  • With a location of 500m away from the beach, this might be a case of “close but not close enough” for some buyers.

The Location

The location of Serenity is a real draw-card for the project. Being situated just out of the tourism-driven craziness in a quiet street, it offers a more relaxed lifestyle. As it’s separated from the main tourist strips by the Gold Coast Highway, driving to the beachfront may take you just as long as it would walk (depending on exactly where you’re going of course). Neddy Harper Park is directly next door to Serenity with another boutique development, La Riviere, popping up just four lots down the road on Cannes Street as well. From Serenity Surfers Paradise, Jupiters Casino is 2km away, with Cavill Mall about the same distance in the other direction. For the shopaholic, Pacific Fair shopping centre is less than 10 minutes drive away, and Robina Town Centre isn’t much further.

Cascade Gardens is right down the end of Cannes Street as is the Florida Gardens G:Link tram station. The other side of the river can be accessed quite easily via Southport Burleigh Road, while most routes will bring you via the Gold Coast Highway. Local schools include Surfers Paradise State School on the Isle of Capri; and the closest public high school is in Merrimac, which is a 10-minute drive away.

Communal Facilities

Serenity Surfers Paradise is joining the ranks of the other new and off-the-plan apartments in the area and boasts state-of-the-art facilities. Making the most of the rooftop views is Serenity’s residential recreation area with a residents-only BBQ area, lounge and spa. Serenity apartments offer purchasers secure underground car parking, with between one car park per apartment. There are no designated visitor spaces on site, however, there is some off-street parking in the surrounding area.

Apartment Details

There are only three apartments per level in this boutique complex with total sizes varying between 96m² and 125m². The balconies at Serenity Surfers Paradise are quite notably large for a two-bedroom Gold Coast apartment. The smallest apartment balcony is 15 square metres, with a single access door from the living room. The largest balcony extends up to 29 square metres in an L shape, providing additional light and breeze to the living room. The final floor plan balcony sits at 24 square metres but has an additional access door from the main bedroom out onto the balcony. The laundry is separate in all 24 apartments and the majority also have an additional smaller room, perfect for use as a study. The ceiling height throughout the apartments is a standard 2.4 to 2.5 metres.

Serenity Surfers Paradise is also completely NBN ready and promises residents internet speeds up to four times faster than other homes in the local area. Each apartment will have its own individual airconditioning unit, with the compressors likely tucked away on the balcony, although this is still to be finalised.

Floor Plans

There are three different floor plans available at Serenity Surfers Paradise, with a few variations on each of them depending on the level of the apartment. Floor Plan A sees the bedrooms separated, with a large L shaped kitchen bench and expansive open living area. The main bedroom is significantly bigger than the second bedroom, and also features a walk-in wardrobe and ensuite, making this layout ideal for families or investors. Floor Plan B is designed with the living areas towards the back of the apartment, and both bedrooms towards the front. While Floor Plan B does not offer a separate study space or walk-in wardrobe for the main (or second) bedroom, the kitchen is very spacious, with a separate breakfast bar and ample bench space. The final floor plan, Type C is similar in layout to Type A, with the bedrooms separated making it ideal for investors and single professionals looking to move in with a roommate.

With only one apartment of each type per level, this allows each apartment to have ideally orientated balconies, with bright living spaces and cross ventilation from the sea breezes. The lower levels receive park, Nerang River and city skyline views with the upper levels getting glimpses of the ocean too.

Quality and Finishes

All 24 apartments in Serenity Surfers Paradise are finished with high-quality European appliances throughout as well as custom cabinetry and stone benchtops in the kitchen and bathrooms. The bedrooms are finished with plush carpet and the living spaces have feature tiles. The largest of the floor plans, Type C also features a large free standing bath.

Investment Analysis

The anticipated rental return in Serenity is between $550 and $600 a week for the new two-bedroom Gold Coast apartments which is much higher than the Surfers Paradise average of $465 a week. There is no onsite manager for the project, which will help to keep the body corporate fees low but would make short-term leasing difficult for anyone investing or wanting to make the most of their holiday home.

Neighbouring Projects

The Gold Coast is a hive of activity at the moment, with plenty of new and off-the-plan apartments and boutique developments around the Surfers Paradise and Broadbeach area in particular. Only four doors down from Serenity is another boutique apartment development on Cannes Street, La Riviere. On the absolute beachfront at Surfers Paradise, Jewel is currently under construction and Northcliffe Residences is nearly completed. On neighbouring Monaco Street, Edge is due to commence construction in November of 2018.

Body Corporate

Body corporate for Serenity is approximately at $56 a week for a standard two-bedroom apartment. This amounts to just under $3,000 per year, which is quite low for an apartment with the kind of facilities that Serenity Surfers Paradise has.

Display Suite

The display suite for Serenity is located off-site at 15 Cavill Avenue, Surfers Paradise. It’s open from 9am until 9pm, 7 days a week.
