UPDATE JULY 2018: These apartments have now sold out.
Coorparoo is an older southern suburb of Brisbane that has a number of new feature projects that are rapidly transforming it.
Position Property sales manager Nick Thomson says Orion will become an icon for Coorparoo as the first high rise, which gives you an idea of the degree of transformation about to hit the area. Another feature project Coorparoo Square, is even larger and includes a large mixed use precinct as well.
Prices for Orion Apartments start at $370,000 for a one (1) bedroom apartment and go up to $494,000 for a two (2) bedroom apartment.
The $85 million apartment project commenced construction in 2014 and is expected to be completed by August 2016.
To find Orion Apartments, drive along Old Cleveland Road and turn left at the lights onto Cavendish Road. Then drive until you reach Wakefield Street.
Orion Apartments is easily visible from Cavendish Road.
Coorparoo Train Station is a five-minute walk from Orion apartments. The CBD is a nine-minute drive on the Pacific Motorway without traffic, and South Bank is only a 10-minute drive; both are easily accessible by public transport with regular bus routes on Cavendish Rd.
As Orion is on busy Cavendish Road, it does receive traffic noise. To decrease the impact of that noise, the apartments are positioned 6.5 metres from the road. The building will also have acoustic treatments that will reduce the sound.
According to the 2011 Census, Coorparoo has a population of 14,944 people and it has a median age of 33 – four years younger than the Australian median.
Coorparoo Square apartments is the nearby competition and is currently under construction on the site of Brisbane’s first Myer department store (before it was demolished in 2015). However, Orion will be built before Cooparoo Square and so residents are able to be established in the area earlier. Coorparoo Square will include a retail complex including a 10-theatre Dendy cinema, an Aldi supermarket and other shops, all of which will significnatly improve services and facilities in the area, and Orion purchasers.
Directly behind Orion Apartments is the Coorparoo Bowls Club, which holds competitions for all ages, games of pool and social darts competitions, and has a restaurant and bar.
Coorparoo is also home to the Eastern Suburbs Rugby League Football Club, with their games played at Langlands Park. The football club is a popular social venue for residents of Coorparoo. The Queensland and Australian Rugby League teams also use the park for training sessions, when playing games in Brisbane.
The White Hills Reserve is a vast area of native bushland right near Coorparoo. The 14,000 hectares of parklands (including 7500 hectares of bushland) is perfect for hiking, picnics and an overall good day out. It is a great place to get your daily exercise. There are also sporting fields to play football or cricket. Wildlife that lives in the reserve includes koalas, owls, turtles, echidnas and kingfishers. There is an off-lead area for dogs, which is great for residents with furry friends.
Woolworths and Coles supermarkets are right across from each other on Harries Road, just one minute from the Orion apartments. There are also banks, gyms, medical and dental clinics nearby. The nearest major shopping centre is Westfield Carindale.
Neighbouring suburbs to Coorparoo are Greenslopes, Camp Hill, East Brisbane, Norman Park, Morningside and Holland Park.
The Brisbane City Council is currently developing a neighbourhood plan for the Coorparoo suburb and surrounding districts. This plan will guide new development and improve public transport.
There are three main floor plans for the one-bedroom apartments and four main floor plans for the two-bedroom apartments.
Orion is being developed by KTQ Developments, a family-owned private equity company with a diverse portfolio. Their other current projects are Hervey Bay Heights in Hervey Bay and Elements of Byron in Byron Bay. The company philosophy is to create buildings that have added value to the community.
The builder for Orion is Sommer and Staff. Sommer and Staff is a multi-awarding winning team with experience in consulting, project managing, design and construction.
The ceiling height for Orion is generally 2.6 metres to all living areas and balconies.
Orion will have three lifts that open left or right – depending on which floor and tower you live in.
Living areas will have ceiling fans and fully ducted air-conditioning. Windows are either fixed or have openable areas (with restrictors) so you can enjoy a fresh breeze.
Some apartments will have a walk-in wardrobe in the master bedrooms, which is connected to the ensuite.
You can enjoy cooking and eating on the rooftop podium.
On the roof there is also a private pool with views of the city and the surrounding suburbs. The highest buildings in Coorparoo are only four levels at the moment (because of previous restrictions) and so the views are uninterrupted and suspected to not be built out.
