WaterPoint Residences is a gated community comprising of 6 stages in total. WaterPoint 1 & 2 are 100% sold, with WaterPoint 3 nearly completely sold. WaterPoint 4 is currently being released, and construction should be finished by July/August 2018. Waterpoint is quite unique in the number of floorplan layouts that are available – there are a lot. We don’t know the exact number but it is 20+. They have also just done a rejig of the plans in Tower 4 to respond to client demand and have added a Dual Living apartment plan.
Waterpoint Residences is a large project which sits on a 2.7-hectare site with 3.5 acres of landscaped spaces surrounding and throughout it. It has Biggera Creek bordering it on one side to the north, and an older townhouse style development to the south. Made up of 6 towers it is going to be one of the Gold Coast’s largest building complex’s when complete, and with this size comes some attractive benefits.
The facilities at Waterpoint Residences are significant and arguably as good as any building on the Gold Coast at the moment. We detail those further below but are a big plus.
The onsite gatehouse and security is also a nice point of differentiation and feature of Waterpoint. It is a 24/7 secure gated estate, with intercoms to each unit at the main gate and at the building entry.
There’s also a secure underground car park for each unit. Most apartments come with a minimum of one parking space, however, the majority of the three-bedroom apartments have two car parks. There’s also full-time onsite management, which is to be expected of a development of this size. There is also a good number of guest car parks in the central driveway space shared between the buildings.
As we mentioned above the facilities in Waterpoint are impressive. The ‘Lifestyle Facilities Centre’ includes an indoor heated pool, steam and massage rooms, sauna, gym, pilates room, lounge, 16 seat theatre and a library with a pool table. There is also an outdoor infinity-edge saltwater pool, which has a very nice patio area around it and a private 300 metre waterfront private boardwalk along the front.
One of the unique features many downsizers will love with Waterpoint is the option to purchase your own marina berth in front of the building. At $75,000 they are affordable, and make the dream of a large 3 bedroom apartment + marina berth (maybe not the boat) for under $1 million. If you are selling your home and moving from Sydney or Melbourne, you will definitely have plenty of $’s left over to buy that 40 or 50 ft boat to suit!
Whilst we’re on the topic of boats, we’d better mention a really unique and luxurious amenity that WaterPoint Residents have access to: the Broadwater Cruiser. This 50hp pontoon boat features comfortable seating for 12 people, a built-in BBQ and a foldaway table. A local instructor provides the required training if you don’t already have a boat license.
From level 7/8 upwards, residents will have ocean views. Residents in ground floor apartments have exclusive use of the lawn and garden space in front of their apartments which makes these ground floor apartments quite attractive
Every apartment has ducted air conditioning and heating. The living areas of each apartment are tiled, which connects them to the nicely sized balcony area. In towers 3 & 4 the Developer has provided a number of upgrades to the finishes, with the tiles being one.
Each apartment type, with the exception of Type K, has a dedicated study room. This is also an option of additional storage, however overall storage shouldn’t be a particularly big issue (Note – storage is always an issue in apartments) as Waterpoint provides a selection of cleverly placed cabinets to maximise internal storage use and also a storage locked to site above your car park.
It’s also worth mentioning the bathrooms. They are all nicely sized across the one, two, three and four bedroom apartments. In all the apartment types except the one bedrooms, one of the two bathrooms will contain a modern, free-standing bathtub, which is a nice addition. Many developments this size don’t take little features like this into account, but they can be very important to potential buyers. And honestly, who doesn’t like taking a relaxing bath every once in a while?
WaterPoint Residences is located at 5 Harbor Side Court, Biggera Waters. Biggera Waters is a waterside northern suburb of the Gold Coast located on the western side of the Broadwater. Located just north of Labrador, Biggera Waters is not as well known as other suburbs on the Gold Coast. If you haven’t been to Labrador/Biggera Waters in the last 20 years, then you may be suprised. The area has changed a lot, especially over the last ten or so years, with a wide array of large and small residential and commercial developments, not to mention the Harbour Town shopping village.
