Oxley & Bowen is a freehold townhome development on Bowen Terrace in New Farm. Being freehold properties, there are no body corporate rates in this development and residents own the land that their home is on.
The townhomes have a high level of finishes. They feature solid timber flooring in parts of the apartment, imported European tiles and Smeg appliances.
All of these residences are three (3) bedrooms with two (2) bathrooms and a powder room.
Oxley & Bowen is a small townhome development of just seven residences. They are currently under construction and due to be completed in October 2016. Prices at Oxley & Bowen start at $1.7 million for a freehold townhome with three (3) bedrooms.
Each townhome is approximately 200m² internally. In total, they range from 370m² to 390m² plus the freehold land component which varies with each townhouse. Each title at Oxley & Bowen is freehold, meaning that the sale price also includes the block that the townhome is on – hence the use of the word townhome rather than townhouse.
Three of these townhomes have a pool with a landscaped outdoor area. The pools have a water feature at one end. The lower level of these townhomes is a living area with a deck that runs on to the pool. This deck will be fitted with a wine fridge, a sink and a Smeg BBQ – making the bottom level of these residences enjoyable during summer. These pools and outdoor areas will also avoid the afternoon sun which is fantastic.
On all of the townhomes, the middle level is the main living area. There are two decks on this level, as well as a powder room, lounge area and the kitchen. All kitchens include a butler’s pantry and separate kitchen island with breakfast bar.
The top level of each townhome has the three bedrooms and two full bathrooms. The ensuite is very well designed. The toilet is across the hall from the shower room, which is a great feature. There is also a small freestanding bathtub in the master bathroom, as well as two vanities.
On top of this, each master bedroom has a walk in wardrobe that is cleverly designed to be shared by a couple – there are two entrances and it is split down the middle by drawer storage and bench space.
All townhomes have a double, lock up garage.
The three townhomes that have pools will also have external European glass lifts.
Location:
Oxley & Bowen is located at 288 Bowen Terrace, New Farm. This is towards the top of Bowen Terrace, closer to the Storey Bridge and CBD. In fact, this project is just 100m from Wilsons Lookout, the famous Brisbane park that looks over the Storey Bridge.
Terraces on the front of the building will look over Bowen Terrace, whilst those at the rear of the building will overlook Oxley Lane. The building you can see below is the St Michaels and All Angels Anglican Church.
Bowen Terrace is a well-used thoroughfare for those travelling through New Farm. It is relatively busy as it is just one of four roads that extends the whole length of the New Farm Peninsula, so you should expect some road noise at least at the font of the building.
The corner of Brunswick Street and Annie Street is just 300m from Oxley & Bowen. Residents could walk here in less than five minutes. This is a great retail corner. It includes New Farm Cinemas, Chouquette (French patisserie with potentially Brisbane’s best croissants), Gertie’s Bar and Restaurant and Pony Cat Cafe.
Oxley & Bowen is a three minute drive from Merthyr Village. This is a fantastic local set of shops, restaurants and stores. There is a Coles, pharmacy, fruit shop and The New Farm Deli which has a range of Italian food. There is also a Commonwealth Bank Branch, butcher, Australia Post and several restaurants. There are a range of other shops in the Merthyr Road shopping precinct as well.
In terms of public transport, there is a bus stop just 150m away on Brunswick Street. A trip from this stop into Albert Street in the CBD takes just 15 minutes. The closest train station is the Fortitude Valley Station which is 20 minutes walk away. It will connect you to all stops, as it is one of three stations in Brisbane that all trains pass through.
New Farm is a highly sought after residential pocket of inner Brisbane. It has a high median sale price of $1,500,000 for houses and $570,000 for apartments. For a suburb so close to the city, there is a relatively small amount of new development in the area. All new apartment developments in New Farm are low-rise, so the suburb really keeps its ‘village’ feel.
Quality and Finishes:
These townhomes are finished to a very high quality, as would be expected in a project of this price and which is targeted at owner occupiers.
This starts at the entry to the townhomes, which is a large feature pivoting glass door. All of the ceilings in these townhomes are quite high as you will notice if you pay a visit, they are noticeably higher than the standard. This adds a great homely feeling.
The flooring in the living areas and kitchen is a large, light coloured imported Italian tile, whilst the stairs are made of solid spotted oak. This spotted oak is continually used throughout the townhomes as a feature, which carries the timber theme.
The kitchen appliances are all supplied by Smeg. This includes a fully integrated 60cm dishwasher, 90cm induction cooktop and rangehood and a 90cm oven. The outdoor BBQ is also Smeg. This is a five burner gas BBQ. The kitchen also has a double sink and a pull down sink mixer. The cabinetry is a white matte finish.
The bathroom vanities are stone benchtops with timber cupboards. All of the tap fittings have a chrome finish. There is a double vanity and freestanding bath in the master bathroom.
These are owner-occupied townhomes. There are no rental appraisals and no onsite managers.
There are a few high-end developments in New Farm that are similar to Oxley & Bowen, although none of these developments can say that their properties are freehold. Point Luxe New Farm is a townhouse development of a similar quality to Oxley & Bowen that is being developed by Pointcorp. Pointcorp are also developing The Maxwell which is on Maxwell Street in New Farm. Although this project is an apartment building and not a tonwnhouse development, the luxury nature of the apartments in this boutique building will likely see it as a competitor to Oxley & Bowen.
Oxley & Bowen is being both built and developed by Kenlynn Group. This is a well-established Brisbane company that has developed many properties in the New Farm area. Recently, they have completed Sydney On Sydney which is a boutique apartment block on Sydney Street and Hyde Apartments in Teneriffe.
There is no sales display for Oxley & Bowen. However, construction is well underway and the sales agent Wes Press is happy to take buyers through the site. Alternatively, he can meet for coffee by appointment at a time that suits buyers.
At the start of 2017, there will be a display home available for viewing.
