D Dobson is a small block of just eight apartments in Ascot. It is located on Dobson Street, just two blocks away from the Racecourse Road cafes and restaurants. It is also less than 10 minutes walking distance from Portside Wharf, a new precinct with an excellent selection of restaurants, bars, a cinema and boutique shopping and which is only going to develop further over the coming years.

Priced from $729,000, these apartments offer an entry point into the Ascot housing market. As a suburb that is renowned for its impressive homes, the median house price in the area is $1,300,000.

The Project:

There are 8 x two (2) bedroom apartments in this project, each of which is 90m² internally with a multi-purpose room. They are all identical in their design. The rooms in each apartment are all on one side of the apartment. They are each separated by a bathroom, so there is some space and added privacy between them. The master bedroom has an ensuite and a walk-in robe whilst the other two bedrooms have built in robes and share a bathroom.

The rest of the apartment has a large kitchen with an island and breakfast bar. There is a small room next to the kitchen like a butler’s pantry, but this serves as a laundry as well as a pantry. The kitchen flows into an open plan living space that opens onto a balcony that has a herb garden integrated into it.

Two apartments on the ground floor have courtyards. One of these is 89m² and the other is 104m².

All apartments at D Dobson come with one car park and a 3m² storage space that is located in the car park.  There are two guest spaces in the building and a fair amount of on-street parking.

As this is a low-rise apartment building of just three levels, all views will be of the houses and other small apartment buildings that surround this project.

Location:

D Dobson is located at 96 Dobson Street in Ascot. This is a few metres from where Dobson Street meets Nudgee Road, which is a busy road. Ascot is a highly sought-after suburb located in Brisbane’s north and is certainly one of Brisbane’s premier prestige suburbs.

Dobson Street itself is characterised by house blocks and older-style low rise apartment buildings. Dobson Street intersects with Racecourse Road about 500m away from D Dobson. Racecourse Road is home to many cafes and restaurants, as well as a Coles. It is a very well know dining and shopping strip in Brisbane and will be very convenient for residents for coffee runs, breakfast and so on.

Portside Wharf is developing precinct that is less than 10 minutes walk from D Dobson, down Nudgee Road. At Portside Wharf are riverfront restaurants, bars and the famous Eat Street Markets.

The closest bus stop to this project is 100m away. The only service that runs through this stop is the 303 which goes to Pinkenba. To get into the city, residents would have to walk 5 minutes to Racecourse Road. A trip from there into the city would take around 15 minutes.

The nearest train station is Doomben Station. It would take just around10 minutes to walk there. On weekdays, trains run inbound from Doomben Station every 30 minutes. A trip from Doomben Station to Central takes 20 minutes. If you work in the Airport Precinct, which is becoming increasingly common for residents in the northern suburbs, you will have to take the change trains at Eagle Juntion which is 4 stops back towards the city and then take the Airport train.

Although this project has an Ascot address, it is outside the Ascot State School Catchment Area. However, it is within the Hamilton State School Catchment Area. Hamilton State school is only 650m away, meaning a walk there would take about 8 minutes. St Margeret’s Anglican Girls School is a prestigious private school that is approximately 2.5km from D Dobson. Other schools near the city that would be accessible by public transport include Gregory Terrace and Brisbane Grammar School.

Ascot is one of Brisbane’s premier residential suburbs. The median sale price for houses in the area is $1,300,000, whilst the median sale price for units is $483,000. The area mostly attracts high net worth families with children. These make up the majority of households in the suburb and the predominant age group is 0-14 years. Neighbouring suburbs include Hendra, Hamilton, Albion, Eagle Farm and Clayfield.

Quality and Finishes:

As these apartments are more expensive than the average two  bedroom apartment and located in one of Brisbane’s premier suburbs, they are also finished to a high quality.

This is made clear by the inclusion of Smeg appliances which include an induction cooktop, range hood, dishwasher and oven.

The kitchen bench top is reconstituted stone (only 20mm) and the splash back is mirrored glass which will look great.

There is split-system air conditioning to the lounge room and master bedroom. Every room has a fan.

The body corporate rates at this project range from $2,600 to $2,800 each year.

Local Competition:

There is not a whole lot in terms of local competition.  Nido is another apartment project in Ascot that has similar sized apartments, although it is arguably a step up in terms of price and quality to this project.  For a similar price, buyers could purchase a new townhouse at the Eton Edition project in nearby Hendra. There are also a number of apartment projects for sale in the Portside Wharf precinct which is just down the road, but which will offer a high rise living environment as opposed to the low rise building that D Dobson is.

Developer & Builder Overview:

The developer for D Dobson, Pikos Group, is a privately owned and operated development company with extensive experience in Property Development, Residential and Commercial Construction, Development Management and Property Investment.  They have a strong track record across Brisbane.  Other projects of theirs include LIV 4005 and Zen Townhouses in Bulimba.
