North Harbour is a new neighbourhood in Burpengary East on the north side of Brisbane. All homes are within 325 metres of an open/green space and lots range in size from 312m² to just under 900m², with a frontage range of between 10 – 28 metres. Land prices at North Harbour Burpengary start at $211,000, with some builders offering huge money-saving promotions. Given that the neighbourhood is due to be completed within the next four years, buying now may be ideal.

The Project

Development at North Harbour started just over three years ago and there have already been over 600 land lots sold, with another 900 still to come.

New stages are being released constantly, with most selling out within weeks of coming onto the market. Some builders at North Harbour have great promotions, so make sure you check out their website for those.

The estate isn’t scheduled to be complete for another three to four years and there is also a proposed additional stage to the development. If approved, the Marina Village will be a large land estate planned around a man-made canal system. This will be the first of its kind in this area and add a lot of value for residents.

To suit every buyer and home type, new land for sale at North Harbour is split into six different categories, each with a minimum size.

  • Premium Villa 25: This lot type has a minimum size of 312m² and is suitable for downsizers and first home buyers.
  • Courtyard 25: With a size between 350m² and 400m², this lot size is ideal for those who travel often or simply want a low maintenance property.
  • Premium Villa: Starting at 400m², this lot size is pretty standard allows for a decent backyard with most home types.
  • Courtyard: Sized from 448m² with frontages over 14m, these lots sit right around the national average for size.
  • Traditional: The largest block available, the traditional lots start at 576m² with 18m frontages. These lots are ideal for those who are searching for a large backyard and room to accommodate pets and a growing family.

I think the Marina and canal system will not eventuate. There is a need for some public transport and schools which are in the area and available to take students.

Hi Phil, there has been some further news on the marina since this article was published. The council has requested that approval be ‘fast tracked’ by the State Government. As regards public transport and schools, that is addressed in the master plan which can be viewed on the North Harbour website or in the Sales & Information Centre.
