Sense is positioned a block from the bustling retail hub of Toowong Village. Only 200m away, the shopping centre houses David Jones and Kmart department stores, a Coles supermarket and restaurants Grill’d and San Churro among many others. The Toowong Library and Toowong train station are located within the shopping centre.

Surrounding Toowong village are a number of cafés and restaurants as well as the Royal Exchange Hotel. This classic Australian pub is renowned for being a student hang-out and gives Toowong a lively nightlife.

At 2-6 Maryvale Street, just off Jephson Street, Sense is close to everything you would want living in Toowong. Jephson Street sees steady traffic, heavier in the afternoons, and is a popular backstreet utilised by locals when Coronation drive is at a crawl. The southern end of the street adjoins Moggill Road, the main route to Indooroopilly.

Toowong Village is the main shopping destination for residents in many surrounding suburbs and also subsequently draws a lot of bustle in the afternoons and weekends.

Toowong borders the Brisbane River about 4.5km southwest of Brisbane’s CBD.

The suburb has many parks and pathways as well as an energetic town centre.

Because of the suburb’s close proximity to The University of Queensland, many students and young professionals live here, with 20-somethings making up around 36 percent of the population.

The Project

Sense in total has 36 one and two-bedroom apartments across seven levels.  Each apartment has an allocated car space in the secure car park. Electronic fobs allow access to the entry foyer and a lift which services every level of the building. There will also be onsite managers.

A fantastic feature which we must note is the landscaped rooftop terrace which is a communal area where residents can kick back and entertain friends with an afternoon barbecue, beholding the city skyline.

Ellivo Architects designed the project. The Brisbane based team has worked on a few other projects nearby Sense including One Toowong, Aspect on Benson and Uni Lodge.

Hutchinson Builders were behind the construction of Sense, with more than a century’s experience building in Brisbane and Australia.

Pricing & Rentals

At the time of construction, one-bedroom apartments were priced from $399,000 and two-bedroom apartments started at $495,000.

The rental yields were said to range between 4.8% to 5.5% per year. One-bedroom apartments were estimated to return between $410 and $425 per week in rent. Weekly rent for two-bedroom apartments were predicted to range from $545 to $590 at the time.

Quality/ Finishes

The finishes were said to be warm and homely with timber look features throughout and carpeted bedrooms. Floors in the kitchen, living and dining areas were built with timber look vinyl planking.

Kitchens had reconstituted stone benchtops, glass splashbacks and soft close drawers. European appliance packages included 60cm dishwashers, electric ovens, gas cooktops, and slide out range hoods. Apartments also had Fisher & Paykel clothes dryers.

Sense is accommodated for the subtropical Queensland climate with reverse cycle air-conditioning in the living area and variable speed ceiling fans in the bedrooms.

The robes in the bedrooms have shelves, a hanging rail, and mirror sliding doors.

Transport/Schools/Amenities

The neighbourhood is highly populated with students, because The University of Queensland’s St Lucia campus is only 2km away and the Queensland University of Technology in the city is 5km away.

You can catch the bus into the city from stop 14 at Benson Street, about 400 metres away. This will take you into the city within 15 minutes and a short walk will get you to QUT. To get to UQ you can catch a number of buses from the popular bus stop at Benson Street, 500 metres away.

It takes just seven minutes on the bus to get UQ St Lucia.

The Caboolture train line passes through Toowong Village, you can board the train at the station inside the shopping centre. The train from Toowong takes nine minutes to arrive at Central station in the city.

For a more scenic ride into the city, the CityCat docks in front of the Regatta Hotel, about a 900 metre walk, and takes 10 minutes to arrive at the North Quay terminal. A CityCat also travels to The University of Queensland in about 15 minutes.

Many primary and secondary schools are located in the area.

Just a six-minute walk away you can find Toowong State School, a small co-ed primary school of 230 students. Brisbane Boys College, located 500 metres away at Kensington Terrace, provides education from Prep to Year 12 and offers boarding facilities. St Peters Lutheran College in Indooroopilly is a Christian co-ed school of Prep to Year 12 students which also offers boarding. Also in Indooroopilly is Ironside State School, a diverse primary school of almost 1000 students. Toowong also has four childcare centres including Toowong Child Care Centre, Milton Road Children’s Centre, Marcia’s Family Childcare and Jahjumbeen Occasional Child Care Centre.

Just 3km towards the city you will find the Suncorp Stadium, a sporting stadium with a capacity of 52,500 people. The stadium is the leading venue for State of Origin matches and hosts major concerts from the likes of Robbie Williams and Taylor Swift.

The Wesley Hospital is a private hospital with a 24-hour emergency centre just over 1km away in Auchenflower.  Toowong Private hospital is about a three-minute drive and major public hospitals, the Royal Brisbane and Women’s Hospital and Mater Hospital Brisbane, are both about 7km away.
