An acreage land project located less than 15 minutes from the Toowoomba CBD, Aurora Hill has been designed for those looking for a semi-rural lifestyle. All of the available lots are 4,000 sqm or larger.
Aurora Hills is a new land development located in Hodgson Vale. The Toowoomba project sits on 110 hectares of former cattle grazing country, just 10 — 15 minutes outside of the Toowoomba CBD.
There are a variety of lots available in the two stages of Aurora Hills currently selling: Dawn and Summit. Only three lots remain in Stage One (Dawn), ranging from 4,000 sqm to 4,953 sqm. In Stage Two (Summit), available lots range in size from 4,000 sqm — 4,222 sqm. Prices start from $315,000. Buyers have the ability to buy a lot and then build a home of their own design, or to use one of the pre-designed house and land packages for the lot. The house and land packages — which are priced from $647,440 — have basic designs that can be altered slightly to suit buyers lifestyles.
Almost all of the lots are situated so that the houses built on them will have easterly views, which is great considering the fact that the project sits on a slight incline.
AUGUST 2020: The first two stages of Aurora Hill are almost completely sold now, with many buyers expecting to begin building their homes in September 2020.
APRIL 2020: Aurora Hill is currently under construction, with earthworks expected to be complete in July 2020. Houses on each lot will be built as they are sold.
Located on the corner of Mount Rascall Road and Freyling Road, Aurora Hill sits roughly 15 minutes outside of the Toowoomba CBD. Of course, residents don’t have to travel that far to get most basics: seven minutes drive puts you in the vicinity of stores like Drayton and the Toowoomba (KMart) Plaza.
Residents will find a number of parklands and sporting facilities close to Aurora Hill. Within two minutes drive residents will find Lions Park and the Hodgson Vale Sports Club. The latter is a popular spot for both casual and organised sports like cricket and tennis, and the hall can be rented out for events. A little further afield — so, three minutes drive — lies Federation Park. Seven minutes in the car will get residents up the mountain to the Panoramic Drive Lookout and Park, while 11 minutes down the A3 keen bikers and hikers will appreciate Glen Lomond Park.
There are a number of schools close to Aurora Hill. A great kindergarten option nearby is Mirambeena Childrens Centre. It’s eight minutes down the road via the A3, and has been operating for more than 30 years. For those with primary school aged children, Vale View State School is just around the corner, it is well-known locally for having a strong academic program. All of the closest high schools are located inside the nearby Toowoomba CBD, with options like Highlands Christian College, Toowoomba Grammar School (an all-boy high school) and Glennie (an all-girl primary and high school) all roughly 15 minutes drive from Aurora Hill.
There are no communal facilities in Aurora Hill doe to the fact that each lot and house and land package has been designed to be self-contained.
