The Ambrose is Kokoda Property’s latest offering in Milton, Brisbane. The 20 level tower offers a range of one, two and three bedroom apartments. The aim of The Ambrose is to recreate the feeling of a five-star hotel.

The Project

Please note: The Ambrose was initially going to be called ‘Obsidian Milton’. You may have seen this review under the project’s former name, and it has now been updated to reflect the new status of the development.

Through The Ambrose, Kokoda Property is attempting to recreate the feeling of five-star resorts around the world. Kokoda brought in award-winning Cottee Parker Architects and its interior design arm, hotel specialists Glam Studio, both of which specialise in designing five-star hotels and hospitality projects, for the project. All of this means that the level of luxury in the development is the same you’d get at Ritz Carlton Hotel. This is evident in the artists impressions of what the apartments are set to look like.

The above image is an impressive bathroom without doubt.  Overall quality of finishes are excellent and the design elements will be appreciated by residents without doubt. However don’t expect the size of the above bathroom in your normal one or two bedroom apartment. They are a more normal size, although still well fitted out.

The floor plans also show that in some of the smaller apartments, the entry looks directly into the bedroom. Whilst this is not a major issue unless you have unexpected guests over, or like to leave front door of the apartment open, it is something to be aware of. However, this is only in some of the one bedroom apartments. In the larger apartments (two and three bedroom), the design is different.

The Ambrose also has some elegant looking kitchens in its design. It has two different colour schemes buyers can choose from, and it is in the kitchen that these really shine. As the floor plans show, the kitchen is designed to be a focal point in the apartments, and given the design, we can see why. This is discussed more in the quality and finishes section, however here we want to touch on the space in the kitchens. As we said, given the kitchen is a focal point in the designs, it has been done very well, and this extends to the size of the kitchens. They’re ideal for those of us who like to cook and entertain, which makes them both functional and practical.

Every apartment comes with one car park, and other features such as reverse cycle ducted air conditioning. The provision of only 1 car park in Milton will be an issue as parking in general in Milton is at a premium. We suggest looking further into parking provisioning before you buy.

Video intercom and swipe card access comes standard, and all residents can access the amenities we mention below. There are other luxury upgrades available, but these need to be discussed with an agent (which you can do via the inquiry form below).

Communal Facilities

Residents are also able to take advantage of the ‘hotel style’ amenities. On the ground level, this includes a 7 day concierge, a health and wellness centre, a steam room and sauna, an outdoor 15 meter lap pool, and a fully equipped gym and yoga area. On the rooftop you have a wine cellar and tasting room, a resident’s bar with city views, private dining rooms, a library, lounge room, outdoor recreation area with a kitchen and BBQ dining area, and to top it all off, a rooftop swimming pool. This is an extremely impressive array of amenities, all of which look like they will help provide the hotel lifestyle that the development is attempting to imitate.

The Location

The Ambrose is located at 19 McDougall Street, Milton. McDougall Street is just off Cribb Street, which is a major road, but The Ambrose is far enough away from it for road noise not to be a problem. Park Road is also close by, with all of the cafes and stores that lie on it, which places The Ambrose in an area with high demand. As we identified above parking around Milton is generally difficult, so the provision of only 1 car park per apartment may be an issue you need to look at.

Sitting almost exactly halfway between Milton Road and Coronation Drive, The Ambrose is well placed if you need to get, well, anywhere. The Brisbane CBD is five minutes drive away, and the Brisbane Airport is less than 20 minutes drive away. It’s just more than an hour to reach both coasts, given how centrally located Milton is. You’ve also got Milton train station a three minute walk away, and whilst there aren’t any bus stops on McDougall street, there are four within a three minute walk.

The Ambrose is also close to some of Brisbane’s premier schools. Within a 15 minute drive, you have Brisbane Girls Grammar School, Brisbane Grammar School, St. Joseph’s College (Terrace), Brisbane State High School, Brisbane State School, Petrie Terrace State School, and both Queensland University of Technology (QUT) campuses, just to name a few. This is great for buyers who have children, or are looking for somewhere central where they live whilst working and continuing study.

There’s most key amenities within walking distance of The Ambrose. You’ve got bus stops and train stations, as we said above, plus a plethora of cafes and restaurants in the area as well. Milton, as a suburb, is predominantly filled with a younger age group. Most residents (about 40%) are under the age of 35, and most don’t have children. This means the area is very trendy, and therefore has a bunch of nice cafes, bars and restaurants in it. Bunker, an artisanal cafe is just up the road. On Park Road, you have The Scratch Bar, known for being a hipster bar with a homey feel. You’ve also got La Dolce Vita, an Italian Restaurant that makes some seriously nice food.

And we can’t write about The Ambrose, and the nearby Cribb Street, without mentioning the Milton Markets. They happen every Sunday, and are considered some of the best markets in Brisbane. There’s over 120 stalls, so getting your groceries – or some of the pastries, we aren’t judging – has literally never been easier. No, literally. It’s only 100m away from The Ambrose.

Quality and Finishes

Apartments are offered in two design schemes – the moody and dark Noir, and the minimalist and calm Lumiere.

Noir is exactly how you would imagine it being. Dark marble is used in the splashback and bench top, and tap wear is in gun metal. The designer pendant lighting does its part in making the Noir theme feel as moody and sophisticated as possible, which might make this colour scheme better for the young’uns. If you choose to go with Noir, our preference is to opt for the black colour scheme in the bathroom, rather than staying with the basic white.

On the other end of the spectrum, you have the Lumiere colour scheme. Lumiere uses Elba marble (which is a light grey shot through with brown and grey streaks), and tapwear in brushed nickel. This makes for a much lighter colour scheme.
