The Project:

Pacific Enterprises Property Group is developing Signature on Mitchelton. This company has built a solid portfolio over the past 15 years, and has recently completed projects in the Brisbane suburbs of Calamvale, Carindale, Doolandella and Eight Mile Plains.

Altogether, there are 93 two bedroom apartments to choose from with entertainer balconies that have suburban views.

There will be one allocated parking space for every apartment with overhead storage above most parks.

You can relax on a hot summer’s day by the residents’ resort-styled pool or have a barbecue in the communal residents’ area.

On each level there will be a rubbish chute and so you don’t have to go down to the ground floor to empty your rubbish which will save a heap of time.

Location:

Signature is a 10.3km drive to the CBD and 15km drive to Brisbane Airport. Roads to the Sunshine Coast are 11 minutes away.

To travel to Signature, all you have to drive north west of the city on Samford Road, then turn right onto Osborne Road and then drive until you reach the apartments on your left. You’ll notice that there aren’t many apartments around Mitchelton, Mostly houses.

Osborne Road does receive a bit of traffic especially on weekends, as it is a four-lane road. Living at Signature, you may find it difficult to exit and enter the building at times as it is directly in front of a set of traffic lights and the entry to Brookside Shopping Centre.

The 2011 Australian Census states that Mitchelton has an average age of 35 years, showing that this is suburb more for established families and singles. The overall population of Mitchelton is 8,012.

There are three major shopping centres within easy reach. Brookside Shopping Centre is directly opposite Signature and has 142 specialty shops, services and restaurants. The major stores are Myer, Big W, Woolworths and Coles.  Stafford City Shopping Centre has 80 stores, services and restaurants, including an Aldi supermarket, Dick Smith, Big W and Woolworths, and a 10-screen Hoyts cinema, all about 10 minutes drive away. Everton Plaza is a four minute drive and has 35 stores, services and restaurants, including a Coles supermarket. Given Brookside is straight across the road, this is where you would logically go as it will fantastically easy to walk to.

The Brookside Hotel is also right across the road and has a BWS Alcohol store attached to it. At the Brookside Hotel, you can enjoy a game of pool, drinks at the bar or eating at the restaurant. There are also function rooms available for those bigger occasions. Again, perfect for retirees who only need to cross the road to get a meal. You may experience noise later at night as they have free jukebox nights and live music.

Kedron Brook Bikeway is a 400 metre walk from Signature Apartments. This is a major bikeway that connects Mitchelton and surrounding suburbs to both Gympie and Sandgate Roads. It also links to the Jim Soorley Bikeway, creating a 32km track. The bikeway is a fun and adventurous way to exercise away from busy traffic roads. Along the track there are off-leash dog parks, picnic areas and parks. The bikeway is currently undergoing an upgrade to provide new links to the track and to widen some sections of the pathway. This upgrade is expected to be completed this year.

Mitchelton hosts farmers markets every first Sunday of the month. The markets offer fresh produce including fruit, vegetables, meats, cakes, pasta, spices, bread, oils, seafood and organic products. The markets are located on Blackwood Street and are pet-friendly.

Mitchelton is located north-west of the Brisbane CBD. Neighbouring suburbs are Arana Hills, Everton Hills, Everton Park, Gaythorne, Ashgrove, St John’s Wood, The Gap and Keperra.

Pricing & Rental Return:

Prices for Signature start at $434,500 to $448,500 for a two-bedroom apartment. Signature has sold over 50 per cent of the apartments already, with most interest from both owner occupiers and investors.

Rental prices for Signature Apartments are $420 to $440 per week for two-bedroom apartments.

The estimated body corporate fees are between $57.22 per week.

There will be an onsite manager for the apartment building and they have yet to be appointed.

Qualities & Finishes:

Since construction hasn’t finished yet and the display suite is no longer there, we can not comment on the quality of finishes. However, Simon Chipman has given us a detailed list of finishes.

Every floor in the apartments will be fully tiled except in the bedroom where there will be quality carpet with an underlay which make the floor extra comfy.

There will be mirror sliding doors to all floor cupboards and built-in wardrobes in the bedrooms.

European appliances will be used in the kitchen including an oven, electric cooktop, dishwasher and rangehood. There will also be a dryer included in the laundry.

For a nice modern look, 20mm stone benchtops will be used in the kitchen with waterfall edges. A tiled splashback and pantry cupboard will also be built in the kitchen.

You can feel happy by knowing that the Signature is eco-friendly by using energy-efficient lights throughout the apartments. Specific dual flush toilets, tapware and shower heads will also be used in the bathrooms to save water.

Transport, Schools & Amenities:

Mitchelton train station is 550 metres from Signature Apartments, on the Ferny Grove to Beenleigh line. This train stops at Roma Street Station, Central Station and Fortitude Valley. About a dozen bus routes stop at this train station as well as Brookside Shopping Centre. The Brookside bus stop is just down the road. So all in all you would say it is extremely well serviced for public transport for a suburb location.

There are many schools around the Mitchelton area, most within five or six minutes drive. They include Grovely State School, St William’s Grovely Catholic Primary School, Mitchelton State Primary School, Our Lady of the Dolours Catholic Primary School, Mt Maria College, Mitchelton State High School and Hillbrook Anglican College.

The North West Private Hospital and Gaythorne Day Hospital are both a four-minute drive from Signature.

Brisbane City Council’s Mitchelton Library  – which recently had a $1.39 million renovation – is four minutes drive from the apartments. The Mitchelton Library Café next door is an added bonus.

To travel to the University of Queensland’s St Lucia campus, take the train to Central Station and then walk to George Street bus station to catch the 412. The trip takes about an hour. The quickest public transport option  to the Queensland University of Technology (QUT) Gardens Point campus is to take the train to Southbank Station and then walk across the Goodwill Bridge to the campus – again, about an hour’s trip.  The QUT Kelvin Grove campus is closer; take the 390 bus from Brookside Station to Kelvin Grove Road (stop 12) and then walk to the campus. This will only take about half an hour.

Sales Office & Display:

There was a display suite but it has since closed. People can contact Property Direct Sale Agent Simon Chipman to meet them at a café in the Brookside Shopping Centre. He will take them over to the site.
