Obelix Living Cannon Hill offers affordable one (1) and two (2) bedroom apartments that are located just 100m from Cannon Hill Train Station.

Given the low price point and location of these apartments near a train station, they are suited primarily to investors and first home buyers.

The Project:

The majority of the apartments in this project are two bedroom configurations. All of these have two  bathrooms. The smallest of these apartments is 75m² internally, whilst the largest is 82m². When viewing these floorplans, we would recommend to not only concentrate on the size of the apartments, but study the layout as well. Some things that many of the apartments at Obelix Living Cannon Hill do well overall include ensuring all bedrooms and bathrooms get natural light (where possible), separating the two bedrooms, having extra storage space and a separate laundry. Not every apartment does this, but overall it seems like the designers have made an effort to ensure these apartments are very livable. Again, we would recommend judging each floor plan on its merits, because in some cases there are smaller floor plans that have smarter layouts than their larger counterparts.

There are 8 x one bedroom apartments at Obelix Living Cannon Hill. These span from 51m² to 54m² internally. These are on the small side for single bedroom apartments in Brisbane, particularly the 51m² option and particularly given that the project is in the suburbs. We would expect to see these types of smaller apartments in the city. The price does however reflect this and starting from $320,000, these are some of the most affordable one bedroom apartments around Brisbane at the moment. If you are interested in one of these smaller apartments buyers, particularly investors, should check with their lender about any concerns they have lending on apartments of this size.

All balconies in this development are between 12m² and 14m². These are quite small balconies that will also have air conditioning units on them, so they won’t be the most usable balconies.

On the roof of Obelix Living Cannon Hill is a small recreational/BBQ area for residents. Being five levels high, this deck will have a nice outlook over the suburbs and towards the city. This area will have several couches and plants and will be a great place to chill out.

All apartments in this complex have at least one car park whilst some of the two (2) bedroom apartments have two car parks. There are seven visitor car parks in the complex as well. As this is a busy area with a train station and several apartment buildings, it is likely that street parking will be quite difficult.

Location:

This project is located at 4 Andrews Street in Cannon Hill, on the corner of Barrack Road. Probably the most obvious thing about this location to talk about is the fact that it is essentially across the road from the Cannon Hill Train Station. This is fantastic for people working in the CBD or anywhere along the Cleveland or Shorncliffe lines which run through the station every few minutes. A trip from Cannon Hill Station to Central Station in the city takes just 15 minutes.

Although it is convenient, living next to a train station carries some downside. There is a perception of increased incidence of crime near train stations which may put some buyers off, however a report in 2008 titled “Train station assault figures revealed” showed no discernible increased risk of assault around Brisbane’s train stations when compared to the rest of the community. So whilst the risk of crime may be a perception rather than real, one thing for sure is that train stations are inherently busy places with people coming and going on a regular basis. Trains in Brisbane run from 5am to midnight.

The train station also has a car park that is adjacent to Obelix Living. Naturally the car park will also be busy as people come and go during peak travel times primarily, and train commuters can be expected to also take up what off street parking is in the area, making on the onsite carparks very important if you have more than one car.

There is a bus stop right outside this apartment building as well on Barrack Road. A trip into the city on the 232 bus takes around 30 minutes. However this route goes along Lytton Road which is notorious for its peak hour gridlock.

Andrews Street is a small dead-end street that is made up of houses and new apartment buildings of a similar size to Obelix Living. At the end of the street, just 100m from this project, sits Bill Cash Memorial Park which has a rugby field and netball courts.

Residents of Obelix Living Cannon Hill can walk 3 minutes down Barrack Road and arrive at the local corner shops. There are some great shops here including Wray Organic, Espresso Stop, Pizza Capers and the Cannon Hill Medical Centre. The nearest Woolworths is in Morningside. It is a 3 minute drive from Obelix Living Cannon Hill.

East Village is a new mixed use development that is underway just 10 minutes walk from this development. Upon completion, East Village will be home to supermarkets, boutique retail, restaurants and bars.

Cannon Hill State School and St. Oliver Plunckett Primary Schools are both within 10 minutes walk of Obelix Living. Cannon Hill Anglican College and Anglican Church Grammar School are two nearby high schools.

Cannon Hill is a suburb in Brisbane’s east. It is bordered by Seven Hills, Carina, Murrarie, Tingalpa and Carindale. The population of Cannon Hill was 4,510 at the last Census, a figure that increased 10% over the five years between Census dates. The median apartment price has contracted by 0.9% over the past 12 months and currently sits at $450,000. The median weekly rental value is $450 in Cannon Hill.

Quality and Finishes:

These are affordable apartments that are generally finished as such with a modern feel, but with a standard that is better than most competition in the same price level.

Each apartment will be built in the same neutral colour scheme with whites, greys and natural tones.

The two standout features of these apartments are in the kitchen and this is generally significantly better than you would normally expect in this price range. The kitchen bench top is 40mm reconstituted stone which is much thicker than the 20mm standard you will find in this price range, and is generally only offered in luxury apartments. This bench will also have mitered edges, giving it an overhang which will look nice. The kitchens also feature an induction cooktop which is also an upgrade on similar projects at the same price point.

The stove top, range hood, oven and dishwasher are all Bosch which is good quality appliances.

The kitchen cabinetry is laminate, with some cupboards in a white gloss and others in a timber look finish. Flooring in kitchen and living areas is a large porcelain tile, whilst the bedroom is a grey carpet.

Bathrooms at this project have tiled walls and floors, as well as a tiled feature wall and a vanity with 20mm stone.

The apartments will be air conditioned in the master bedroom and living area.

Investment Analysis – Rent / Onsite Managers:

We believe these apartments are geared towards investors and first home buyers.
Body corporates fees range from $2,000 to $2,900 each year. Which is attractive to both types of buyers

Full rental appraisals are available on request, but it is estimated that one (1) bedroom apartments in this complex will achieve a rental rate of $350 each week.

Currently, there is an incentive on offer from the developer that includes appliances, one year of body corporate fees and a blinds package.

Local Competition:

There are three other apartment projects under construction on the same block as Obelix Living. These are Ancassa, 42 Andrews Street and 23 Bombery Street. There is another project that would be in competition with Obelix Living simply due to its similarly low price point. This is Princess Regent in Woolloongabba, which offers two bedroom, two bathroom units from $439,000.

Developer & Builder Overview:

This project is being developed by the Obelix Group.  This is a family owned company that is based in Brisbane.  They completed their first project in 2001 and have moved on to specialise in residential apartments.  Recently, they completed a project on Worden Street in Morningside.

The builder for this project is Nicholas Copeland Builders, which is another family owned company based in Brisbane.  They also worked on the Morningside project by Obelix Group.
