Belise apartments is a 21 level building currently under construction in Bowen Hills, Brisbane. Sitting one block from the RNA Showgrounds, residents have all the benefits from the RNA Showgrounds redevelopment and the number of residential, retail and commercial buildings that feature in that master planned project at their fingertips. Some of the apartments are now available for rent or for short stays in the Brisbane CBD.

This project had a rocky start. The land was bought in 2001 by Group Kildey but construction didn’t begin for another decade, after the company entered into a joint venture with Reed Project Group, a successful developer based on the Sunshine Coast of Queensland. Now that the project is complete, it’s clear that it was worth the wait.
Belise has 27 different floor plans and each apartment is allocated one car park. Many apartments feature a multi-purpose room which can be used as a study or perhaps a spare bedroom. Fully-ducted air conditioning is a feature throughout every apartment. Residents are also able to enjoy the heated resort pool, a sauna, spa and fully equipped gymnasium on level seven.
A ‘sunset lounge’ on level 21 is also available for residents, providing an elevated BBQ and recreation area. Having the two recreation areas for residents, level seven and 21, is a nice feature and one we are sure residents appreciate. Views from level 21 are spectacular – and given the height of the project and its elevated position on somewhat of a ‘hill’ overlooking the RNA Showgrounds and surrounding suburb, it is highly unlikely that you will loose your views in the future, at least for the higher level apartments.
The ground floor of Belise is for commercial use. Belise also has three executive function rooms as well which is a nice touch for executive owner occupiers and party goers in general no doubt.
Body corporate fees are around $4,400 to $5,800 per year.
Apartments at Belise are now selling via resale. The apartments were originally priced from $355,000.
Belise is located on the border of Bowen Hills, 1.5km away from the CBD and 15 minutes from the Brisbane Airport.
The apartments are one block from the RNA Showgrounds (also known as the Brisbane Exhibition Ground), home to what Queenslanders call ‘The Ekka’. The Ekka is an annual agricultural show, with competitions, food stalls, exhibits, educational displays, prize livestock and other animals, live entertainment and nightly fireworks displays. The Ekka’s Sideshow Alley has carnival rides and a massive show bag pavilion. The Ekka attracts more than 400,000 visitors and is held in the second week of August. The Showgrounds also hosts various other festivals and expos throughout the year.
The RNA Showgrounds precinct is currently undergoing a $3 billion redevelopment, a 15-year project that began in 2011 and is set to rejuvenate the suburb and unlock significant additional use of the showgrounds land.
If you are looking for entertainment then you can wander over to the Twelfth Night Theatre, only a 5 minute walk from Belise.
Bowen Hills borders on both Fortitude Valley and the CBD. The Fortitude Valley entertainment precinct has emerged in the past 10 years to become Brisbane’s most popular restaurant and bar scene, and is a hive of activity most times of the day or night. Belise is only a 5 minute walk from all of this action so whilst it is a Bowen Hills address, it is very close to the Valley action.
The Emporium precinct, a popular location in Fortitude Valley, is a three-minute drive and provides many restaurants and retail stores including the Emporium Bar, Grill’d, Guzman Y Gomez and Mecca Bah. This precinct is a great place to shop and enjoy fine dining.
There are two supermarkets – IGA in Bowen Hills and Aldi in Fortitude Valley – within a two-minute drive. Homemaker The Valley in Fortitude Valley is a similar distance and offers a wide range of furniture stores that can help with moving into Belise.
The Valley Metro Shopping Centre and James Street Retail Precinct are within 2km of Belise and they offer high quality fashion and dining. Palace Centro Cinemas is within a three-minute drive.
The Fortitude Valley train station is approximately 5 – 10 minute walk away.
UPDATE SEPTEMBER 2016: Construction in Belise Bowen Hills is now complete, with the first residents moving into their apartments.
