Argentum is a development of 20 apartments over five levels, located at 22 Arthur Street, Fortitude Valley. There are twelve apartments still for sale, and each has individually zoned ducted air-con, Miele appliances, and a 46 bottle Baumatic wine fridge, while tone bench tops complete the chef’s kitchen. Every balcony has a sunlight screen, and all the bathrooms have been fitted out by Argent Australia (a key point here – we explain why below).

The Project

Argentum is a new apartment development in Fortitude Valley, Brisbane.

Residents of Argentum have access to the spa-like steam room, outdoor pool, BBQ and dining area, and garden benches and lounge. Additionally, in an area where street parking is at a premium, each apartment comes with one car park, and there are five additional visitors car parks.

The one bedroom apartments have 70sqm of internal space, with 11sqm of balcony. This is a larger than average size for a new 1 bedroom apartment in inner city Brisbane at the moment. They also come with a study space which is larger than that of comparable projects, and have plenty of storage. The full sized kitchen with a breakfast bar is another highlight of the 1 bedroom apartments.

The two bedroom apartments have 87sqm–88sqm of internal space, with balconies ranging from 20sqm – 130sqm. All of these two bedroom apartments are essentially identical in their floor plans, with variation in the size of the balcony. One element of the two bedroom apartments is that they are all designed for maximum space, with separated bedrooms.

As you can see by looking at the images above, the build quality and overall finishes at Argentum are good. We would say that are above average for this price point and location. The extra size of the apartments has been put to good use, with full sized kitchens and a very attractive and functional study nook. Both a big additions over and above most comparable 1 bedroom apartments available in the market at the moment.

The average weekly body corporate fee is $72, which is a little higher than we would normally expect. Probably reflective of the larger floorsizes. The Developer has provided us with a body corporate summary which you can find here: Body Corporate.

Construction Updates

JANUARY 2019: There is just one apartment left for sale at Argentum Apartments in Fortitude Valley. 

Location

Argentum is located just outside the centre of Fortitude Valley, allowing it the liveliness of the area without too much of the hustle and bustle. This location is in high demand for its proximity to the CBD and New Farm, which makes it perfect for investment or for young professionals looking to be close to the hustle and bustle that Fortitude Valley offers

Arthur Street is just off Brunswick Street, meaning that Argentum is uniquely positioned to allow residents access to both the lifestyle of New Farm and Fortitude Valley. Given its proximity to both suburbs, both of which are filled with amazing restaurants such as Allium and Gerard’s Bistro, the development is great for foodies. The Powerhouse, which is one the premier contemporary art and culture centres in Brisbane, is only 5 minutes drive away, and Chinatown is 10 minutes walk. The airport is 20 minutes drive away via Airport Drive. James Street, a real hub for restaurants, shopping and bars (and a Cinema) is a short walk away down Arthur Street.

The closest school is All Hallow’s School, an independent catholic all-girls school for students in Years 5-12. It’s approximately 10 minutes away (if taking public transport). Brisbane Central State School, a primary school, is 7 minutes drive. Other presitgious private schools, such as St. Joseph’s College (known as Terrace), Brisbane Girls Grammar School and Brisbane Grammar School, are all less than 10 minutes drive away as well. QUT’s Kelvin Grove Campus is about 9 minutes away.

Apart from all this, the Royal Brisbane and Women’s Hospital is 7 minutes away. There are three bus stops all within three minutes walk from Argentum, and Fortitude Valley Station is 11 minutes away. All this shows you how centrally Argentum is located.

Communal Facilities

The rooftop pool and steam room look like they will be incredibly useful year-round, and are situated to allow residents enjoy the view whilst enjoying the amenities.
