Mary Lane is a new apartment development located in the heart of Brisbane CBD at 111 Mary Street. Mary Lane construction began in February 2016 and is expected to be completed by October 2018. Strong demand has been expressed for the Mary Lane development, which has seen the developer increase the building size from 164 to 184 apartments. With a starting price of $910,000, this project is targeted at both investors and owner-occupiers.
Mary Lane is a unique offering in the Brisbane new apartment market given its co-collaboration / integration with the new Westin Hotel that it will sit on top of. The Developer positions the apartments as unique in that residents will have access to the services offered by the Westin, and in this regard they are correct. Whilst this is becoming a more common service offering around the World, it is still unique in Brisbane, so a big positive no doubt for the right buyer.
The architects behind Mary Lane are incorporating the local Queensland history by taking elements of traditional Queenslanders and incorporating it with elegance. Mary lane encompasses the traditional Queenslander and reinterprets it into a modern dwelling within an urban context.
Mary Lane has been designed with 2 porte-cochere driveways, one on the ground level and a basement porte-cochere to maximise street activation on the ground level. Mary Lane includes a rooftop retreat high above the city on the 37th Level. This rooftop retreat includes an infinity pool with deck, a large open dining room/function space, fully equipped gym, a glass veiled pavilion, and two barbecue areas for exclusive use of the residents of Mary Lane.
Residents will also have access to the hotel services from the Westin Brisbane on a pay-per-service basis. This includes the concierge and valet services, in-room dining, maintenance and housekeeping, and The Westin Brisbane Heavenly Spa.
There is a lot to like about the Mary lane floorplans. We have only bee supplied the one example unfortunately, however the 2 bedder above has a range of excellent features. Private entry area is always excellent, kitchen pantry again a big plus, bedroom seperation is also a plus. Excellent walk in robe size in the master bedroom is also a positive and a bathtub in the main bathroom again all great features. The three bedroom apartments include a free-standing bathtub in their bathrooms. They also include a dedicated laundry room.
The two-bedroom apartments also have a small laundry area, that is enclosed by a cupboard. It’s workable but we really prefer the dedicated launcdry room that you get with the 3 bedroom apartments (at the added price of course!).
You’ll also notice a separate living room located between the second bedroom and the bathroom. On the plan the indication is that perhaps it is a media room but equally it could be used for a a study or storage area. It could be used as a small bedroom but as it does not have natural light nor inbuilt cupboards (plus the fact that it is a small space) it would not be ideal.
The kitchen is well designed and the walk in pantry a big plus for functionality.
The two bedroom apartments include one car park space, plus 7-10 sqm of private on-floor storage, which is needed because the apartments are a little lacking in extra storage space internally. The three bedroom apartments also have on-floor storage and come with two side-by-side car spaces.
Mary Lane is located at 111 Mary Street, Brisbane CBD and is one street away from the Brisbane Botanic Gardens and the Brisbane Treasury Casino. Mary Street is a busy CBD street made up of mostly commercial buildings but a smattering also of residential towers. Traffic throughout Mary Street at most times of day is quite busy.
Mary Lane is located directly next to the Hour Points by Sheridan Hotel, and is directly behind the under-construction development Brisbane Sky Tower. Mary Lane is located within walking distance to a vast number of options when you’re talking about public transport. It’s being 800m to Central train station, 500m to Queen Street bus station, and there are several other bus stops within a three minute walk. 2.1km to Brisbane State School, 1.8km to Brisbane Grammar School, 1.8km to Somerville House and 450m to Queen Street Mall.
Their are many quality schools nearby, but given Mary Lane is in the Brisbane CBD they are not immediately nearby as you would expect. Brisbane Central State School, and Brisbane State High School are within 2.5km and a number of Brisbane’s best private schools similarly within 2 km’s. This includes Brisbane Girls Grammar School, Brisbane Grammar School, and St. Joseph’s College (better known as Terrace). There’s also All Hallows’ School, Somerville House, and St. Laurence’s College, just to name a few. All of these Schools are easily accessible by car, public transport and most are within walking distance.
Of course, being located in the CBD, Mary Lane is also close to some of the best restaurants and night life Brisbane has to offer. These include more high-end restaurants such as Bacchus, Sono Japanese Restaurant, and Urbane Restaurant. There are so many other restaurant options it would take more than this article to list them! Queen Street Mall, 450 meters from Mary Lane, is host to a number of restaurants and bars as well.
Ceiling heights at 2.7 meters are above the stanard 2.4m’s. The timber floors are high quality, given that they’re Herringbone timber, and the carpets are pure wool. The apartments have ducted air conditioning throughout them as you would expect. The kitchen, as we said above, is quite large for apartments of these sizes. It includes Bosch or Siemens appliances and stone benchtops.
The Mary Lane apartments come in two different colour schemes: Light and Dark. The Light colour scheme, as you can see in the photo above, features dark floors, with light accent colours. This is more obvious in the artist’s impression of the bathroom in the light theme. The Dark colour scheme is essentially the inverse of the Light; where there is dark wood in the Light colour theme, it’s now light coloured wood, and vice versa.
At this point in time, we are not aware of what the body corporate fees will be. We would expect them to be high given the level of amenity in the building so we recommend checking before you purchase.
