Periscope Palm Beach: Beachfront apartments on the Gold Coast

By: Inais Black: June 22, 2018, Updated: February 26, 2019

Periscope Palm Beach is a beachfront development with open-plan apartments designed to take advantage of the cross-breezes coming from the Pacific Ocean. Periscope has a number of amenities for residents, including a barbecue, dining area, and rooftop spa and infinity pools. It’s also only meters from the beach, with ground floor apartments having near-direct beach access.

  • Two (2) and three (3) bedroom apartments starting from $530,000.
  • Only steps from the beach.
  • Small building only 28 apartments.
  • Rooftop infinity pool.

Update February 2019: Construction of Periscope Palm Beach is well underway, with the basement now complete. There are only a two apartments remaining at Periscope and the development is due for completion in November of this year.Â

The Project

Periscope is a development of 28 two (2) and three (3) bedroom apartments over eight levels. There are two apartments on the ground and penthouse floors, and four apartments on levels 1-6. Prices start at $530,000, which is above average for the area, but less than the average for the Gold Coast as a whole. Apartments in Palm Beach, especially two (2) and three (3) bedroom apartments, are becoming more expensive as the area becomes more popular.

Periscope is ideal for downsizers, families and professionals due to its central location and the amenities provided. They suit a range of buyers, and there are elements of the individual apartments which will suit different age groups (for example, the ground floor apartments may be best suited to downsizers).

Residents have access to a number of amenities, including a barbecue, dining area, and rooftop spa and infinity pool. These are fairly standard amenities for developments these days, although the combination of an infinity pool and a spa is more unique. Periscope is also pet-friendly, which is great for those who plan on investing into this development, given that more and more people are looking for apartments where they can have a pet.

As you can see above, all of the apartments (excluding the penthouses) have two (2) bedrooms and two (2) bathrooms. All master bedrooms have a walk-in-wardrobe and an ensuite. Every apartment also has a separate laundry area that can be enclosed or is inside the second bathroom.

On the ground floor, the apartments are slightly smaller, but they also have large outdoor terrace areas of 25 and 35 sqm. Having these large terraces, given the proximity to the beach, is a nice touch, and may suit downsizers who aren’t ready to part from a garden, as these terraces will give you space to keep plants, etc. Both also have individual entrances, which is another feature that downsizers may find attractive, as it is more similar to a house.

On floors 1-6, there are four apartment types: A, B, C and D. Type A is a two (2) bedroom apartment. The second bathroom contains a bath (which is definitely a plus for some people) and the laundry area. Type A also has the largest balcony square metreage of the four apartment types, which can be attributed to the private balcony off the master bedroom.

Type B is also a two (2) bedroom apartment. It has a separate laundry area and has extra storage in its entry. The entry Type B also has the smallest balcony area (at 13 sqm). Type C is similar to Type B, in that it is also a two (2) bedroom apartment, has a separate laundry area, and has a proper entry with extra storage. However, it also has a desk in the second bedroom, perhaps making the type C apartments more attractive to those who plan to work from home and need a larger space to do their work in. Type D is a two (2) bedroom apartment. There is a bath in the second bathroom, along with the laundry. Type D also has a completely separate study and has a larger balcony at 15 sqm.

Both penthouses are three (3) bedroom apartments. They both have walk-in-wardrobes and ensuites off the main bedroom, and large kitchens. Penthouse 1 has a small butlers pantry off its kitchen, and the second bathroom has a built-in bath. It also has the largest balcony area at 68 sqm (Penthouse 2 is only 52 sqm), which includes the separate balcony off the master bedroom. Penthouse 1 also includes a laundry area, which is definitely something you’d need in the three bedroom apartment, and a proper entry. Penthouse 2 is similar to Penthouse 1, but as you can see in the floorplans above, there are some key differences. It has a walk-in-wardrobe coming off the master bedroom, but the second bedroom also has a walk-in-wardrobe and ensuite. The butler’s pantry is slightly larger than in Penthouse 1. The third bathroom (Penthouse 2 is the only apartment with three bathrooms) has a built-in bath. Penthouse 2 has a laundry area and a proper entry, like Penthouse 1.

There are some elements of Periscope’s location that are wonderful and others that have the potential to be deal-breakers for some buyers. Periscope is located at 1266-1265 Gold Coast Highway, Palm Beach. This, of course, means that it’s directly on the highway However, just because it’s on the highway doesn’t mean it gets a lot of noise: the part of the highway going past Palm Beach tends to be quieter, so the traffic noise shouldn’t be too much of a problem. A positive of being located on the highway is that residents will easily be able to access everything in Palm Beach by foot, in their car or on the 700 bus route, as Periscope is so centrally located.

On the flip side, Periscope is just a few steps from the golden sandy beaches and warm waters of the Pacific Ocean. If you love spending time in the water, these apartments will definitely offer the beach-side lifestyle you are looking for.

Another element of Periscope that may be a deal-breaker applies to the first four or five levels of apartments. The views of the ocean are obstructed by Surfers Horizons, a local hotel. However, just as with the highway, it’s not as much of an issue as you would expect, and will help protect these apartments from any bad weather that comes off the ocean.

Other than these two minor things, Periscope is placed in a good spot in Palm Beach. There are a number of schools close by to Periscope. Palm Beach State School (Prep-Year 6) is literally just up the road (it’s about a seven-minute walk – or if you’re really late – we reckon you could do it in four). Elanora State School, also Prep-Year 6, is less than two kilometres away. There are three major high schools close by; Palm Beach-Currumbin State High School and Elanora State High School are both less than ten minutes drive away, whilst Arcadia College is less than 20 minutes drive away.

Periscope is also located near a large number of bus stops. Within ten minutes walk of the site, there are more than ten, which makes this development ideal for those who like to, or have to, use public transport. Periscope will also be great for anyone who drives, given that it’s 5 minutes from the M1, 10 minutes to the airport, and 20 minutes to Surfers Paradise.

There aren’t a significant number of shops or restaurants/cafes within walking distance of Periscope, but there are definitely enough for residents to have a local favourite that they can visit easily. The closer you head toward Palm Beach Avenue, the more options you’ll find.

Quality and Finishes

Every apartment has floor-to-ceiling windows throughout to maximise both the view and the light, which is pretty standard for apartments these days. However, Periscope has some finishes that add extra class to the space, making them a little different compared to other developments in the area.

All the appliances in the kitchen are Bosch, and there are timber look floor tiles throughout the living areas. This is great for the location, as it makes these spaces easy to clean, and anyone who’s lived or spent some time living near a beach can tell you that cleaning the sand and salt that blows in on the wind out of carpets is impossible. However, the bedrooms have carpet, which is good as it makes these rooms warmer during winter.

All ensuites have both rain and handheld showerheads, which is a nice touch, adding a little extra luxury to the design. There are also timber breakfast bars in the apartments, which is a cool way to tie into the beach theme and give the apartments a coastal vibe.

The ground floor apartments have 3.5 metre high ceilings, which is well above average.

Palm 8 Developments are a boutique development company on the Gold Coast and are responsible for Periscope. Raunik Design Group is the architects and Hutchinson Builders (who are extremely well respected in Queensland) are the builders for the project.
