Opus is a premium development in the heart of Broadbeach, one of the Gold Coast’s trendiest suburbs. Most apartments at Opus have views of the ocean, and they are all well-sized for such a quality location so close to the beach. Opus focuses on open-plan living and capitalises on the ocean views with floor-to-ceiling glass in all living spaces, including the bedrooms, allowing natural light and sea breezes to flow through the apartments.

  • 113 apartments over 27 levels. Located at 16/18 Chelsea Ave, Broadbeach, prices start from $599,900.
  • 99 x two-bedroom apartments, 13 x three-bedroom apartments and one celeb-worthy penthouse suite (featured in the Gold Coast’s top 5 luxury apartments list for 2018).
  • Includes heated lap pool, yoga lawn, children’s play area & secure basement carpark.

The Project

The abundant amenities will appeal to locals looking for a swish new beachside pad, families who want to use it as a holiday home, or downsizers looking for a sea change. Quite clearly Opus isn’t targeting young couples looking for a weekend away on the Gold Coast, which is really a reflection of the location and the current area demographics. Broadbeach has become the family-friendly centre for the Gold Coast. It has a more laid-back feel than Surfers Paradise, but still boasts a great selection of restaurants. However, don’t expect them to be open past 11pm, because the operation times are reflective of the more family-orientated area. This may change in the future as the suburb grows.

Location

Opus is located at 16 – 18 Chelsea Avenue, Broadbeach. Chelsea Avenue is a small Gold Coast street which runs perpendicular with the beach. Chelsea Avenue can be accessed via the Gold Coast Highway (which is a fairly busy road).

Opus is opposite Broadbeach Park, which means you will have uninterrupted views to the north which cannot be built out. This is a major positive for the project and makes the site perfect for investment. Broadbeach Surf Club is just on Chelsea Avenue as well, which is a big plus for holidaymakers and permanent Broadbeach residents alike.

Opus has secure, basement car parks for its residents, with the two-bedroom apartments coming with one car park per apartment and the three-bedroom apartments coming with two allocated car parks. It is unknown at this time how many car parks are allocated to the penthouse apartment. There will also be seven guest car parks available. With Opus being so close to the beach, on-street parking may become an issue. There is 80 council parks available, as well as 3-hour free parking on Chelsea Avenue, however, don’t be surprised if this is all full on weekends especially.

Opus is luckily quite close to public transport. The nearest bus stop (Surf Parade at Chelsea Avenue) is 150m away. This stop has several routes that go through it. Route 705 takes you from Broadbeach to Seaworld (Nerang), Route TX2 goes from Broadbeach to Movieworld (Helensvale) and Route TX3 goes from Broadbeach to Dreamworld (Coomera). These stops all have services that run around every 20 mins.

The G:Link is growing in popularity on the Gold Coast allowing residents and tourists to get from their hotels and homes to Surfers Paradise, Griffith University and The Gold Coast Hospital. The closet G:Link station to Opus is the Broadbeach North station which is 350 m from Opus. These trams run every seven minutes or so, and there are additional bus routes which go from this stop.

There are a few schools that are easily accessible if you choose to live at Opus. Broadbeach State School (P – 6) is 1.8 km away, and Merrimac State High School (6 – 12) is only 3.9 km away.

Opus is 2.6 km from Pacific Fair Shopping Centre. Pacific Fair is the Gold Coast’s biggest shopping centre boasting countless retail, beauty and grocery shops. In 2016, Pacific Fair underwent a $670 Million revamp. There is a both a Coles and a Woolworths for all your grocery needs and a cinema for those days when you need to get the kids out of the house before you go crazy.

There are two medical practices that are quite close to Opus: Broadbeach General Practice (1.1 km) and Broadbeach Medical Centre (1.2 km). The Gold Coast Hospital in Southport and the Gold Coast Private Hospital in Southport are a 20-minute drive away.

Communal Facilities

The development has a great range of communal amenities including a heated lap pool and residents’ spa on the top floor, a residents’ lounge with city views of Broadbeach, a fully equipped gym, yoga lawn, and a children’s play area.

Floor Plans

The three-bedroom apartments at Opus offer good sized balconies and the opportunity to open your doors and windows and catch those ocean breezes. With the unimpeded north and north-east views over Broadbeach Park providing privacy as well, we can see opening up your Opus apartment as a regular occurrence to enjoy the year-round great weather in Queensland.

Quality and Finishes

The kitchen includes Smeg appliances (oven and range hood), Attic Stone benchtops, and tapware from Parisi. The flooring throughout the apartments is carpet. The kitchen has a small section of timber floorboards.

There are floor-to-ceiling glass doors throughout the apartment which capitalizes on the great views and allows residents to make the most of the cross-breezes. The bathrooms have floor-to-ceiling tiles, really adding to the clean aesthetic of the apartment designs. Some apartments, mostly the three-bedrooms apartments, have up to three balconies, which is very rare, especially in Gold Coast highrises. Opus has two colour schemes to choose from when selecting your apartment.

Developer

Opus Broadbeach apartments are being developed by Morris Property Group and brought to market by Knight Frank. This dynamic duo of property juggernauts is also working on several other luxury developments on the Gold Coast, including Koko and Qube, which are also in Broadbeach. They are also the developers and project marketers for Otto in Mermaid Beach and Sandbar in Burleigh Heads.
