 15 minutes. The markets, bars and popular Streets Beach in South Bank are also located an easy walking distance away.
Offering a five-storey podium and a secondary, unenclosed recreational area on the rooftop, The Standard offers all the frills you never knew you needed. There is a fitness centre with yoga lawn, resident’s theatre, kid’s play zone, reading lounges, off-leash dog area and 200m running track on the Level 6 podium. The rooftop features a residents-only wine bar and coffee lounge, which offers wine picked by the in-house sommelier and free daily newspapers with your morning coffee. Also on this level is a 25m infinity-edge pool and sundeck, barbeque facilities, garden pods, as well as a spa and wellness centre, complete with hot and cold plunge pools and a sauna.
To top it off, you’ll find three Tesla vehicles supplied for complimentary resident use, 314 car parking spaces and 417 spaces for bikes. In total, there are 13 visitor car spaces and 74 additional bike spaces for visitors too.
The curved shape of the building means all balconies have rounded edges. The majority of balconies have dual-access, both from the living space as well as the master bedroom. One-bedroom apartments start at 67.4m² and the three-bedroom penthouses range up to 195.5m². Most balconies are around 10m² to 15m², which is decently sized, although not exceptionally large.
There are no floor plans currently available for The Standard apartments.
All apartments at the standard feature 2.7 metre high ceilings, floor-to-ceiling double-glazed glass and double-sized entertainer’s kitchens. In the two-bedroom, two-bathroom apartments as well as all three bedrooms and penthouses, there is a large feature bath in the main bathroom, however, this is lacking in all apartments with a singular bathroom. The air conditioning is ducted throughout, meaning the balconies are free of loud and space-hogging compressors.
There are no rental appraisals available for The Standard, however, the average rent for three-bedroom apartments in South Brisbane is $700 per week. The two-bedroom apartments at The Standard are expected to fetch only a hundred dollars or so less than this, due to the outstanding amenities. Rental demand in the suburb is high, with 67% of the suburb renting.
Recently completed in South Brisbane is Ivy & Eve apartments on Merivale Street and the first stage of the Skyneedle apartments are expected to be finished before the end of 2018. Also with extensive amenities is Brisbane 1, which on completion will be the tallest building in the suburb. Although no official name has been released yet and there are no construction dates on the horizon, ARIA’s next South Brisbane project has recently been approved and will feature the world’s largest man-made waterfall.
There are no body corporate details available for The Standard, however, they are expected to be similar to the recently completed Oxley + Stirling, which sits around $4,500 per year for a two-bedroom apartment. Because of the world-class facilities provided at The Standard, the body corporate may be slightly higher than this, although still reasonable considering what there is on offer.
ARIA Property Group have won a slew of awards over the last few years, including the Best Residential Development in Australia in 2018 for their last South Brisbane development, The Melbourne Residence. All ARIA projects are primarily sold to an exclusive network, rather than through public listings.
