Forest Edge, along with Botanica, make up two of the final developments developments by Habitat Development Group in the suburb of Sippy Downs, located on the Sunshine Coast. Forest Edge will include 60 apartments once finished, along with a 25-metre lap pool and a large recreational podium. There are two and three-bedroom apartment configurations in Forest Edge, with only ten apartments per level.
A new apartment project in the increasingly-popular Sunshine Coast suburb of Sippy Downs is Forest Edge. Forming part of a two-tower project, Forest Edge consists of 60 two and three-bedroom apartments, and sits in a great location as it is in close proximity to a number of shops, restaurants, schools, and is less than 15 minutes from the new Maroochydore CBD.
There are a number of features of the Forest Edge development that we really like. As a smaller building you would not normally expect a huge range of facilities for residents, but Forest Edge surprises with a rather extensive list of communal facilities. You don’t usually see facilities like these at this price range; most developments will give residents the bare minimum, while Forest Edge has multiples of most facilities (such as two BBQ areas) to ensure that residents can actually use them and have enough space to enjoy them.
The two bedroom apartments with one car park are priced from $385,900. Two bedroom apartments with two car parks start from $408,900, while three bedroom apartments with two car parks are priced from $440,900.
This is the sort of property that will really appeal to first home buyers. Not only are the apartments in the ideal price range for first home buyers (and in a great location), it could potentially be a great project to turn into an investment property in the future due, again, to its location: the Sippy Downs high street is well known for having only a 0.5% vacancy rate.

Forest Edge apartments are located on Sippy Downs’ High Street, just over 600m away from the University of the Sunshine Coast. The development’s proximity to the University of the Sunshine Coast and a number of schools is part of its appeal to families and investors as well as accommodation for university students. The apartments are also under a kilometre away from Sippy Downs Town Centre, which offers several restaurants and dining options as well as a large Coles.
Sippy Downs is a great location for those who like to get out and about. For those who love parklands, the Mooloolah River National Park is just a few minutes down the road. It is home to a number of parklands and hiking trails. Residents will also find the Chancellor Park Golf Driving Range just down the road. The nearby University of the Sunshine Coast campus has a number of areas that residents can use (or just drop past) like the rugby fields and sporting stadiums. USC also regularly host events such as sporting ‘come-and-try’ days for the public on these fields.
Forest Edge apartments are located only 12km, or a 15-minutes drive from the location of the new Maroochydore CBD. This area is set to be the hub of the Sunshine Coast in the future, so the proximity to it is a major plus for the project.
There are a few developments that will occur near Forest Edge in the coming years. In rather exciting news, the Sunshine Coast Council will, in the future, be building a park 250 metres across from Forest Edge at the far end of our designated Forest Reserve. Directly behind the apartments, a development application has just been made to the council for a commercial development which will encompass 1000+sqm of office space, 380sqm of retail space and a 120 space child care centre. In addition the Nambour RSL has approved application to build a community club facility (The Bower Club) which will house various restaurant, bar & café options as well as some street fronting retail spaces. These developments are all set to further update the area, and will be a great asset to residents once complete.

Residents at Forest Edge will have access to the podium deck area. This space will include a number of facilities, including a 25-metre pool, two BBQ areas, outdoor lounge areas (dubbed ‘The Living Rooms’), several dining tables, and a higher bar-style table. The whole podium will have greenery throughout, including special beds with climbing plants to provide shade over the dining areas.
All of the apartments at Forest Edge share one great detail: extensive windows. This allows far more natural light to reach each part of the apartments, which is lovely to see because it will allow residents to fully enjoy the Sunshine Coast weather and lifestyle.
The two bedroom apartments range between 108 — 117 sqm total, which is quite large, particularly for apartments in this price range. Prices start at $385,900. Two-bedroom plus a mutli-purpose room/study apartments range between 118 sqm and 124 sqm, which is about average. However, they have far larger balconies than usual, at 22 — 28 sqm. These apartments are priced from $408,900. Three bedroom apartments, which range between 127 — 151 sqm in total size, are also on the larger side for apartments of this configuration in the area. Like the two-bedroom + MPR apartments, the three-bedrooms also have larger outdoor spaces, which will be great for enjoying the Queensland summers and winters alike.
Forest Edge is finished to a high quality. All of the finishes are in neutral whites and browns, which give the apartments a modern look without being too minimalist and stark.
In the kitchens, residents will find 40mm stone benchtops and stainless steel appliances, along with tiled floors. Stone benchtops is a big plus for this development, as you would not normally expect them in sub $400,000 apartments. The whole kitchen, as you can see in the photos below, has a very modern design but is finished in a neutral way. The tiled splashback is quite nice, adding a pop of texture to the space and creating interest in the space. The cook top is ceramic (so it’s easy to clean!), while the joinery has a wood-style laminate finish.
The living/dining area is carpeted, and includes a reverse cycle air-conditioning system — a must for surviving the Queensland summers. The main hallway is also carpeted.
Similarly, the bedrooms are carpeted, and this extends to the walk-in-wardrobe in the master bedroom. Every bedroom also has a ceiling fan. The master bedroom has an additional split system air-conditioner.
The apartments at Forest Edge are all laid out really well. The living, dining and kitchen area is open-plan, and it opens onto the balcony via sliding doors, letting breezes flow through this area easily. A number of the apartments have more traditional entryways (Types C, K, J, in particular). This is something downsizers and retirees are likely to appreciate, as it is a callback to the traditional houses they may have lived in throughout their lives.
In most of the apartments, the master bedroom is separated from the other bedrooms — in a number of the configurations the master bedroom sits on the other side of the apartment completely. The master bedroom also almost always opens up onto the balcony or has extensive windows, which is ideal for letting sunshine into the space. The ensuite bathrooms have slightly larger than average showers, which may seem a small thing but is the kind of feature you will appreciate when living in the apartment.
Every apartment has its own laundry area and storage. As anyone who’s ever lived in an apartment will tell you, this is essential as it allows you to keep the laundry contained to a certain area, making cleaning easier. Extra storage is built in throughout the apartments, which is a must-have in our opinion. The designers have clearly used the space to its maximum capacity, fitting in small cupboards where ever possible.
In some of the two and three-bedroom apartments, you’ll also notice the inclusion of an integrated bath. This is always a nice inclusion as it adds a sense of luxury to these spaces.
Every apartment has two bathrooms which is essential for investment purposes.
Forest Edge is certainly worth a look if you’re considering buying an investment property. Although a lot of the project has been sold to owner-occupiers, Forest Edge would be ideal for an investor looking for a property offering strong rental returns. The Sippy Downs high street area has a vacancy rate of just 0.5%, and the average gross yield for apartments in the area is 5.3%.
According to the developer, two-bedroom apartments are expected to rent for between $375 – $400 per week (depending on the number of car parks). Two-bedroom plus MPR apartments are expected to go for $380 – $415 per week, with the price tending higher for apartments with more car parks. Three bedroom apartments can be expected to rent for $425 to $450 per week.
Forest Edge is being developed by Habitat Development Group. Founded in 2005, Habitat specialise in residential developments and have a number of projects throughout Brisbane and the Sunshine Coast. A vertically integrated developer, Habitat manage all aspects of the development process in-house, from site acquisition, development, sales and construction to ongoing property management once the projects are complete.
