There has been a rush of residential development in Cannon Hill, with Lime Apartments one of many now on the market. Lime delivers those aspects but in addition, it has an environmental focus with sustainability features built into its design.
Lime Apartments comprise 95-dwellings over four different buildings. Stage one and two have already sold. Construction is about to start on Stage three (shown in blue below), which only has 14 apartments left (1 x one bedroom, 13 x two bedrooms), and is expected to be complete mid-2017. Stage four will start afterwards and has already sold 9 out of 25 apartments.
The last two stages comprise two buildings of five levels, with a mix of one (1) and two (2) bedroom apartments, some with full-length outdoor terraces.
A green-living focus is reflected in the vibrant green exterior panelling. The extensive shading panels will be set above planted areas and solid rendering on the western side. All four buildings will play a poignant part in reducing the buildings’ ventilation and thermal mass during Summer. In addition, energy and water-efficiency is utilised in the extensive rainwater harvesting for landscaping purposes. There is an onsite storm-water treatment to ensure run-off from the property does not have an adverse effect on Brisbane’s waterways. The sustainability theme will continue inside. Apartments are fitted with water-efficient shower-heads and taps, as well as energy-efficient lighting.
While the development consists of four buildings, a sense of community will be created through interconnecting structures with subtropical plant-lined paved pathways.
Lime Living Apartments apartment bedrooms will share no common walls which means more privacy for each resident. Apartments have been designed so bedrooms are positioned opposite adding privacy.

APRIL 2020: The final building at Lime Living, Stage 4, is currently under construction. It is due for completion in late 2020. The remaining apartments are priced from $330,000 for one-bedroom apartments, and $395,000 two-bedroom apartments.
FEBRUARY 2019: The third stage of Lime Living Cannon Hill apartments are now complete. There are two apartments still for sale. The one-bedroom apartment for sale is $345,000 and the two bedroom is $440,000. The fourth stage of this project will go on sale later this month and will have 25 off-the-plan apartments to choose from, including one, two, three and four-bedroom units. Lime Living in Cannon Hill is just 6km from the CBD and current residents include a mix of first-home buyers and young professionals. In terms of rental performance for these Brisbane apartments, two-bedroom units at Lime Living are currently getting between $430 and $470 a week, which is above the Cannon Hill average of $400 per week.
Lime Living Apartments are located near the centre of Cannon Hill in Brisbane’s East. The CBD is about six km away, the airport 10km and the Gateway Motorway is just 2km from the complex – the latter provides access to both the Gold Coast and Sunshine Coast.
The surrounding suburbs are Murarrie, Morningside and Tingalpa.
Cannon Hill is within close proximity to Brisbane’s CBD. The suburb also offers green space such as The Murrarie Recreation Reserve and Bill Cash Memorial.
Cannon Hill has a vast array of public transport facilities. There is a major bus interchange nearby. Two train stations are within proximity: Cannon Hill just a two-minute walk and Murrarie, both on the Cleveland Line. For car drivers, Creek Road and Wynnum Road are two arterial routes in the immediate vicinity. The Gateway Motorway – which provides access to the Sunshine Coast and Gold Coast – is a two-minute drive away. Brisbane Airport is about a 10-minute drive.
Lime Apartments is located on Wynnum Road which is a main arterial to the city. While this is a benefit for transport convenience, the road can be extremely busy – particularly at peak travel times of early morning and evening. As a result, while apartments furthest from Wynnum Road will likely to be buffeted from the noise, the apartments facing the road may not.
It is less than a five minute walk to Cannon Hill Plaza, Kmart, Coles and Homemaker City. Within minutes by foot to the new East Village dining and retail precinct. Oxford Street’s dining and boutiques are within close proximity. The development is also adjacent to Southgate Corporate Park. Wynnum Hospital is around 11km away.
Major infrastructure is experiencing a renewal including the Australia Trade Coast, a Gateway Motorway Upgrade, Cannon Hills Community Links Golf Course, Belmont Private Hospital extension, Carina Leagues Club alterations and Centro Whites Hill Shopping Centre.
There’s a good choice of schools in near surrounds. These include Cannon Hill Anglican College, a private prep to year 12 school. Another private school is St Oliver Plunkett Primary. There is also Cannon Hill State School, Balmoral State High School and Murrarie State School.

Stage two of the development will feature a two-bedroom and two-bathroom floor plan starting at $423,000 including a car space.
The interior design of the apartments will have clean white tones used on the cabinetry and on the walls which are contrasted against the light and earthy tones on the flooring.
There will be floorboards in the kitchen area, carpets in the living areas and bedrooms. A darker colour palette for stronger contrasts is also available including mocha-coloured floor tiles and carpets. Instead of a white splashback in the kitchen, it is charcoal.
High ceilings at 2.6 metres is another benefit of Lime Living’s design.
Fixtures are of good quality and appliances are Bosch. There is spilt-system airconditioning which is energy efficient.
All apartments come with secure basement car parking.
One (1) bedroom apartments are priced from $325,000 to $335,000 and two (2) bedroom apartments ranging between $450,000 and $470,000.
Body Corporate fees are between $2877 and $4092 per year dependent on the apartment you purchase.
Expected rental income for one (1) bedroom apartments is between $350 and $360 per week, for two (2) bedroom apartments its between $450 and $460 per week.
Two projects nearby worth inspecting are Thornhill Apartments and Verge Apartments. Both these developments advertise affordability and are close to the city. One (1) bedroom apartments at Thornhill start at $339,000 while two (2) bedroom apartments at $449,000. At Verge Apartments the one (1) bedroom apartments start at $339,000 while two (2) bedroom apartments start at $419,000.
According to The Urbis Outlook the Cannon Hill Catchment has recorded a 10-year rental price growth of up to 7.9 per cent per annum. One-bedroom units in the area have a median rental rate of $360 which is 20 per cent or $60 more than established units in the catchment. New two-bedroom units have a median rate of $450 which is 18.4 per cent more of $70 than established units.
