ONE16 The Esplanade is located at, funnily enough, 116 The Esplanade, Surfers Paradise. The site is beachfront, with amazing views over Surfers Paradise Beach to the Pacific Ocean. You are separated from the beach by The Esplanade, a 2 lane street that snakes its way down the beachfront of the Gold Coast. The building offers a premium location and a premium product, with large floorplans, amazing views and high-quality finishes, all at a correspondingly high price of course.
ONE16 offers 20 apartments over 16 levels. Of these 16 levels, the top eight are given over to full-level apartments with four (4) bedrooms, including a two-level penthouse over levels 15 and 16 (which has been sold). The three (3) bedroom apartments will be on half-floors from levels 1 to 5. All apartment offerings include ensuite bathrooms, and the three bedroom apartments include studies, while the full floor apartments include a very large media room (which is the fourth room) and a study.
Apartment sizes average a very large 195sqm to 206sqm, with the single floor apartments totalling a 400sqm (including 80 sqm balcony). Each apartment comes with two car parks and storage, which is secure and underground. All floors have lift access via a code fob system.
ONE16 is designed for open-plan living, with floor to ceiling glazing to capture the spectacular ocean and mountain views. As can be seen in the photo below, this has resulted in large, open areas that allow movement from inside to outside. The stacking glass doors provide alfresco living, maximising the views over the Pacific Ocean from Coolangatta to North Stradbroke Island.
High gloss timber cabinetry houses the media equipment, which, along with the lighting and ducted reverse cycle air conditioning, can be activated with touchpad technology. ONE16 also includes amenities for residents, such as a gym, pool and an owners lounge.
At 16 levels you wouldn’t necessarily think it, but we think ONE16 will offer a bit of a small building feel. With a small number of overall residents, we can see the building offering a more community-based atmosphere than you will find at many of the much larger buildings around Surfers Paradise. And with price points starting at $1,600,000, I am sure you will be rubbing shoulders with plenty of downsizing baby boomers and successful middle-aged professionals.
As a smaller building with large apartments, residents will benefit from some of the natural characteristics that arise. All apartments should have amazing natural breezes, with the ability to catch natural ventilation crossflows, opening up the front balcony and back windows. Similarly natural light will be abundant with very limited adjoining internal walls. All major pluses that will have a very positive impact on living in these apartments. A minor negative, particularly for the lower level apartments, is The Esplanade immediately in front of the building which will bring with it some road noise.
JANUARY 2019: As you can see in the latest construction photos below, One16 is beginning to near completion. The exterior of the building has nearly been completed, and the development seems to be on track for completion soon.
Location:
Located at 116 The Esplanade, Surfers Paradise, ONE16 is across the road from the David Evans Reserve and the beach, meaning that the views offered to the residents can never be built out and really will be spectacular. As we mentioned above, you are separated from the beach by the Esplanade, which does carry some traffic. It is generally local traffic only, with the major through traffic going along the Gold Coast Highway, however, it does get busy at times, so do expect some limited road noise.
ONE16 is within walking distance of Cavill Avenue Mall, the restaurants and clubs of Surfers Paradise, but is also far enough away from this all to reduce the sound enough for residents to relax and feel removed. Cavill Avenue Mall is a bustling centre in Surfers Paradise but isn’t ideal for the family after 11:30 pm or during Schoolies. On the note of Schoolies, an annual event in which high school leavers descend onto beaches worldwide for two weeks – especially Surfers Paradise, the home of the event – it’s important to note that ONE16 is removed enough to be out of the major hot spots, but may still experience some of the noise and activity. However, we should note that residents of the area say that Schoolies are overwhelmingly polite and respectful, so they aren’t too bothered by the event.
ONE16 is close to over fifty different restaurants, several of which are some of the best on the Gold Coast. These include Citrique, Boom Boom Burger & Bar, and Alfresco Italian Restaurant. The surrounding area also boasts many cafes, which is great for the many coffee drinkers in Australia!
The development is located near several schools. These include the Surfers Paradise State School, The Southport School, St. Hilda’s, Keebra Park State High School, and the Queensland Academy for Health Sciences. These are some of the best schools on the Gold Coast and in fact Queensland.
Quality and Finishes:
Overall, the quality and finishes of ONE16 are of excellent as you would expect from a premium project. The kitchens include imported Italian marble and granite bench tops, and sleek cabinetry.
Marble benchtops with a waterfall drop marble bar set the scene in the kitchen, whilst the one-per-floor apartments include additional preparation space with a discreet butlers pantry with Miele appliances, Hansa or Grohe tap ware, and integrated refrigeration.
Body corporate fees are set to be about $82 a week.