Orion is pet-friendly – and you are allowed to have two pets per apartment. So you can move in with your furry best friend(s) without hassle.
Every apartment will be fitted with a video intercom and is allocated one secure parking space on either basement level one or two. This may pose an issue as off street parking will increasingly become harder in the local vicinity.
Prices for Orion Apartments start at $370,000 for a one bedroom apartment and go up to $494,000 for a two-bedroom apartment.
Around 85% of apartments have been already sold, with 25% of buyers being owner-occupiers. The number of owner-occupiers is expected to increase near the building’s completion.
Rental prices for Orion Apartments are $390 to $425 per week for one-bedroom apartments and go up to $495 to $830 per week for two-bedroom apartments.
The estimated body corporate fees are between $57.30 per week for a one-bedroom apartment and $58.20 for a two-bedroom apartment.
An onsite manager has yet to be appointed for the building.
All apartments are fitted with the same quality of finishes.
Along with the tiled floors for the living area, Orion offers buyers an upgrade to timber flooring, although as the building is almost complete this option may no longer be available.
There are two colour schemes for the kitchen. Residents can choose a light or dark colour scheme for the kitchen stone benchtops. These can be viewed at the display suite. Kitchen appliances – gas cook top, oven, range hood, dishwasher and microwave – are all from the Hafele brand.
The bathroom will be fully tiled with ceramic tiles to full height on the shower and vanity walls. The two bedroom apartments will have an acrylic bath and every apartment will have recessed down lights in all rooms except balcony where there will be a surface mounted light fitting.
The laundry will have a wall-mounted front loading dryer and buyers will have to supply their own washing machines.
The bedrooms will have carpeted floors with sliding mirror-door wardrobes.
There is an extensive range of primary and secondary schools around Orion Apartments. Coorparoo State Secondary College is a four-minute drive (or nine-minute walk), Coorparoo State School is a two-minute drive (six-minute walk), Loreto Catholic Girls College is four minutes away by car, Anglican Church Boys Grammar School is a five-minute drive, St James Catholic Primary School is three minutes away by car, Our Lady of Mt Carmel Catholic Primary School is a three-minute drive and Villanova Catholic Boys College is just two minutes drive away. Not only that, there are numerous schools in the surrounding suburbs and so you are spoiled for choice when it comes to sending your children to school.
The nearest hospital is the Greenslopes Private Hospital, six minutes drive from Orion Apartments. Other hospitals nearby are Princess Alexandra Hospital at Woolloongabba, the Mater Hospital and the Lady Cilento Children’s Hospital, both in South Brisbane. These major hospitals are all within 4km of Orion Apartments.
Griffith University is a 16-minute drive along the Pacific Motorway. To get there by public transport, you can catch the 184 bus to the Mater Hill station, and then catch the 135 bus to the Nathan campus. The University of Queensland is 20 minutes by car. To catch public transport there, It is a 40-minute trip via two buses and a walk across the Schonell Bridge to the St Lucia Campus (a bit of a hike, but do-able). Queensland University of Technology is a 13-minute drive from Orion Apartments. The quickest public transport route to the Gardens Point campus is to catch the 200, 204 or 222 bus from Old Cleveland Road at Coorparoo stop 23 to the Mater Hill station. Then it is just a 1.3km walk to the campus – this is a really nice walk across the Goodwill Bridge as it is a pedestrian only bridge that is frequently used by the locals.
The display suite is located onsite, with potential buyers also given the chance to see a finished and fully-furnished display apartment (by appointment only).
The display suite features a model of what Orion will look like and the exterior features of the building – like the roof top pool and barbeque area. There is also a mock kitchen which shows how the appliances and cabinetry will look and fit.
You can also look at tile, carpet and timber floor samples.
Nick can also provide potential buyers with a detailed schedule of finishes and a Q & A sheet that can answer most questions.
After nine years in retail, Nick says he was ready for a change and keen to try the real estate business. He says he is passionate about real estate and brings to it a great sense of customer service, people management and good organisational skills.
This display apartment suite is worth visiting because it allows you to see what you are purchasing and you can also see the progress being made, as well as the magnitude of the building and how it compares to the neighbouring apartments and houses.
Parking on the neighbouring streets is fairly easy – as long as you don’t come during peak hour, then it may become more difficult.
