The Tribeca Terrace Homes are inspired by New York’s prestigious Tribeca neighbourhood. The site expands over 6827m² and takes up an entire block from Banya Street to Johnston Street. It’s situated adjacent to McConnell Street, 200m back from the waterfront. The site was previously a Fort Knox self-storage facility, which was demolished in November of 2017 to make way for Tribeca. Di Carlo Property Group purchased the site for $11.5 million dollars and obtained council approval for the project in August 2017.
90% of the presale launch of the terrace homes was to owner-occupiers who were already living within a 5km radius of Bulimba. Since the official public launch in September 2017, this owner-occupier trend has continued. The project is geared towards empty-nesters and downsizers who are craving inner-urban living.
For those who have lived in freestanding homes their whole lives, the transition to a terrace home like Tribeca is much more comfortable than moving into a highrise apartment. With a freehold title, plenty of storage space and independent lock up garage, Tribeca Terrace Homes offer that lovely homely feel you’d expect from a freestanding home, all with the high-end finishings you’d expect from a luxury apartment development in the area.
Construction of the $50 million project commenced in April of 2018 and is expected to be complete in June 2019. Tribeca Terrace homes are priced between $859,000 for a smaller two-storey terrace home and $1,095,000 for the larger terrace homes that span three storeys.

Tribeca Terrace Homes are located in a very desirable little pocket of Bulimba. It’s an 800m walk to one of Brisbane’s most famous lifestyle and dining strips, Oxford Street. With an array of cafes, restaurants, boutiques, gyms, lifestyle specialities (hello there Bliss Float) and the Balmoral Cineplex all within a kilometre. The area of Johnston Street and neighbouring McConnell Street and Byron Street are quickly developing into an inner-urban enclave to rival Vernon Terrace in Teneriffe.
Nearby, the redevelopment of the Bulimba Barracks will bring an even more expansive array of retail and dining options with the masterplanned project taking up 20ha of prime waterfront space.
With its location close to the Brisbane River, Tribeca Terrace Homes is only 4km from the City and the Brisbane Domestic and International Airports are less than 20 minutes away. The CityCat Ferry is accessible from the Apollo Street Ferry Terminal which can take you to Hamilton within a few minutes. It also provides easy, traffic-free access to the CBD and the University of Queensland. In terms of local schools, Bulimba State School is located just off Oxford Street. As for high schools, Balmoral State High School is close by as well as the private, all-girls school of Lourdes Hill College.
Tribeca Terrace Homes offer fairly independent living within the freehold homes, with most facilities like parking and rooftop space incorporated into each individual home. The communal facilities at Tribeca include a lovely resort style pool with sun loungers surrounded by sub-tropical landscaping. There is also an additional communal storage space for bicycles as well as communal outdoor entertaining and BBQ areas and landscaped lawns.
The terrace homes are great for empty-nesters looking to downsize without sacrificing space or inner-city living. They include luxury, spa-inspired bathrooms, state of the art kitchen appliances, private balconies and landscaped private courtyards as standard. The kitchen and living areas are large, with full-floor living areas in each of the tri-level homes. All three bedrooms are all of a generous size with built-in wardrobes and shelves. In the main bedroom, the expansive walk-in also has LED down lighting.
Tribeca Terrace Homes are designed to maximise natural light and ventilation for every living space, with large windows throughout. There are single or double garages on the ground floor of the terrace home, depending on the floor plan, with extra visitor parking available for every home. As well as multiple balconies, each terrace home has a private rooftop deck with a built-in BBQ and entertaining space.
The kitchen include an island bench and plenty of built-in storage and the bathrooms are decked out with deep baths and rain showers. In terms of size, the bathrooms are above average, with even the power room being larger than some main-bathrooms in surrounding apartments.
Tribeca Terrace Homes have high ceilings of 2.7m throughout, which extend up to 3m in some places.
There are nine different floor plans to choose from in this project. At the time of publishing, floor plans for Tribeca Terrace Homes were not available.
The level of finishing at Tribeca Terrace Homes is of high-quality, which is expected of a luxury development in this suburb. The kitchen features bespoke wooden soft-close cabinetry, Miele appliances including wall ovens, a large gas ceramic cooktop and dishwasher. On the rooftop, the BBQ is the Beefeater Signature four-burner. Throughout the home, the shelving is natural timber and is custom built. The kitchen and bathrooms feature pendant lighting with LED backlighting in the cupboards and walk-ins.
The floors are natural timber throughout, with stone benchtops with a marble finish in the kitchen and bathroom. The internal staircases have timber treads and risers with timber-looking screening to open up the living areas.
The air conditioning is ducted throughout, with the compressors situated outside on the bottom levels.
The annual growth in Bulimba is a staggering 7.4%, with that figure still expected to grow within the next few years, making it a great time to get into the Bulimba market for both investors and owner-occupiers. The median house price in Bulimba is $1.32 million, with a riverside terrace home similar to Tribeca fetching an expected sale price of between $1.5 – $2 million. Rental yield in Bulimba is high, with the median rent price sitting at $650 a week.
Bulimba is currently abuzz with brand-new luxury developments, mirroring the makeover Teneriffe had a few years ago. There are cranes and construction sites peppered throughout the entire suburb, with most destined to become luxury boutique apartments.
Along neighbouring Byron Street, Barca Bulimba, The Boatyard and ONE Bulimba are both currently under construction along with Riverbank Bulimba due to commence construction soon. All four of these developments are offering large 3 – 4 bedroom apartments with river frontage. Barca Bulimba also includes seven terrace homes and there are six freehold townhouses that will be built as a part of the ONE Bulimba project.
