The One Residences will be the newest addition to the Brisbane Quarter, joining W Brisbane and 300 George. The One Residences has a strong focus on resident amenities which is reflected in the vast range of inclusions; namely a gym and outdoor yoga and relaxation area on ‘The Riverdeck’, and a business lounge and formal dining room on ‘The Quarter Deck’, 45 levels up in the sky (to name just a few facilities available). The location of The One Residences is something that has drawn a lot of buyers in. The newest and tallest building in Brisbane Quarter, The One is the residential arm of the development. Brisbane Quarter consists of four major developments — the Brisbane Quarter shopping precinct, 300 George (a commercial business building), W Brisbane, and The One Residences. All four elements of the project have been designed by well-known architects DBI and ZENX Architects. W Brisbane, the Brisbane Quarter retail podium and 300 George are currently open and operational, with The One under construction by builder Multiplex.
With views over the Brisbane River and CBD enhanced by double-glazed floor-to-ceiling windows throughout the apartments, The One is a project ideal for buyers who want to live in the middle of all the action in Brisbane. Rising 81 storeys (including the already completed podium) and 274.3 meters tall, The One gives buyers the best views over the Brisbane River due to its near-waterfront location. The views at The One will never be built-out due to its location as the closest and tallest tower at Brisbane Quarter.
The One offers a mixture of one, two, three and four-bedroom apartments, across a variety of floor-plan configurations. The One is located inside Brisbane Quarter, at 8 Adelaide Street Brisbane City. Residents can access the development through the various entrances throughout the lower levels, although the lifts to residents floors will require a pass for security. Given that the development sits inside Brisbane Quarter, residents have access to the full development — meaning they are only moments away from some of the best stores and restaurants in Brisbane. Onsite dining options include Three Blue Ducks and Persone, along with a number of more relaxed options like Phat Boy or the TSL Cafe. The One is in an ideal location for exploring Brisbane on foot given its central location. Close to the main shopping strip of Queen Street Mall and Wintergarden, residents will find most amenities nearby. Eagle Street Pier is less than 15-minutes away by foot (five minutes if you drive), while South Bank is just across the river and is accessible by CityCats. The One is ideal for people who work in and around the city because of the strong public transport network in the surrounding areas: Central Train Station is an eight-minute walk (650 metres) as is Roma Street Station, and the North Quay Ferry Terminal is less than 10 minutes on foot.
There are also several schools close to The One, again due to its central location. This includes a number of the best private schools in Brisbane, like the all-girls All Hallow’s School and their brother school St Joseph’s College (known more commonly as Terrace). Brisbane State High School is five minutes away, as is St James College. Brisbane Central State School is only six minutes away, and both Brisbane Girls Grammar School and Brisbane Boys Grammar are only four minutes down the road.
Residents will have access to ‘The Riverdeck’. The residents-only level is home to numerous high-end facilities, including a gym, outdoor yoga and relaxation area, a sauna, pool and spa. There will also be a media room, pool bar and deck, and outdoor BBQ dining, all of which will have seating areas. The space has been designed to support a healthy lifestyle for residents and to entertain and catch up with friends and family.
On level 45 residents will be able to use ‘The Quarter Deck’, another level of residents-only facilities. On this level, apartment owners will find another spa, gym and sauna, along with a reading lounge, luxury private dining area, theatre, formal function room, and an enclosed balcony — meaning most of the floor can be used year-round, in any weather. The standout of the facilities on this floor is the pool terrace area, which offers 360-degree views over Brisbane and holds a central dining enclave surrounded by a spa and entertaining area. We already know this will be the ‘it’ spot to hold birthdays and functions of all kinds!
There are several different floor plan designs and finishing options at The One. This gives buyers the ability to customise their apartment to suit their lifestyle: for example, families might prefer a lower level apartment with a more modest (yet still luxurious) finishes suitable for children, while investors may choose to buy a smaller apartment with a higher level of finishes to ensure they can attract more potential tenants.
There are four levels of finishes at The One Residences. All levels include custom joinery with a scalloped design, however, the quality of the appliances varies between Miele (Level 1) to Gaggenau (Level 4). Even the Level 1 inclusions aren’t something to dismiss: Miele is a well-known brand and their appliances come with a free two-year manufacturer’s warranty. Level 4 finishes include fluted glass accents on overhead cupboards, bringing a new level of sophistication to the kitchen spaces.
The bathroom vanities in all of the apartment floor-plans have been custom built and contain specially designed inlaid storage mirrors — a feature any apartment owner is sure to love, considering how cluttered bathrooms can become when you’ve got a lot of makeup and toiletries. As you can see in the renders, the bathrooms also feature reconstituted stone benchtops and timber throughout, tying the space with the rest of the apartment. Kohler products have been used throughout the bathrooms, another sign of the high quality of the development.
As you can see in the renders above, the apartments are all finished in one of two neutral colour schemes (light or dark). Every apartment is finished in high-quality natural stones and dusty-fawn finished timbers. Again linking into the minimalist design seen throughout the development, this allows residents to add their personal touch to the space by easily adding dramatic art, furniture and decorations.
On the Diamond Levels, the apartments come with hardwood flooring included in the price.
There is a wide range of floor plans available at The One Residences. With everything from one-bedroom apartments to two-storey penthouses, the varying floor plans cater to everyone from the professional to the family to the downsizer.
The optimisation for airflow is apparent in the floor plans. The apartments are all designed so that residents can keep the windows open and get near cross-breezes throughout most spaces. This will help stop the apartments from becoming stuffy throughout the year, and residents may not have to rely on air conditioning year-round to keep the space cool.
The modern design seen throughout the development is again apparent in the open-plan living, dining and kitchen areas. This open space will help the apartments feel larger, particularly in the one-bedroom configurations. The inclination towards modern and minimalist design is also seen in the integration of several storage spaces (marked ‘S’ on the floor plans). These are all hidden away with a near-seamless look so that residents can keep their homes as tidy as possible. Integrated laundry areas are also a welcome inclusion, although at this price point you would expect them. These are similarly hidden away so that residents can manage their spaces (and washing) easily.
There are a couple of stand-out features in the floor plans. One that we really like is the inclusion of little ‘nooks’ in some floor plan options, giving residents space where they can put a chair or keep the surfboard — it shows that the developers have made an effort to include all possible space in each floor plan for the buyer’s benefit. We also like that all of the apartments have ‘proper’ entryways. You rarely see these in apartments, and it’s a rather nice design inclusion, again showing the level of thought that has gone into even the one-bedroom configurations.

The One is a is an ideal project for investors looking for bigger returns on their apartments. New apartments in the Brisbane CBD can get rental premiums from 8.9% (one-bedroom apartment) up to 75.7% (three-bedroom apartment) above the average for the area. Considering that the CBD is expected gain an additional 389 residents every year between 2016 and 2036 (an increase of almost 8,000 residents), the area will continue to go from strength to strength, particularly as current market analysis is showing that Brisbane is expected to perform strongly in all aspects of the property market in the coming years.

The One is being developed by the Australian arm of Taiwanese developer Shayher Group. Shayher Group has been operating in Australia since 2000, and have a range of developments throughout Queensland, New South Wales and Victoria. This includes the operation of retail centres and the development of high-quality residential precincts like Brisbane Quarter at 300 George Street and the urban redevelopment of Victoria’s heritage-listed Pentridge Prison. Shayher Group has also recently bought the Bulimba Barracks, and is currently working on new projects in Hamilton and Indooroopilly, among others.
