The Village is a well-established yet growing estate located next to the Ross River in Townsville. The house and land estate has a number of options for first home buyers, young professionals, growing families, and downsizers. With 14 different builders offering house and land packages, along with the ‘Smart Living Smart Space’ house designs, homes at The Village are made specifically for different types of buyers at different stages of life. Lots start from $112,000 and house and land packages are priced from $290,000, with prices for ‘Smart Living Smart Space’ designs available on application.
The sales office is open from Wednesday to Sunday. On Wednesdays, it’s open from 10:30am to 6:00pm, and Thursday – Sunday, 9:30am to 4:30pm. The display homes are open on various days, so The Village asks potential buyers to enquire to confirm the opening times of the preferred builder/house design.
The Village is a 1,200 lots project located 3.5 kilometres outside of the Townsville CBD. There are three stages of the estate currently for sale (7, 11 and 12), and there are a varied lot sizes available, ranging from 125 to 690 sqm across the stages. There are a number of different house designs available, which include the ‘Smart Living Smart Space’ homes, and house and land packages designed by 14 different builders.
The ‘Smart Living Smart Space’ house designs are made for lots 250 sqm or larger, and have been created so that the homes can be individually tailored, offering different features depending on the home design. For example, the ‘Room to Grow’ house design can be constructed as a one or two-stage build, with the option to add a second master bedroom, ensuite or outdoor space. This plan is for first-home buyers who plan on expanding their family over the coming years. There’s also the ‘Getaway’ design for boat-lovers, which has a three-metre-high roller door that opens into the 11.5-metre long drive-through garage. A shed can also be added if that is more suited to your lifestyle. Downsizers have a number of options, which include the ‘Future Proof’ house design. It offers zero-step entries and one-level access from the street, with the ability to cater for wheel chairs and other extras.
The Village is also UDIA Envirodevelopment certified, with all six leaves awarded to the project. The development includes features such as water-sensitive urban designs to protect the water quality of the nearby Ross River, as well bio-retention areas, and the use of environmentally responsible materials (recycled or reused, etc.).
One very cool feature of The Village is its ‘New Home Test Drive’. If you’re considering buying into the estate, you can fill out a survey here, then go to Airbnb and book the dates you’d like to stay in the test home (using the same details entered into the survey). This is a unique feature of the estate, and will be much appreciated by those who are planning to buy off-the-plan, as buyers can experience The Village without having to wait until their home is built, helping potential residents come to a easier decision.

The Village is located at 12 Riveredge Boulevard, Oonoonba in Townsville. This puts it, as the street name suggests, at the edge of the Ross River, the well-known major waterway running through the city out to the Coral Sea. There are a number of amenities located close to the estate, due to its proximity to the Townsville CBD. For families with school-aged children, Oonoonba State School, Railway Estate State School, Townsville Grammar School, and Townsville State High School. All of these schools are located with a five-minute drive of the estate. There are also a number of kindergartens close by.
There are six different shopping centres located witn 5 kilometres of The Village, and given that the CBD is 3.5 kilometres away, there are plenty more options to choose from. The estate will include a retail precinct once complete as well.
Residents have access to a number of communal facilities at The Village. This includes large natural corridors and preserves throughout and surrounding the development, a BBQ area, playground, and picnic shelters. There will be 13 hectares of parkland once the development is completed, which is part of the reason The Village was granted the ‘Ecosystems’ and ‘Community’ leaves by the UDIA.
The Village is being built by Economic Development Queensland (EDQ), the land use and property development unit within the Department of State Development, Manufacturing, Infrastructure and Planning. EDQ is involved in developing sites for urban renewal, regional residential projects that respond to community need, infrastructure projects that facilitate further development, and industrial development which helps to generate on-going employment opportunities.
