La Riviere is a new apartment development in Surfers Paradise on the Gold Coast, currently under construction. There are only 16 apartments in this boutique development, all of them consisting of either two, three or four bedrooms. Only five apartments are still for sale, with prices starting from $624,000. Apartments include features such as extra storage, space for showcasing artwork, private study areas, and secure private storage. La Riviere has its own private marina berths, a pool, a recreation pavilion with a gym, and a riverside deck with a BBQ.
UPDATE FEBRUARY 2019: Construction at La Riviere is progressing as planned, with completion expected in May 2019.
La Riviere is all about luxury. The building is architecturally designed with exclusivity in mind, with private terrace balconies and expansive living spaces to capitalise on the ocean and river breezes. The new development is positioned overlooking the river, with views out to the Isle of Capri. Although the ocean views from the east-facing apartments are obstructed, the river views that all apartments receive is definitely nothing to scoff over. Plus, the river-side location means no future developments can come along and block your view, which is a common issue for Surfers Paradise beachside apartment complexes. La Riviere is clearly targeted towards owner-occupiers and the boutique size of the complex is something rarely seen in this section of the Gold Coast. Where a 300+ apartment complex may make you feel a little like a sardine, this boutique development has an open and spacious feel.

La Riviere is popping up on Cannes Avenue, about 500m back from the Surfers Paradise beachfront, and right on the bank of the Nerang River. Situated towards the Broadbeach end of Surfers, this new apartment development is right on the doorstep of plenty of dining, retail and entertainment options. Star Casino is 2km away, with Cavill Mall about the same distance in the other direction. For the shopaholic, Pacific Fair shopping centre is less than 10 minutes drive away, and Robina Town Centre isn’t much further.
Cascade Gardens is right down the end of Cannes Street as is the Florida Gardens G:Link tram station. While being back a bit from the ocean does mean everything is a few extra minutes away, the access to public transport and the Gold Coast Highway makes up for it. There’s plenty of holiday accommodation in the area surrounding La Riviere, so expect to see a lot of tourists around (as with most places on the Gold Coast). The other side of the river can be accessed quite easily via Southport Burleigh Road, while most other routes into La Riviere apartments will bring you via the Gold Coast Highway.
La Riviere offers a range of beautifully cultivated communal facilities. The recreational pavilion includes a lovely pool with views out to the river, a dining and BBQ area and a small onsite gym. Although there’s not a lot of equipment in the gym, it’s still a valuable addition and definitely very usable. It’s very rare for a development of this size to include a gym, and this will be a great selling point for investors and holiday letters as well as providing a great bonus for owner-occupiers too.
One of the most distinctive features of La Riviere is the private marina berth available for the exclusive use of La Riviere residents. Unlike some marina berths in other areas of Surfers, the La Riviere berth has direct Broadwater access.
There is one four-bedroom apartment, 5 three-bedroom apartments and 10 two-bedroom apartments available at La Riviere, Surfers Paradise. 11 of the apartments are already sold, with the remaining five apartments for sale. The new apartment building design is very eye-catching, with the angled roof and side panelling making the outside of the building just as architecturally distinctive as the inside furnishings. Each apartment offers an abundance of storage options with several tucked away cupboards in each apartment. There’s also extended storage cages for residents in the carpark. Most apartments in La Riviere also include a separate study area, too.
The majority of the three-bedroom apartments are spread over two levels, with the two-bedroom apartments over one level. The balconies are between 12 and 23 metres squared. The top floor apartments also have very large atrium-style lounges which is rare to find in an apartment complex. Apartment 502 on the top two floors of the building has an expansive outdoor area of 55m².
The layout of the apartments at La Riviere are all carefully planned out, with open-plan living spaces, broad kitchens and functional corridor spaces. The main bedrooms are all very spacious, with walkthrough wardrobes leading into the ensuite. Each of the main bathrooms also has a bath, which is a great addition to the floor plans. Each kitchen features a lovely island bench, some designed to accommodate a functional breakfast bar. In the three-bedroom apartments, the bedrooms are all spaced out, offering great privacy to owners who will bring in roommates and families with older children. The main bedroom is separated from the others completely and is found either on the top floor with the living space or on the bottom level with the kitchen. If it suits, the upstairs media room would also make for a great (private and quiet) study area. The corridors are utilised with plentiful cupboard space. A few of the three-bedroom floor plans offer two very large main bedrooms, both with walkthrough wardrobes and their own ensuite.
The corner units on every floor in La Riviere will have great cross breezes through the entire apartments, with river-facing balconies meaning even the middle apartments will also be quite airy.
The apartments are finished with wooden floors throughout the living spaces and carpet in the bedrooms. The kitchen features top-of-the-range chefs’ appliances.
The median price for a two-bedroom apartment in Surfers Paradise is $395,000 ($750,000 for a three bedroom). The predicted growth for both these home types is high at between 3% and 4.6% annually. There’s quite high rental demand in the area, and with onsite management available, the La Riviere apartments will be excellent options for holiday lets.
There are several developments currently popping up throughout the Surfer’s Paradise pocket of the Gold Coast. On a similar scale to La Riviere, Edge Monaco Street also offers a range of two, three and four-bedroom apartments at a similar price point to the La Riviere apartments. On Peninsular Drive, 60 apartments are currently under construction as a part of the Peninsular Residences development by HCAP Group. On the beachfront, you’ll find Northcliffe Residence also under construction as well as one of the biggest off-the-plan apartment developments on the Gold Coast right now, the three towers of Jewel.
At the time of publishing, the estimated body corporate fees for La Riviere were not available.