There are several public transport options close to WaterPoint. The closest bus stop, Harbour Town Stop A & B, is just 450 m away. This is about a two-minute walk. These stops have many routes that pass through them, with the majority heading north and west. In order to travel to Surfers Paradise and further south, you will need to switch bus at Southport. Buses run roughly every 10 mins or so. The closest train station is Helensvale Station which is located 6.5 km from WaterPoint Residences. Helensvale Station has trains that travel north through to Brisbane Airport and south through to Varsity lakes, so it is a very well connected station. Trains run both north and south every half hour. The new Gold Coast Light Rail (G Link) is also less than ten minutes walk away which provides immediate access to the majority of the Gold Coast.
The closest school to WaterPoint Residences is Biggera Waters State School, which is a primary school with grades Prep – 6. Located 2.3 kilometres away, Biggera Waters State School is considered to be getting better and better as the years go on. There is also the nearby Coombabah State School (Prep – 6) and State High School (Years 7 – 12), located roughly 2.4 kilometres away from WaterPoint. AB Patterson College is also nearby, and it is a very well-respected co-educational, non-denominational, Prep – Year 12 school. In terms of tertiary study options, Griffth University’s Gold Coast Campus and Gold Coast TAFE, are both located within 10 minutes drive. This prevalence of nearby tertiary study options may be something to consider if you are looking at the Dual Living apartments.
Biggera Waters has a population of 6338, as of the 2011 census. The predominant age group for residents in Biggera Waters is 35 – 54.
If you ask any Gold Coaster what the defining characteristic of Biggera Waters is you will almost certainly be told it is where Harbourtown Shopping Centre is. Harbourtown is a factory outlet shopping village that is phenomenally successful, consisting of over 240 stores and food outlets. Harbourtown Shopping Centre is only two minutes walk away. Major medical facilities are a 10-minute drive to Gold Coast University Hospital & Private Hospital.
WaterPoint Residences boasts an open plan layout with 2.7 m high ceilings. There are glass stackable doors leading out to the balcony which opens up the balcony to incorporate it into the actual living space. Becuase the balconies have glass balustrading, this space opens up even further, as evidenced by the photo below.
The flooring throughout the living areas and bathrooms are high gloss ceramic tiles with the bathroom boasting floor to ceiling tiles. The bedrooms all have carpet, and the main bedrooms have a walk-in closet.
The Kitchens include stone bench tops and stainless steel European Appliances including a gas cooktop. The splashbacks throughout the kitchens are a mirror which gives the illusion of a bigger space but makes cleaning harder. The kitchens have been upgraded in Towers 3 & 4 and are a significant improvement.
The bathrooms include floor to ceiling gloss tiles, marble vanity tops, a freestanding bathtub and matte black tapware. Some bathrooms have a double vanity while some just have a single vanity (the former is the picture below).
All apartments have ducted air conditioning to the living areas and bedrooms. The ducted air conditioning compressors are located on the roof which is a plus as the air conditioning units do not take up space on the balcony and do not create any extra noise. There is also an internal laundry with a clothes dryer, which is practical.
Every apartment has broadband internet available, as well as Pay TV access.
We strongly encourage you to check out Towers I and II to get a feel for the level of finishes. However keep in mind that Towers III and IV have been upgraded and so have a selection of significant improvements well worth taking note off. The body corporate fee’s for Waterpoint residences are very reasonable considering the level of amenity provided. One bedroom apartments will have body corporate fees of $70.70 per week which is perhaps a little high, however the two bedroom apartments rate of $72.46 per week, and three bedroom apartments $73.23 per week are both on the low side. The newly released dual living apartment types (two bedrooms) will have weekly body corporate fees of $73.07. Residents can also expect Council rates and water to be approximately $2,500 per year.
WaterPoint Residences is being developed by Gold Coast-based property group Raptis. Raptis has been developing projects around the Gold Coast for over 30 years. They have been involved with many multi-award winning landmark developments such as Chevron Renaissance Towers, Hilton Surfers Paradise, The Phoenician Health and Spa Resort, Southport Central Towers, and The Corporate Centre. Raptis are also the builder, and will retain management rights. This is relatively rare, and in our opinion, a plus for the development. Having the Developer have an ongoing relationship of this nature with the Project helps ensure that they deliver a quality product..

Also, don’t make the mistake we did when we visited the display suite. The display suite entrance is down another 20 or so meters from the main entrance.
