If you take a leisurely stroll around Rawlinson Street in Murarrie you will see development after development in the works coming out of the ground. Then, you will wonder what sets Sienna Apartments apart from the ones being built opposite or directly beside it?

First, home buyers will have an option to pay a deposit bond of five per cent (subject to finances) for an off-the-plan apartment, which is an advantage for those who don’t have a 10 per cent deposit ready to pay upfront. In addition, some apartments in the pet friendly complex offer expansive courtyards which is also a somewhat rare feature . Not unique to Sienna Apartments, but another nice feature of the area that all projects will enjoy, is the expansive environmental parks such as Murarrie Recreational Reserve and Minnippi Parklands which are nearby.

The Project

Sienna Apartments will be set in an elevated position within an upcoming development precinct. Work has commenced on the building with completion anticipated for June 2017. There are multiple apartment floor plans available which contain different aspects and angles capturing city or suburban views. One (1)  bedroom apartments start from $350,000, two (2) bedroom apartments from $455,000 and three (3) bedroom apartments from $559,000.

Wrap around balconies are added to provide an outside entertainment area with shutters for privacy to block out onlookers from residents who will move into developments across the road. You will need to check out  14 Rawlinson Street comprising six floors and 20 Rawlinson which will be three floors to ensure your views will be safe guarded.

A communal rooftop terrace designed by Architect Vabasis includes a Teppanyaki barbecue area within an outlook over green space north east to Murarrie Recreation Ground.

A sample floor plan is provided below. Apartment sizes are consistent with new apartment projects outside of the Brisbane inner city. PM is a little concerned about the limited storage we can see on the floorplans so we recommend enquiring about additional storage options.

Location

The complex is positioned in an inner suburban residential development just seven km from Brisbane’s CBD. It is 8km to Brisbane International Airport over the Gateway Bridge which is easliy accessed from Murarrie. Transport options include rail via Cannon Hill (4172) and Murarrie train stations which are both within 10 – 15 minute walk from Siena. Catching a bus is also very easy with regular routes along Wynnum Rd. It will take you approximately 30 minutes to get to the city via either modes of public transport. A bus stop is within a 200m walk.

Murarrie State School and Cannon Hill Anglican College are within close proximity.

Commuters can drive via Wynnum Road to the City but will encounter heavy traffic over the Story Bridge. People travelling to work on the north side of Brisbane can drive via the Gateway Arterial which is also a passage to the Sunshine and Gold Coast.

Murarrie is a renowned light industrial precinct being rejuvenated for inner city living with upcoming changes including the $600 million Cannon Hill East Village (a 500 minute walk from Sienna Apartments) and the revamp of Cannon Hill Plaza within 200m and home to Coles and Woolworths. It is also a five-minute drive to Westfield Carindale Shopping Centre.

With the development of East Village and the ongoing evolution of the Southgate Corporate Park which is also nearby, there is no doubt that Cannon Hill and Murarrie are undergoing a major transformation from an older traditional queenslander and brick and tile suburb to a modern mix-use suburb with a wide range of shopping and retail options, together with a significant number of local job opportunities. According to Urbis, Cannon Hill will experience projected job growth of 19 per cent by 2031.

The Cannon Hill Links Golf Course is also in the works. The $40 million 18-hole golf course is part of the Cannon Hill Community Links project will also include new housing and conservation areas on 125 hectares between Creek Road, Fursden Road and Bulimba Creek.

Qualities and finishes

Some of Sienna Apartments offer an entrance passage to the apartments which is a nice feature in our opinion. Prevents visitors walking straight in to a potentially unclean kitchen!

Design is open plan as you would expect and they feature 2.8m high ceilings which is very good for this price range and which should create an element of space and added light.

There are 40mm Caesar stone waterfall benchtops in the kitchen which is better than the average (standard in this price range is 15/20mm thickness). The waterfall ends are also a nice feature. Pendent lighting in the kitchens is also a noticeable feature which adds a nice touch.

Investment analysis – Rent/Onsite managers

According to the Residex State Market Report Queensland the median unit sale in Murarrie was $478,500 with rent at around $500 per week. We have not been supplied with estimated rents by the Developer.

Body corporate fees are estimated at $1600 body corporate per annum which is very low.

Builder/developer profile

The architect of Sienna Apartments is Vabasis. The builder is Better Build Constructions who are a privately owned company. We are not aware of any other projects that they have been involved with.

Sales Office & Display

There is currently no display suite available.

Neighbouring project/competition

Within close proximity developments are currently being built. Developer Davran is constructing Aspect at 5 – 9 Rawlinson Street beside Sienna Apartments. At 15m it also has five Floors and 31 apartments.

City views could be interrupted by Sparc development across the road at 14 Rawlinson St developed by Form Property Group comprising 18 apartments spread across six levels perched at 20m.  In addition, there’s GUO which is 10m across featuring 18 apartments across three levels.

These developments are forecast to be completed by the time Sienna settles meaning the mess and hum-drum of workers on site you will see on inspection now will be long gone.

Further down Wynnum Rd you also have Thornhill Apartments and East Village which has a number of options to look at.
