Located at 25 Shaftston Avenue, Lume is a pet-friendly development that will give residents amazing views, impressive amenities, and is located in a very centrally located position. It is situated in a busy location bordering two major streets, so access in and out may be a little problematic.

The Project:

One rather unique aspect of Lume is that it allows buyers to choose from 31 different floor plans, some of which can be customised. Some example of floor plans are shown below, highlighting how the spaces are designed to enhance space and light.

These floor plans also show how Lume is designed to take advantage of the position of the development, given that Lume is located on the corner of Shafston Avenue, which is not only elevated – so residents will enjoy cross-breezes – but also set back from the main road nearby, Main Street, which comes off the Story Bridge. Both Shaftson Avenue and Main Street are major 4 lane roads, so this is a busy precinct. Lume is in an elevated point though and sits on bedrock which is perhaps 5 metres above these busy street. This does a lot to minimise the site from road noise and creates a distinctive separation of the site to the streets which literally run straight past.

The floor plans also show the built-in wardrobes every bedroom contains, and the – quite nice for the apartments size – balconies.

What the plans don’t show are the high ceilings, which sit at 2.7 meters, the built in joinery and the floor-to-ceiling glass, which makes the apartments seem bigger, and offers a sense of integration between the indoor and outdoor spaces. Devcorp the Developer really do build good quality apartments and this is evident in the Lume floorplans and specifications.

Each apartment comes with one carpark, with the three and four bedroom and penthouse apartments coming with two carparks. The development also comes with an additional 17 visitors parking spaces which is essential as their is no street parking in the area. Lume is also pet friendly, which is great for literally everyone, because who doesn’t want snuggles with the friendly pet?

Lume also has an impressive array of amenities available to residents, such as the fast-lane swim jets in the rooftop infinity pool, a gym, a rooftop bar, and an onsite café. The secure foyer, basement and storage, with intercom access and every apartment comes with ducted air conditioning.

Location:

Lume is located at 25 Shafston Avenue, Kangaroo Point, which, as we’ve said, is just off Main Street, the major road which comes of the Story Bridge. This extremely central location is great for commuters and those who work in the city, due to its proximity to everything. As we said though both Main Street and Shafston Ave are very busy roads, but the map doesn’t tell the full story of Lume’s location. The site sits about 5 metres above the street and it is quite isolated from the busy street scape. Access to the site is difficult (you need to come down Shaftson Ave towards the City which is one way) but once you arrive you experience a real degree of separation which you wouldn’t think would exist when you look at the map. So we suggest visiting onsite if you can as you will gain a better appreciation of this.

Lume is also placed really well to allow residents to make use of public transport. There is a bus stop just a few seconds around the corner, and there are two Ferry Terminals within ten minutes walk, Thorton Street and Dockside, which is great for those travelling into the CBD for work.

Just down the street, there is a collection of restaurants and stores, such as the ever-iconic Story Bridge Hotel, and the Brisbane Jazz Club, as well as Mitoki, a modern Japanese tapas restaurant and Siam Blend Health Spa. You’ve also got some of the cities best running and cycling tracks just minutes from Lume’s front door, meaning that those who are interest in their fitness will never run out of interesting places to run or cycle to.

St. Vincent’s Private Hospital is just across the road. Just across the river, you have the Brisbane City Botanic Gardens, Riverstage, the QUT Garden’s Point campus, and of course, the CBD. There are also schools just across the bridge, such as All Hallows’ School, and Brisbane Central State School.

Something important to note is that Lume is located with direct access to the proposed new Alice Street Pedestrian Bridge, which will connect Thornton Street to the Eagle Street Pier. When construction begins on this bridge – as it is highly likely to – then this may create a little noise for the residents for Lume. However, the benefits of the bridge will far outweigh the slight irritation of it being built, and it will make the CBD and South Bank even easier to access for Lume residents.

Quality & Finishes:

There are two colour schemes available to Lume buyers: light or dark. The main difference between the two colour schemes is the accent colour, which creates two different moods. The light colour scheme is very light (hah) and airy, whilst the dark colour scheme is very mature and contemporary.

All of the apartments come with Miele appliances, and the stone bench tops in the kitchen are very luxurious. Additionally, all apartments have custom joinery, making the everything, but the bathrooms and kitchens especially, look very chic.

Investment:

Investors are drawn to Kangaroo Point due to the great rental yield of 4.6%. This is a little below the historic average of 5% for the area, but it is climbing back up again, making this the ideal time for investors to get into the market.

Display Suite:

The current display suite for Lume is located at 76 Commercial Road, Fortitude Valley, due to construction having started at the site of the old display suite.
