Hanlon Park Residences is a new development of 88 apartments in the Stones Corner precinct of Greenslopes. The apartments for sale at Hanlon Park Residences include one, two and three-bedroom configurations as well as two penthouses. The site is located just one minute walk away from the Stones Corner Village retail precinct and overlooks Hanlon Park. Just 4km from the CBD these new Brisbane apartments are close to key public transport links and offer large floor plans, storage and decent balcony sizes. The rooftop offers residential amenities including a pool, BBQ, gym, lawns and landscaped gardens.
Construction on Hanlon Park Residences began in late 2017 and was originally expected to be completed by mid-2019. Now, the completion date has been moved forward to March or April 2019, which is great news for buyers.
The design of the building has a nice little flare architecturally, which will make it stand out in comparison to the other apartment blocks nearby. The interiors are generously spaced and provide really functional living spaces and large balconies to suit owner-occupiers. The one, two and three-bedroom apartments are decently priced, with one bedrooms starting at $385,000, two bedrooms starting at $489,000 and three bedrooms sitting comfortably under $700,000.
The display apartment for the residences will be completed and available for inspection by the start of November which will definitely be worth checking out.
But remember that…
Hanlon Park Residences is located only 4km from the CBD, in the Stones Corner Precinct of Greenslopes. On the corner of Lincoln Street and Zillah Street, these new apartments are surrounded by premium infrastructure. The Stones Corner busway is a 5-minute walk away and Buranda Train Station is only 10 minutes away on foot. Directly behind Hanlon Park Residences also sits a bikeway which flows through the suburb. Access to the apartments from the Pacific Motorway is easy and getting to the Airport Link Tunnel and Clem Jones Tunnel is also easy, meaning you can be well on your way to the coast within minutes.
Stones Corner Village offers a number of cafes, shops and restaurants and is only 200m away. Although the precinct is quite old and tired looking, it’s just been approved for a large upgrade thanks to the Brisbane City Council. For those looking for something more upmarket, Cooparoo Square is a brand new dining and entertainment precinct just over 2km away, which features a tonne of mouth-watering restaurants as well as a cinema.
Hanlon Park itself is also scheduled for a significant upgrade, with works set to commence by the end of 2018. There are plans to create a natural creek and redo the landscaping, which will dramatically change the whole area.
The Mater and PA hospital are close by, and The Gabba sports stadium is just 2km away. The University of Queensland is also very easily accessible via the Eleanor Schonell Bridge, making these residences closer to the top university than apartments in areas like Milton and Auchenflower. With all this in mind, it’s no surprise that the Hanlon Park Residence has a walk score of 94 out of 100. Compare this to West End’s 97, Chermside’s score of 81 and Newmarket’s 50 for context.
Hanlon Park Residence offers residents of their new apartments a carefully planned out rooftop offering, the kind of facilities you’d expect from a much larger development. This recreation deck, dubbed ‘The Courtyard’ is on Level 8 of the building and features a large swimming pool and sundeck as well as a weatherproof BBQ area and seating. The whole external area is finished with landscaped gardens and a decent sized lawn terrace. The Courtyard also includes a large multi-purpose room, a small gym and unisex bathroom facilities (this is often overlooked, so it’s great to see the developers have really considered the functionality of the space here).
The new apartments all include space in the secure car park situated under the building. The three-bedroom apartments and penthouses come standard with two secure car parks, while all other apartments have one car park. There will be 13 secure visitor car parks on site too.
These new Brisbane apartments are designed with owner-occupiers in mind and this is evident from the layout of the building and the quality of inclusions and finishes. The one bedroom apartments start from 68m² internally with 13m² balconies. While this doesn’t immediately strike us as gigantic, it’s important to remember that this larger than some two-bedroom apartments in the CBD which offer a much smaller (or no) balcony. The two-bedroom apartments at Hanlon Park Residences are sized between 75m² and 109m² internally with balconies around 25m². The larger three-bedroom residences offer around 115m² internally with a few balconies as large as 64m².
