Newstead Series is the name given to four buildings that are currently under construction on Evelyn and Austin Streets in Newstead.  There are a range of different apartment types in these buildings, ranging from one bedroom apartments to large townhomes.  The townhomes in this development have a premium standard of fixtures and fittings when compared to the other apartments.

These apartments have been designed with a high level of attention to detail.  This is made clear by the extensive design team that has worked on the project, from architects, to interior designers from New York to local artists.  The end result will definitely be something special.  The building also references the history of the local area in some of the design choices which will appeal to discerning buyers.

The Project:

Newstead Series consists of 309 apartments across four buildings.  The buildings are named The Donaldson, The Carlyle, The Ajax and The Koerstz.  These names are a reference to famous Australian wool presses, giving a nod to Newstead’s past.

The bottom level of each of the buildings has townhomes, whilst the podium levels and top levels have premium apartments.  The middle sections of each building have the smaller one (1) and two (2) bedroom apartments.  There are 76 different apartment layouts in this complex.

At the centre of the four buildings is a large, landscaped recreation area for residents. This spans almost half an acre and includes a full 25m lap pool, a spa, lawn areas, fire pit, outdoor dining area, outdoor kitchen with BBQ and pizza oven, shaded areas, showers, sauna, gymnasium, yoga lawn, outdoor cinema and communal herb garden.

The exterior of each building features a custom glass facade made by the artist Adrian Clifford.  The design of this references the framework of the warehouse that used to occupy the site.  Another artist involved with the project is Jason Fitzgerald, who is a Brisbane local.  He will be creating wooden sculptures to hang on the walls of each foyer in Newstead Series.  Finally, a brick facade is being constructed around the podiums.  Brick was chosen for parts of the building because many of the surrounding buildings are still low-rise brick warehouses.

Each apartment at Newstead Series has at least one car park, with some of the townhomes and three bedroom apartments coming with two side-by-side parks.

Location:

Newstead Series is located on Evelyn and Austin Streets in Newstead.  The surrounding area is a mix of old, low-rise brick warehouses and new apartment buildings.  It is located just 350m from the newly completed Gasworks Plaza, which is home to a Woolworths, Standard Market Co, Campos Coffee and several restaurants including Reef and Hatch & Co.

There is a substantial amount of construction currently underway in the local area.  Underneath the new Haven apartment building will be a new retail precinct delivered by the same people that did James Street.  This is less than 300m from Newstead Series.

With the new development will come much more people.  There are more than 1,000 apartments that will be delivered to the local area in coming years.  So, people moving to Newstead Series won’t be in a quiet, tranquil area – they will be in a busy hub with lots of buzz.

Other amenities that are within 400m of this project include a gym, an F45 training centre, several yoga studios, multiple cafes, a doctor, a pharmacist and boutique retail.

This project is also located approximately 100m from the Brisbane River.  There is extensive walkways and bike paths that run along this river, so residents of Newstead Series will be able to easily enjoy a walk or run along the river.

There is plenty of public transport nearby.  The nearest bus stop is on Breakfast Creek Road, a 300m walk from Newstead Series.  A trip into the City from this stop will take about five minutes (more during peak hour).  Services run every few minutes from here. The Teneriffe Ferry Stop is  800m away.  Also, there are multiple City Cycle stops in the local area.  This service is particularly handy for local travel between Newstead, Teneriffe and New Farm.

Newstead is a small suburb in Brisbane’s Inner North.  It is currently undergoing substantial urban renewal.  The area attracts young professionals and down-sizers. Couples without children are the predominant age group in the suburb, accounting for 47% of total households.

Quality and Finishes:

There are two levels of finishes available at Newstead Series.  The fixtures and fittings in the townhomes are of a greater quality than the apartments.  That being said, the apartment finish is still high quality.  In both dwelling types, there is a choice of light or dark colour schemes.

The apartments have integrated European appliances in the kitchen and a tiled splash back that is in a herringbone pattern.  The cooktops are gas and the bench tops are stone. These apartments have large floor tiles throughout  the living and outdoor areas, whilst the bedrooms are a wool blend carpet.

There are large, tiled bathrooms in the apartments that have two vanities in the main bathroom and several apartments have bath tubs as well.

The townhomes, which feature a higher level of finish, have herringbone timber floors and marble benchtops.  Each townhome has a private, tiled courtyard. These apartments come with a custom built wooden entertainment cabinet in the living area as well.

The kitchen in the townhomes has semi-integrated European appliances, a 40 bottle wine fridge, butler’s pantry and a five burner cooktop.

The master ensuite is quite special, with a large stone bath and dual sinks.

There is ducted air-conditioning throughout the entire complex.

There is room for alterations to the design of apartments at Newstead Series.  The developer is more than happy to accommodate these and the buyer will bear the cost.

Investment Analysis – Rent / Onsite Managers:

These apartments are predominantly targeted at owner-occupiers.  Rental appraisals are available on request.  The body corporate rates range from $3,100 for a one bedroom apartment to $5,600 for a townhome.

Local Competition:

There are a number of projects currently being marketed in the local area.  Haven Newstead is a building nearby that has similar stock to Newstead Series, as well as Waterfront.  Other new buildings that are currently on the market in Newstead include La Vida and Gasworks Residences.

Developer & Builder Overview:

Newstead Series is a project from JGL Properties.  This group is a local, Brisbane based developer.  It is run by John Livingstone who has more than 16 years experience in the industry.

Watpac is building this project.  This company is a publicly listed construction and civil engineering company that was founded in 1983.  It is one of Australia’s largest construction companies and is considered top-tier.

Sales Display & Contacts:

There is currently no sales display for this project.  Kris, the sales agent, is more than happy to meet buyers for coffee near the site or to run through the model and finishes with the developer at JGL’s office in the CBD.
