Moving up in Sippy Downs

With the $81-million upgrade to the University of the Sunshine Coast recently completed, there’s only one way for the Sippy Downs property market to go: up. This small Sunshine Coast suburb is home to an unprecedented level of growth both commercially and residentially, and there’s no sign of this slowing. Sippy Downs has been designated a “knowledge hub” by the Queensland Government with the potential for over 6,000 knowledge-based jobs in the near future. As a result, a slew of new, luxury apartments have been approved for the suburb, three of which are a product of Queensland-based Habitat Development Group.

Habitat Development Group, or HabDev, as they’re known, made their first foray into the Sunshine Coast market with Enclave in Buderim in 2007. All 37 of these townhouses sold out within three weeks — before construction even commenced. This success has continued for HabDev, and they now have a range of townhouse and apartment developments throughout the region. They specifically focus on providing a product customised for the Sunshine Coast market.

HabDev’s most recently completed project, High Street apartments in Sippy Downs, sold out prior to construction being completed in July of 2018. This year, there are bigger things on the horizon, both for Sippy Downs and for Habitat Development Group. Construction is currently underway on the 72 apartments at One Tree and a further 104 apartments in the dual-building project, Botanica and Forest Edge.

Of these, it’s One Tree that really stands out. This development offers an exclusive rooftop dining area, complete with full kitchen, lounge seating and barbecue area, all with 180-degree views of the hinterland. The Balinese-style pool and lush tropical landscaping makes One Tree exceptionally appealing to families and students looking to call Sippy Downs home.

Vacancy rates across Sippy Downs sit at half a percent, earmarking the area as a dream come true for investors. With close proximity to schools, the University of the Sunshine Coast, public transport, shopping and retail and employment opportunities: Sippy Downs ticks all the boxes. As the whole of the Sunshine Coast gears up to enter the big boys’ league, it’s clear Sippy Downs is keen to claim their slice of the pie.

As well as their three current projects in Sippy Downs, Habitat Development Group are also the championing force behind Market Lane Residences in Maroochydore. Located right in the heart of the action, this is the only residential project within the borders of the CBD that has already obtained developmental approval. Developed in three stages, Market Lane Residences will offer 146 apartments and 6 SOHO townhomes. While limited information on Market Lane Residences and other residential projects in the CBD are available yet, it’s clear that Habitat Development Group will play a big part in the evolution of the new Maroochydore CBD.