Some apartments (of one, two and three-bedroom configurations) offer an additional study nook and the one bedroom apartments also offer a multi-purpose room.
The two penthouses also include a multi-purpose room in addition to the three bathrooms. With interior space just shy of 150m² and outdoor space of over 90m², the Level 8 penthouses offer private landscaped gardens too.
All apartments at Hanlon Park Residences have 2.69m high ceilings through the living spaces and kitchen which decreases to 2.5m in the bedrooms. There are two colour palettes to choose from, however, at this stage of construction, this has already been finalised.
With Hanlon Park located on the other side of Hanlon Street, many of the apartments have green views from the balconies. The apartments that face out towards Zillah Street have residential outlooks, however, the park is still visible from most of the apartment balconies.
All balconies are accessible from both the living space and the master bedroom, with at least two doors. The multi-purpose rooms of the one-bedroom apartments sit adjacent to the dining room, making the entire kitchen and dining space feel much bigger than it is.
With most of the balconies only stretching around one aspect of the floor plan (with the exception of the penthouse), the cross-breezes will be minimal. The master bedrooms will be light and airy, with all offering a walk-through wardrobe with built-in shelves and an ensuite with shower. In the one bedroom and two-bedroom apartments, the laundry is tucked away in a cupboard in the bathroom, but the two and three-bedroom apartments offer a separate laundry room completely. Baths come as standard in the two and three-bedroom apartments.
The kitchens are very functional and have been designed with owner-occupiers in mind. The two and three bedrooms have a large breakfast-bar-style bench and double sink, and the three bedrooms also offer large butlers pantries.
The interiors of apartments at Hanlon Park Residences have been finished with timber flooring in the kitchens, dining room and living areas, full-height tiling in the bathrooms and plush carpet in the bedrooms. The kitchens will be finished with Bosch appliances and stone bench tops. The two and three-bedroom apartments will include feature pendant lighting over the kitchen island benches and all apartments will have concealed LED strip lighting in the kitchens as well as the bathrooms.
The air conditioning is fully ducted to the living area and to all bedrooms, with the compressor located on the balcony. These have been tucked away as much as possible, and with large balconies, this doesn’t impede too much on the livability of the outdoor space.
Greenslopes is definitely an up and coming suburb on the fringe of Brisbane. The redevelopment of The Gabba and the Cross River Rail Project are expected to stimulate growth in this region dramatically. Currently, the median price for a two-bedroom apartment in Greenslopes is $371,000. With the demographic being skewed towards young professionals, uni students and families, there’s no surprise that 57% of the suburb is renting, meaning rental demand is consistently quite high.

Thanks to the development of Cooparoo Square and the redevelopment of Hanlon Park, the Stones Corner pocket of Greenslopes is currently home to quite a few construction projects. Just across the road from Hanlon Park Residences, you’ll find Oxy Stones Corner, which is due to be completed just before Christmas 2018. Further down Lincoln Street, Lincoln on the Park has recently been completed, with apartments still for sale. Just 200m away on Flora Street, Florence Stones Corner is due to begin construction shortly.
Body corporate fees at Hanlon Park are very reasonable, especially considering the amenities supplied. For a one-bedroom apartment, body corporate is priced around $45 a week. Two-bedroom apartment body corporate fees are estimated to sit between $51 to $77 and $71 to $107 for three bedrooms.
Hanlon Park Residences is a project by CS Development Group. This Queensland-based family business operates as both the developers and the construction company. Unlike some other developers, CS Development doesn’t have a pre-sale quota to meet before they start construction. Instead, they begin building as soon as possible and most sales are made during the later stages of construction. CS Development focuses on one project at a time, before moving on to their next development.

The sales suite is located directly next to the construction site at 62 Lincoln Street in a Queenslander style home. The sales suite is open from 1:30pm to 3:30pm, Wednesday to Sunday. A full two-bedroom apartment display suite is scheduled to open by the end of October 2018.
