The Jasmine Apartments are located in the western Brisbane suburb of Indooroopilly, and the two and three-bedroom options sit in a highly sought-after location: just 500 meters from a shopping centre and close to a number of main roads. The apartments have been designed with professionals and families in mind, and little details such as a functional, streamlined kitchen design and the inclusion of timber flooring as standard highlighting this.
The Jasmine Apartments are well located with two main roads (the M5 and Moggil Road) close by and a number of public transport options within a few minutes walk, meaning residents can get into the Brisbane city in less than half an hour. The Jasmine Apartments has a wide array of shops and amenities in the surrounding areas which will be appreciated by residents, with everything from cinemas to some of Brisbane best restaurants less than 500 meters away.
With only 16 apartments and 3 stories high, this project will appeal to downsizers, professionals and young families that love the more suburb feel that Indooroopilly and nearby Taringa offer.
There is no display suite for The Jasmine Residences, but interested buyers can make an appointment to view the under-construction development using the enquiry form.
Construction is well underway at The Jasmine Apartments, with a mid-2020 completion expected.
The Jasmine Apartments is a new project in Indooroopilly offering buyers an option of 16 two and three-bedroom apartments across 3 levels. The indicative designs demonstrate a timeless, neutral design throughout, with the timber flooring a stand out feature. Their location is a massive draw factor, given that the project is located quite centrally in Indooroopilly (literally only 500 meters from the Westfield Indooroopilly Shopping Centre) and also has excellent access to the main roads running in and out of the suburb. With traffic from the western suburbs of Brisbane an issue, this is an important positive for residents that will be commuting to the city.
All of the apartments are finished in neutral colours, and with the inclusion of many large windows — which you can see in the renders above — the main areas of the apartments should feel larger than they are. Having said that the overall floorplan sizes are above average with 2 bedroom apartments with an internal space of 94 sqm and the 3 bedrooms apartments from 110 sqm. Large courtyards and nice sized balconies are also welcome features in the design.
Located at 2 Woolley Street, Indooroopilly, The Jasmine Apartments sit just a few blocks away from the massive Westfield Indooroopilly Shopping Centre. Despite this, the apartments don’t receive much noise given they are set back at least 3 blocks from both major roads close by (the M5 Western Freeway and Moggill Road). Access to public transport is excellent given bus services run from the Westfield Shopping Centre regularly.
With over 360 shops, cafes and restaurants throughout — including a cinema, David Jones and Woolworths— the appeal of being close by the Westfield Indooroopilly Shopping Centre will appeal to many. Of course, this isn’t the only place for residents to access amenities as there are a wide array of shops and restaurants scattered along Moggill Rd.
In terms of schooling facilities, there are a number in the area. Within five minutes drive, residents will find both Indooroopilly State School and Indooroopilly State High School, both of which are known for having well-loved teachers and strong academic programs. Both are co-educational. There is also the Holy Family Primary School, Brigidine College (an all-girls high school), Brisbane Boys College (an all-boys school better known as BBC), St Peters Lutheran College (a co-educational school from Prep to Year 12), and the Queensland Academy for Science, Mathematics and Technology.
The Indooroopilly Police Station is two minutes away, which may be great for some residents peace of mind, and the closest hospital is Westside Private Hospital (only five minutes away).
Residents at The Jasmine Apartments will have access to the ‘Resident’s Courtyard’, which is set to include several BBQ facilities and seating nooks. It will be a great place to catch up with family, friends and other apartment residents, especially during the summer months.
The design of the apartments at The Jasmine are perhaps best described as classically stylish. With timber flooring and neutral colour schemes, the designs should last the test of time and the overall high quality of the finishes speaks to that as well.
All of the apartments at The Jasmine come with timber flooring: features such as this are included and help to elevate the space to make it feel more like a traditional home. The whole apartment has ducted air-conditioning that can be turned on/off by zone.
The kitchens are designed to be both functional and to work as entertainers kitchens, evident in the inclusion of Bosch appliances, and stone bench tops. As you will see below in the floor plans, the kitchens are all ‘U-shaped’, which gives residents the convenience of an island-style kitchen.
One feature you’ll notice in the floor plans below is that the apartments either have a proper entryway, or they open into the living room. This is something we particularly like, as it gives residents privacy, an attribute often lost with apartment living. An entrance designed in this way offers far more privacy that the conventional approach which is to enter straight into the kitchen. Another feature we think is worth mentioning is the built-in bath in the second bathroom in each apartment — you don’t usually see these at this price level unless they are an add on. All of the apartments are also geared to allow cross-breezes to be felt throughout, which not only allows residents to enjoy the Queensland weather, but will also allow them to cut power bills as they won’t need to constantly have the air-conditioning on.
The master bedrooms all have ensuite bathrooms, and some have walk-in wardrobes, depending on the apartment configuration. With open-plan kitchen, living and dining areas, the main part of the house opens onto the balcony, allowing residents to move between these two spaces easily.
We believe that The Jasmine will primarily appeal to owner occuipers, however its prime location will still make it attractive to investors. Not only is the Indooroopilly close to St Lucia — which is home to the University of Queensland, the largest university in Queensland, attracting both students and professionals alike — but Indooroopilly is one of the ‘main’ western suburbs in Brisbane, with a well-known shopping centre and excllent public transport which makes it attractive to renters.
The rental appraisal for The Jasmine Apartments highlights that the apartments are expected to achieve between $570 — $760 per week, which is much higher than the Indooroopilly average of $450/week.
The body corporate fees are yet to be released but should be low given that the building is only 3 levels high and has limited amenities such as pools, tennis courts etc.
The Jasmine Apartments is being developed by Oakridge Property Group. A privately-owned development company based in Brisbane, the directors of Oakridge (Andrew Niven and Steven Pantic) have over 40 years of involvement in the property industry. Oakridge manages the entire development process on their projects, from site acquisition and market analysis to construction.
