Boggo Road Apartments is a 79-apartment project located on Peter Doherty Street in Dutton Park, across from the old Boggo Road Gaol. Stage one has fully sold out and construction of Stage two has started, with apartments starting from $399,000.
Dutton Park is filled with traditional housing and has barely any new apartments under construction, so Boggo Road Apartments will have no direct competition however in the neighbouring suburb of Wooloongabba and around the Princess Alexandra employment node you will find a number of projects (Princess Regent, Vicinity, Sapphire).
We have yet to learn about how they will manage parking arrangements, as the circuit around Boggo Road Gaol does attract plenty of visitors, and the Urban Village development will bring more. The CSIRO eco-sciences precinct is only acroos the road, and will offer plenty of jobs for both graduates and experienced workers.
The apartment interiors will have subway tile splashbacks, and interesting cabinet handles, with integrated indoor/outdoor living spaces.
It is worth critiquing the location of the medicine cabinet in the bathroom, which can be a hazard for taller people when they use the toilet.
A spacious, landscaped courtyard with privacy screens and glass fencing will add character to the project, while also providing plenty of cross ventilation to the apartments. This can help cool down the rooms.
The new apartments are in a prime location for young students and families, with the Park Road Train Station, UQ St Lucia Campus, and St Ita’s Primary School within walking distance.
The UQ campus is just over the Eleanor Schonell Bridge, a busway with pedestrian access that leads right into St Lucia, stopping right next to the campus and a Citycat ferry terminal.
The bus stop along Annerley Road also means that residents would have easy access to the CBD via the 116, 202, and 112 bus routes.
Just a short walk south puts you at the PA Hospital, along with the strip of shops along Ipswich Road. To the north is the Mater Hospital, which borders Woolloongabba and South Brisbane. So in the immediate vicinity you have two very large employment hubs in these two hospitals, which will have strong appeal to investors.
The area is currently under redevelopment with the Urban Village due for construction, and the Gaol awaiting redevelopment approval.
