Radiance is a smaller townhouse project in the fast developing suburb of Bridgeman Downs, an outer middle ring Brisbane suburb.

There are 23 four (4) bedroom townhouses in the development. Each townhouse has an internal square footage of between 134–200 sqm, and an external square footage of 11–12 on the patios, plus the individual garden area – which results in a minimum 40 sqm backyard.

Bridgeman Downs is an area dominated by owner-occupiers. Typically the area attracts well established, high-income professional families. For this reason, we believe Radiance will be attractive to young and expanding families in general, with a good compromise on price and physical vicinity to the City for work.

The Project:

Radiance is a 23 x four (4) bedroom townhouses development in Bridgeman Downs. All are two stories, with 4 bedrooms and have two (2) bathrooms upstairs and a powder room downstairs.

Owner-occupiers represent 80% of the Bridgeman Downs Catchment, demonstrating a much higher proportion than greater Brisbane at 66%. Typically the area attracts well established, high-income professional families. We believe Radiance will be attractive to young and expanding families in general, with a good compromise on price and physical vicinity to the City for work.

Each townhouse has an internal square footage of between 134–200 sqm, and an external square footage of 11–12 on the patios, plus the individual garden area – which results in a minimum 40 sqm backyard. This is a nice feature that really isn’t portrayed in the artists’ impressions the Developer has provided us.

As the floor plans highlight, the open-plan living areas are quite large and very functional. The functionality of the space also highlights how the large entertainment patio is designed as a link the indoors with the outdoors – which, given the size of the backyards, should make the in and out flow work very well.  You can easily imagine young children moving (read: running) in and out constantly – making for a lively and fun living environment. The master bedrooms come with an ensuite and walk-in-wardrobe, and the wardrobes in the other bedrooms are also quite roomy.

There is additional storage below the internal stairs of the home, and there seems to be enough room for custom shelving to be added.

Radiance Typical Floorplan

There is a formal entry on the first floor, which is a nice touch, given that this will probably be a family home. The laundry is small (as it is located in the garage), so this may be an issue for some people. It also may make building in custom storage unpractical. In an earlier edition of this article, we wrote that we believed that residents would struggle to find storage space in the garage. However, we have been informed that there is additional storage below the internal stairs, which we believe will definitely be large enough to store most, if not all items. Of course, some people may still require extra storage, so over the bonnet storage lockers may be an option.

All of the townhouses come with a study nook, two car, double-lock garage and a private patio garden. There are also additional visitors car bays.

Location:

Radiance is located at 169 Ridley Road, Bridgeman Downs. The majority of this area, surrounded by Aspley, Albany Creek, McDowall and Carseldine, is residential estates. Surrounding Radiance are generally new or near new homes, with one new townhouse project (Eminence) also nearby.

From Radiance, it is around 25 minutes drive to the City, and 20 minutes to the Brisbane Airport. Via the M1, it’s only 1 hour to the Sunshine Coast. With Gympie Road close by access to most locations north and south is quick and easy.

Radiance is also surrounded by some incredibly good schools. Some of the state’s best state schools are located around Bridgeman Downs, like Bald Hills State SchoolPine Rivers State High School, Strathpine State School, Albany Creek State High School, and Stafford Heights State School. Some of Brisbane’s premier private schools, such as the co-ed St. Paul’s School (which recently won an award for being an Innovative School from the educator) and the all-boys Nudgee College are also within fifteen minutes drive of Radiance.

There is also a strong bus network around Radiance. There is a bus stop less than 20 meters from the development, and there are seven other bus stops on Ridley Street. The Geebung Train Station – which is the closest train station to Radiance – is 11 minutes drive away, which might make it a little less convenient for residents, but is still a small enough distance that if you do drive, it won’t be much of an issue. However, we have been informed that the bus stop on the boundary of the site is used extremely infrequently, as it seems that most people drive.

There is a Woolworth’s just around the corner, and you can catch a bus (the 680), walk (five minutes) or drive (two minutes) there. The Carseldine Nursery is just down the road (less than 300 meters), and Club Coops, a Gym with everything (they offer squash, tennis, child minding, and an Olympic-size swimming pool, on top of a rather nice gym). Other amenities are close by, such as a Bunnings Wearhouse, a Chemist Wearhouse, and the Aspley Hypermarket. Bridgeman Downs has a couple of shopping villages, Mcdowall village and Metro on Beckett. Major shopping centres that are close to Bridgeman Downs include Brookside Shopping Centre, Stafford City Shopping Centre, and the massive Westfield Chermside.

Quality and Finishes:

The full schedule of finishes is available below in PDF form, but we thought we’d highlight some of the most important ones here. The bedrooms are all carpeted and have fans in them. The bathrooms are all fitted out nicely, with tiles and reconstituted stone bench tops. Living rooms and the general area downstairs has timber look flooring, which makes it practical and easy on the eye.

Body Corporate:

As Radiance is a townhouse project, you will have a Body Corporate. Fee’s are estimated to be around $2,598-$2,606 per year, which works out to roughly $49-$51 per week. This is about average for the area, and is to be expected for townhouses of this size.

Rental estimates are $490-$530 per week.

– only 23 in the complex not 24
– Any chance you could use the current renders guys?
– There’s additional storage under the stairs internal of the homes.
– There is a bus stop right at the front boundary of the site and I have yet to see anyone use it as yet – it appears everyone drives!
