UPDATE MAY 2019: The third stage in this master-planned project, The Mews, is now complete, with the official opening of the building scheduled for mid-June. There are still a very limited number of one and two-bedroom apartments available, representing a opportunity for first-home buyers to snap up a luxury inner city apartment within their budget.
South City Square is a large master-planned development located on Logan Road in Woolloongabba. The mixed-use, $600 million development is being constructed in several stages, with some apartments ready to move into today, and some still under construction. Upon completion of the project, South City Square will be home to around 2,500 people. The site is 2.1 hectares in size and consists of not only apartments but commercial and retail offerings as well with a clear lifestyle focus.Over the past six months new apartment owners have been settling and moving into the development. The Brisbane apartment development has won several awards recently including Best Residential Property and Best Mixed-use project at the 2019 International Property Awards. The project is on schedule to be fully completed by 2021. Apartments are still available for sale at South City Square Woolloongabba.
Also located in Woolloongabba, is the Park Central One apartment development which provides comparable prices and offering to South City Square. If you’re considering South City Square, it’s well-worth checking out Park Central One as well. With 168 apartments, Park Central One offers apartments from $360,000 and features a wide array of rooftop facilities including an infinity-edge lap pool, club lounge and outdoor dining areas, jogging track and outdoor gym and outdoor cinema.
The Third stage of this master-planned development, The Mews, is now complete.
In 2010, Brisbane City Council declared Woolloongabba a Priority Development Area, promoting residential and commercial development in the precinct. Developers of South City Square, Pellicano have been a large part in that to date with several other projects also taking shape in the area including the Trafalgar Lane urban laneway with 2,000m² of retail space (completed in 2017) and Quest Woolloongabba apartments (completed in 2014).
As well as 850 apartments of one, two and three bedroom configurations, South City Square will be home to a boutique hotel (to be built as Stage 7) and health and wellness precinct as well as commercial space. In addition to this, you’ll also find a speciality retail offering, a Reading Cinema, restaurants and cafes, a full line Woolworths supermarket, gym, childcare facility and speciality medical precinct. In the middle of all of this will sit 5,000 square metres of green space, landscaped with mature trees to create a beautiful parkland.
Stage 1 was completed mid-2017 with 118 apartments. Stage 2, New Deshon, was completed in May of 2018 and all 140 apartments are already sold out. Stage 3, The Mews, is currently under construction with completion scheduled for mid-2019.
In May 2018, Pellicano and Perri Projects submitted some changes to the later stage projects which have since obtained developmental approval. These changes include adding a new parcel of land at 178 Logan Road, slight changes in the stages and a change of design for Building 6 (the final residential apartment stage). The new proposal has also allocated space for a retirement living precinct, although no details about this retirement living aspect of the development have been released.
The display suite for South City Square is located on site at 148 Logan Road Woolloongabba. It is open by appointment only which can be arranged via the enquiry form below.
The future is bright for Woolloongabba, with many key upgrades scheduled for the next few years including key upgrades to The Gabba sporting stadium which is only 3 minutes walk away from South City Square. The area is also expected to benefit greatly from the Cross River Rail project. This underground railway will mean it takes only 3 minutes to get from Woolloongabba Station to George Street in the city, making Woolloongabba even more convenient for those working in the city.
South City Square is located an easy bus ride away from the University of Queensland and the Queensland University of Technology: the top two universities in the state. When it comes to local schools, South City Square is in the catchment area for Buranda State School and Coorparoo Secondary College, both of which are within 2.5km from the apartments. There are also plenty of hotels, bars and restaurants close by, including the new Trafalgar Lane precinct.
The facilities available exclusively to residents of The Mews are located on the rooftop. This rooftop, dubbed “The Oasis” offers expansive views spanning in all directions. The Oasis includes a large rooftop pool and spa as well as casual lounge booths, landscaped private dining room and BBQ area.
The on-site concierge at The Mews is also a great feature for owner-occupiers as well as investors. The South City Square Property Management Group can organise everything from laundry and apartment cleaning to deliveries and online shopping as well as booking exercise classes and other exclusive-resident offers.
In addition to parking for residents, South City Square will also include a significant number of parks for the retail and commercial offerings of the project, with over 1,500 car parks expected to be delivered. Each apartment has at least one car park and bicycle storage and some of the two-bedroom apartments include two secure car parks.
The ceilings are 2.65m in the living spaces which also feature flush-mounted LED lighting which is a beautiful finish and gives the apartments a real luxurious feel. Overall, the apartments have a real urban vibe, while maintaining a clean look that appeals to most.
You’ll find an island bench in every apartment, with bench seating around creating a lovely breakfast bar. This is offered in the one-bedroom apartments as well as the two-bedroom apartments which is quite a rare offering.
No details about apartment sizes or balcony sizes have been released at the time this review was published.
There are currently no floor-plans available for apartments in South City Square’s The Mews apartments.
The Mews apartments at South City Square have been finished with premium fixtures including completely ducted air-conditioning. This means there will be no condensers located on the balconies, maximising the usable outdoor space for each apartment. Inside, the kitchens feature 80mm cantilevered stone island benchtops and splashbacks. ILVE Italian appliances complete the kitchen with a gas cooktop, oven, integrated dishwasher and range-hood as well as soft-close cupboards. In the bathrooms, you’ll find mosaic tiling and stone vanities with matte-black tapware and mirrored cabinets.
The current sales at South City Square apartments have been around 70% investors and 30% owner-occupiers, according to Pellicano’s Managing Director, Nando Pellicano. So far, the majority of the tenants interested in South City Square have been young professionals who work either in the city, or in the close by hospitals.
Investments at South City Square are managed by the onsite management group, South City Square Property Management. They provide tenants with a concierge, laundry services, parcel delivery, apartment and car cleaning, pet grooming and an easy online portal to reserve facilities. These services mean the South City Square apartments are a hassle-free investment option for both long and short-term leases.
South City Square is the only major project that is currently under construction in Woolloongabba. However, there will be another major project beginning construction soon that will provide significant competition for the South City Square apartments. The Silk apartments will be three different apartment buildings build directly adjacent to The Gabba stadium, offering a unique “sky-stand” views of the stadium. The first building in the development, Silk ONE is expected to begin construction soon.
Also in the East Brisbane area, Banyan Tree Residences is expected to begin construction sometime in 2019 as well which also offers luxury apartments with high-quality finishes, coupled with excellent views out to Brisbane River and the CBD.
There are currently no body corporate details available for The Mews or future apartment releases at South City Square.
South City Square is a collaborative project between Pellicano and Perri Projects. Both based primarily in Melbourne, the majority of the other projects for both companies are also based in Melbourne. Perri Projects are currently working on several apartments and commercial developments close to Melbourne CBD as well as the redevelopment of the West Melbourne Waterfront. As well as being a developer, Pellicano are also the builders on the project. A lot of Pellicano’s previous work in Queensland has been residential and commercial.
