Macquarie Bank’s List of High Risk Lending Suburbs

The Australian Financial Review recently reported that a list of 20 postcodes that Macquarie Bank has concerns about has been leaked. The list of postcodes from Victoria and Queensland is for mortgage brokers wishing to use Macquarie Bank for funding on existing or new property. The document, which you can view here, specifies that if a property is in one of the listed postcodes, that lending from the Bank will be subject to special conditions. We understand that these special conditions are that they will only lend up to 70% of the value of the property.

If we look at the Brisbane postcodes, we can see Macquarie Bank is concerned about the CBD. What is even more interesting than the postcodes included, are the postcodes not included. The suburbs that are experiencing the great development boom in this cycle, Fortitude Valley, South Brisbane, West End and so on are not featured which is a promising sign that Macquarie Bank is not yet concerned about valuations in those suburbs.
