The Avenues at Leichhardt is a new townhouse project located in the suburb sharing its name in Ipswich. The three-bedroom, two bathroom townhouses have been created with professionals and families in mind. Functional and made to last through timeless design, the townhouses are designed so that the living and working spaces are very clearly separated from the sleeping and relaxing areas. These affordable townhouses are priced from $285,000, and with the different floor plan options, there is truly something for every type of buyer within the development.
Despite being an ‘entry-level’ townhouse project, The Avenues includes several smart design features often not seen at this price range. We particularly like the custom-designed laundry area that doubles as a butlers pantry in a pinch (making entertaining friends and family easy), and the extensive green spaces throughout the project.
With a focus on functionality, The Avenues at Leichhardt is a townhouse project that is an ideal choice for buyers entering the market — or those who need a home that will outlast their children. The 21 three-bedroom, two-bathroom townhouses sit on the corner of Saint Andrews Drive, putting them in an ideal location for commuters. Residents can expect a little noise, but not too much, considering that every effort has been made to ensure that the living and dining (or ‘work and play’) areas are clearly separated from the bedrooms, helping to lessen the amount of ambient noise that gets through to the townhouses.
Whilst Leichhardt may not be on the tip of everyone’s tongue as the place to be, The Avenues truly offers great value to buyers. At $285,000 (not including the $15,000 match or rebate), these homes are both cheaper and newer than the surrounding houses. The townhouses are definitely entry-level, but have solid finishes and some incredibly creative design elements throughout. The inclusion of extra storage, a dedicated laundry area (that can double as a butlers pantry!), and the small but clear separation of the master bedroom from the other bedrooms, show the level of thought that was put into the design. These are creative design features that you sometimes don’t even see in more expensive developments!
Unlike some other townhouse projects, The Avenues is designed to foster friendships between residents. Evident in the communal facilities and the open-plan design of the development, the architects worked to create a space where residents felt included and safe, making the development ideal for professionals and families who are looking to form bonds with their neighbours — even if it’s only to ask for some sugar every once in a while.
As construction has been completed on The Avenues, appointments can be made to view the remaining townhouses. Viewings are by appointment only.
The Avenues is located at 25 Saint Andrews Drive, Leichhardt. The townhouses sit on a corner, making them easy to access by car and by foot. If you prefer public transport over driving, there are five bus stations within 200 metres, and the Thomas Street Railway Station is seven minutes’ drive away. It takes about 20 minutes via bus (or five to ten minutes via train) to reach the Ipswich CBD, and approximately an hour or 40 minutes, respectively, to reach the Brisbane CBD. There are a number of parks within a few minutes walk so perfect place to take your children to play. The closest shopping centre, Riverlink, is four kilometres away, so essentially 15 minutes walk or a few minutes drive away, meaning almost everything you want to access is close by.
The location is perfect for hospital staff as it is only 8 minutes drive to Ipswich Hospital. And if you enjoy a spot of golf, the Ipswich Golf Course is only 900 metres away.
There are several schools in the immediate areas surrounding The Avenues — 15 are within five kilometres. These include a mix of public schools, like Leichhardt State School (which is just down the road), and private schools, like Ipswich Grammar School and Ipswich Girls Grammar School. St Mary’s Primary School and College are two of the catholic schools in the area, although the latter is a girls-only high school (the primary school is co-educational). USQ Ipwich Campus is also nearby so it’s the perfect location for children throughout their education into adulthood.
Residents have access to several community areas throughout the project, including a ‘kitchen’ herb garden — fresh herbs for cooking dinner! — and a central gazebo area which is perfect for catching up with family, friends or the other residents of The Avenues. The several green areas are designed so that residents can relax with a book or do a quick workout.
There is also visitor parking.
All of the townhouses at The Avenues are three-bedroom, and they have been designed to create spaces that are functional and will look great for years to come.
The ground floor of the townhouses is open-plan, with the living, dining and kitchen areas all connected to the outdoor areas via sliding doors. This makes the area ideal for enjoying the Queensland weather year-round, without getting too hot during the summer months. There is also a dedicated laundry area, which is ideal as it gives residents a space where they can store all of their washing whilst they have guests over, and generally helps to keep the space clean(er). This area is also designed to double as a butler’s pantry if needed, which will be useful when entertaining.
The upstairs area is almost entirely dedicated to bedrooms and the two bathrooms, which is a great design feature as it helps to very clearly separate the ‘resting’ places and the ‘work/play’ spaces. The master bedroom is separated from the other two bedrooms by the placement of the ensuite bathroom, which offers its users some privacy. Both of the other bedrooms share the second bathroom, which is quite large — a feature that is sure to be appreciated.
There is also quite a bit of extra storage space, which is always useful and also something that you may not find in other new developments.
Each townhouse has its own patio and garden areas, which are great for enjoying a relaxing dinner, entertaining friends and family, or simply playing with the kids.

As highlighted above, the townhouses are all designed to be both functional and long-lasting, and the finishes chosen throughout the development reflect this. Stainless steel appliances, dark wood-finish cabinetry in the kitchen and neutral tones throughout help to create spaces where residents can easily leave their personal touches to create a home. On top of this, it also helps make cleaning easier! The upstairs bedrooms are carpeted, whilst downstairs is tiled.
There is both air conditioning and fans throughout the townhouses. It’s worth noting that the air-conditioning unit and the hot water system are located off to the side of the patio/backyard area, allowing residents to enjoy these spaces without having to worry about extra noise.
Townhouses in The Avenues are expected to rent for approximately $300 per week, which is about average for the area.
At the time of writing, exact body corporate fees have not been announced, but they are expected to be lower than average for the area.
The Avenues in Leichhardt is the newest development by Project4Change, a new development company that aims to create quality, affordable housing. As a community enterprise with charity status, they are providing affordable homes for all in our community, particularly those dis-empowered by circumstance, independent of any government funding.
