Westbrook Estate is a new house and land estate located in Truganina, Victoria. Residents have access to a number of facilities, including over 28 kms of shared hiking and biking paths and trails throughout the estate. The project sits in a really well-connected area, with main roads and train stations getting residents into the Melbourne CBD in less than half an hour.
Westbrook is the second largest estate to be developed in the Tugania/Tarneit area in Victoria. Covering 214 hectares, Westbrook will include approximately 4,300 lots once complete. Currently, the estate is home to roughly 2,000 residents.
There are a range of lots available, which can be bought as land only or as house and land packages. Lots range in size from 336 sqm to 710 sqm, with prices available on application. House and land packages come in a variety of options, covering different lot sizes and house configurations. Most of the house designs have three or four bedrooms. House and land packages are priced from $541,907.
The future works for Westbrook include a major town centre that will include sport and entertainment precincts, a range of shops, food outlets and specialty stores. There are also plans for a government secondary college close to a large recreation reserve within Westbrook.

June 2020: Two stages of the northern precinct are currently under construction, along with the park facilities. The Morris Road Overpass is currently on track for its completion in the second half of 2020. Currently blocks in stages 40, 41A, 43A, 43B, 44A, 44B, 54 and 57A are now selling.
Located at 17 Society Boulevard, Truganina, Westbrook sits off of the main roads in the area, Leakes Road. Also close to Derrimut Road — the major thoroughfare that connects to surrounding highways — Westbrook is in a great location from commuters of all types. Residents can use the Western Ring Road nearby for easy access to the northern suburbs, including Bendigo and Ballarat, or drive straight down Leakes Road and take the West Gate Freeway to the CBD and Geelong. If driving isn’t really your style, then residents will be comforted to know that the Tarneit Train Station is part of the estate, and it will only take them about 30 minutes to get to the CBD.
The central location of the estate means that residents have a number of amenities close by. Within 10 minutes drive residents will find eight different doctors, podiatrists and specialists, including the HealthWest Medical & Specialist Centre, which is just across the road. There are also seven different vets within 15 minutes, several libraries and more than a few different parklands and waterways.
Buyers who have (or plan to have) children will be comforted by the number of schooling options in the area. Two minutes down the road is Truganina College, which caters to children from Prep to Year 9. St Clare’s Catholic Primary School is a little further away at four minutes drive, but is still also in easy walking distance. Tarneit College (which also caters to children in Prep-Year 9) and its secondary school, Tarneit Senior College (for children in Year 10-12) share a campus eight minutes away. Baden Powell College (Prep-Year 9) is six minutes away, as is Westbourne Grammar School. Al-Taqwa College is a Prep-Year 12 Islamic school in the area, and it is consistently ranked one of the best schools in the country.
Residents will have access to a number of facilities. This includes 28 kms of shared hiking and biking paths and trails throughout the estate, along with two major waterways. There are also indoor and outdoor sports facilities throughout the estate, which is great for helping residents get their workouts in (or burn off some energy) in any weather.
