Sandbar Burleigh Heads will sit one block back from the beach and have excellent city, hinterland and coastal views from Coolangatta through to Surfers Paradise from most levels. Sandbar will predominantly be targeted towards investors and holidaymakers although the Burleigh location is likely to attract owner-occupiers as well.
Sandbar Burleigh Heads is a building of 163 apartments over 26 floors, with a collection of two and three-bedroom apartments available. The two-bedroom apartments start from $515,000, and the three-bedroom plus family room apartments with ocean and Burleigh Headland views are available from $1,590,000.
The Sandbar apartments have a contemporary feel and are designed to remind residents of a beach house. The three different colour schemes available — which we discuss more below in the Quality and Finishes section — add to this beach house feeling, with their cool, natural tones.
Every apartment at Sandbar Burleigh Heads includes secure basement car parking and abundant storage space.
Located at 1969-1971 Gold Coast Highway, Burleigh Heads, Sandbar is adjacent to a park known as Jebbribillum Bora and the Gold Coast Highway. Being in close proximity to the highway and McDonalds, it may be a busy spot with some noise possible on lower levels. However, the developers are taking precautions with the design of the acoustics to avoid potential noise, such as the inclusion of double glazing. When asked about the possibility of noise the Morris Property Group told PropertyMash that in a project they recently completed (Boardwalk, Burleigh Beach) which also had a possibility of noise disruption, the residents have no issues with noise thanks to the acoustic treatments on the property such as double glazing.
Burleigh Heads is a great medium between the bustling and busy Surfers Paradise and the quieter beachfront suburbs of Tugan and Palm Beach. It is an area of the Gold Coast which has historically been made up of predominantly locals and domestic holidaymakers that have holidayed at Burleigh Heads year after year. More recently a new wave of highrise developments have swept into Burleigh and with it modern restaurants, bars and accompanying shops. It is still far from a Surfers Paradise, or even a Broadbeach, but it is evolving and isn’t the sleepy old beachside suburb it once was.
Using the Gold Coast Highway, you can be in Broadbeach within nine minutes. Brisbane is about an hour and ten minutes drive away, and Byron Bay is the same distance in the other direction.
Sandbar is located close to several schools, including primary (Prep – Year 6) schools such as Burleigh Heads State School, Miami State School, Marymount Primary School, and Varsity College. Secondary schools close by include Miami State High School, Marymount College, Varsity College, St. Andrew’s Lutheran College and Merrimac State High School.
From Sandbar, it’s a two-minute walk to the Burleigh Heads RSL, a favourite with locals. The Paddock Bakery — another local favourite, for its coffees and great food — is also close by, and there is a Coles and an Aldi just 500 meters up the road. There’s also a McDonalds and 7/11 next door to Sandbar.
The Gold Coast Light Rail does not currently extend to Burleigh, although a Community Consultation on Stage 3A, which will include a Burleigh extension, has just been completed. When this extension has been completed the Light Rail will run down the centre of the Gold Coast Highway, so it will pass the front door at Sandbar making public transport a breeze. There is currently a bus which runs regularly from Broadbeach Light Rail Station through Burleigh down to Coolangatta on the NSW border and several other bus routes heading inland.
Sandbar residents have access to the residents’ floor, which has a residents only pool, BBQ area, sun lounge, gym and kids’ play zone. This whole area will be great for residents, bringing them together and allowing them to relax (we’re thinking the kids’ play zone will be a favourite for both children and their parents).
Sandbar is all about natural finishes and light and airy colours. There are three different colour schemes that can be chosen: Wild Rice, Shitake or Snow. As the below photos show, the Wild Rice and Shitake colour schemes are similar, with Snow being a little darker and cooler-toned. The Snow colour scheme is very different from the other two schemes, being more about greys than natural wood. However, all three schemes are really neutral, so whichever one you choose it’ll mix in well with whatever furniture, etc. you bring with you.
Each apartment is quite roomy at around 80m² internal space. This is larger than your average two-bedroom apartment on the coast. It’s somewhat of a trade-off really — with Sandbar you are set back a block from the beach, but in return, you do get a larger floor plan for the price, so it is a compromise many will be happy to make.
The balcony sizes differ greatly, with apartment 2A having a 38m² balcony, while 2B has a 10m² balcony. This will really make a difference to those living in these apartments, so it is something to be aware of.
There are between six and eight apartments per floor in Sandbar, with two internal elevators servicing all levels.
The floor plans of Sandbar Burleigh are all designed with owner-occupiers in mind, although would also be excellent for investors as there is the separation of the bedrooms in quite a few of the floor plans. The corner apartments all offer either two balconies, or an expansive wrap-around balcony, providing great cross-breezes through the apartment.
The main balcony has two access points in every floor plan, from the master bedroom and from the living space. The main bedrooms also all offer walk-through wardrobes and an ensuite with shower. A number of the ensuites offer a double basin, although some only have a single basin. All kitchens have a large breakfast bar and plenty of bench space.
In the three-bedroom apartment floor plans, both Bedroom 1 and Bedroom 2 both have a walk-through wardrobe and an ensuite. The entry-way to the three-bedroom apartments are well-defined and there is also an additional living space or multi-purpose room. The three bedroom apartments have an internal area of approximately 156m² and a balcony space of 31m².
Except from apartments 2A and 3A, all of the other plans show that the apartments open into either the kitchen or laundry area. This is not a particularly bad factor, given how well laid out the kitchen is.
The whole design of the Sandbar apartments is very streamlined and clean, which also adds to the beach-house vibe. All the cabinetry is soft-close, which adds a sense of luxuriousness to space. The three-bedroom apartments have appliances from Sub-Zero and Wolf.
The colour scheme selection is excellent (three options is quite rare). With this broader selection, the developer is making a significant effort to enable the purchaser to customise their apartment to an extent, and this will certainly appeal to owner-occupiers and wealthy baby boomers after a beach pad.
Burleigh Heads has an annual growth rate of 8.6% for two-bedroom apartments and an astonishing 12.5% for three-bedroom apartments. Although Sandbar is priced significantly above the median price for the suburb, this is expected due to the stand-out facilities, views and finishing. Rental demand in Burleigh is very high for those looking to invest at Sandbar and the holiday rental market is very strong.
Sandbar is one of only a few new apartments currently selling off-the-plan in Burleigh. North Residences Burleigh is the only comparable development, with a location set right on the beach front. Completed earlier this year, Broadwalk Burleigh apartments are over 98% sold, with only a few two-bedroom apartments remaining.
The expected body corporate fees for Sandbar for a two bedroom starts at $78 per week, and for a three bedroom, it starts at $102 per week.
