With only nine apartments over three levels, this boutique complex is located in a quiet pocket of Brisbane’s north side, with plenty of amenities close by. There is a maximum of four apartments per floor at Ovalé, with eight two-bedroom apartments located on Levels 2 and 3, and one three-bedroom apartment with patio and private courtyard located on the ground level.
The apartments are priced between $400,000 and $600,000 and sized between 84m² and 121m² internally. This new apartment development overlooks Theodore Street and Gibson Park and is located in an area of Brisbane great for local amenity.
The apartment development is currently under construction and is due for completion in January 2019.

Ovalé off-the-plan apartments are located on Theodore Street in Stafford on Brisbane’s north side. While being only 17 minutes to Brisbane CBD, the area is surrounded by several parks and feels a world away from the hustle and bustle of the city. From the apartment development location, it’s a short 500m walk to Stafford City Shopping Centre. It is also located close to the Kedron Brook Bikeway, which links 29km of bike paths between Nudgee and Mitchelton. From long, full-day rides with plenty of exploring, to a short afternoon peddle before the sun goes down, this bikeway is a great way to get around the area. Ovalé apartments are also only 800m from Kedron Brook. For those with school-age children (or who are thinking about little ones in the future), the location of these apartments couldn’t be better. It’s a 400m walk to Stafford State Primary School and Everton Park State High School is 2.1km away, which is a very short five-minute drive, or a 25-minute walk.
Ovalé Apartments Stafford offer a lovely residents communal area with seating and landscaped gardens. This alfresco area is the perfect space to catch up with your neighbours and enjoy a glass of wine. With such a small complex, these apartments are likely to have a real community vibe. There are also two visitor car parks available at Ovalé.
Each of the two and three-bedroom apartments includes two bathrooms and one or two secure car parks. The secure car park is accessed by a remote controlled gate. Inside the apartments, air conditioning is ducted to the living room and bedrooms and there are also ceiling fans in all living spaces and bedrooms for those who would rather keep their power costs down. The bedrooms are carpeted with feature tile underfoot in the living room, dining room, bathroom, laundry and kitchen. There is also an internal laundry in each apartment.
The Ovalé apartments for sale in Stafford include audio intercom from the entry to each apartment and privacy screens on each balcony to ensure residents feel comfortable in their new homes.
Unit 1 is the only apartment situated on the ground level. This three-bedroom apartment has access to a private courtyard garden, although it’s definitely worth noting that just outside the main bedroom is the communal space. Although it’s not expected to be a particularly rowdy complex by any means, it may impede on privacy and is something to be aware of for that apartment. This unit is the largest by far, offering 121m² of space indoors, a 28m² balcony and a 97m² courtyard. Levels 2 and 3 both have four apartments per floor, all with two bedrooms and two bathrooms. These apartments sit between 84m² and 93m² with balconies around 14m².
Each apartment at Ovalé has a slightly different floor plan. Most of the apartments (all except two) have two doors opening out to the balcony, one from a bedroom and one from the living space. Storage in all two-bedroom apartments is excellent, with large linen cupboards and walk-in wardrobes in both bedrooms. The living space is open plan, with a large U-shaped kitchen offering plenty of bench space as well as a double sink. In some apartments, the laundry is tucked into a cupboard located near the entryway, while other floor plans have the laundry in a separate room, sometimes paired with a large storage cupboard, and sometimes with a study desk. In the main bathroom, all floor plans offer a bath, which is rare to find in many of the new two-bedroom apartments in Brisbane.
The finishes and fixtures in Ovalé apartments are of high-quality from the kitchen through to the bathrooms. Throughout these off-the-plan apartments, there are 20mm stone benchtops. In the kitchen, this is complemented by Bosch appliances (including an anti-fingerprint stainless steel dishwasher) and an Omega range-hood. In the bathrooms, there is Fineza semi-recessed ceramic basins and designed tapware in both the kitchen and the bathrooms.
Prices for new and off-the-plan apartments near Stafford generally start at around $430,000 – $450,000 for a two-bedroom apartment, so the offering at Ovalé is definitely competitive. The annual growth in the area is sitting around average at 4.8%. Rental demands in the area is significant, with 47% of the suburb renting.
Ovalé apartments are one of the only apartments currently under construction in Stafford at the moment. Another boutique development offering 25 apartments, Horizon on the Park, recently finished completion on Gamelin Crescent, just 1.4km away from Ovalé.
