Deco Residences is a new apartment project in Albion, 6km north of Brisbane’s CBD. The most recognisable feature of this project is its facade, which was heavily influenced by 1930s art deco.
Internally, these apartments are quite trendy and finished to a high quality. They are reminiscent of new apartment projects from Melbourne, which is becoming more and more common in Brisbane at the moment.
This project will be completed over two stages, with stage one currently on the market. This stage consists of 80 apartments.
The facade of Deco is quite striking. It has been designed by ROTHELOWMAN and, as the name suggests, is heavily influenced by 1930s art deco architecture. The black and white facade of the building is curved and steps back from the street in a terraced fashion. It’s great to see this sort of architecture becoming commonplace in apartment design in Brisbane.
The two buildings that make up Deco will be joined by a podium ‘sanctuary.’ This is a residents recreation area that will provide great areas to relax. It will be completely landscaped and feature picnic lawns, reading rooms, a 15m lap pool and a plunge pool.
There will be a pretty comprehensive security system at Deco which includes features like video surveillance in common areas and intercom to all apartments.
This is a pet friendly project.
The views from Deco will be quite stunning, particularly from the higher levels. It is worth mentioning that there is a storage facility below Deco that may be developed in the future and could block some of the view. However, we doubt that would happen in the near future as the facility has just undergone a major renovation. Apartments on the western side of the building will be looking out over character housing, so it is unlikely that they will ever be built out.
The one and two bedroom apartments at Deco have a single car space whilst the three bedroom apartments have two car parks. Some of these are tandem and some are side by side. There are an extra 9 car parks that have not been allocated that are available for sale as well. There are 23 visitor car parks as well. When we visited the site at Dover Street on a weekend, there was plenty of street parking. However, during the week this is a busy area and there is not much on street parking available.
Each apartment has a storage space in the basement that measures 2m x 2m x 4m.
Below is a gallery with a selection of floor plans from Deco. Deco is great because it offers a wide range of floor plans, almost 40 in total. This means that most people will be able to find something in this project to suit their lifestyle.
We think floorplan C2 and C3 are great because of the separation between the bedrooms and living areas that they offer. This means that if there are people up late using the living room, those in the bedrooms will experience less disturbance. Obviously, this is a great feature if you’re a family with kids.
Floorplan C6 is worth mentioning as well. This is a three bedroom apartment with two bathrooms and a study nook. This apartment would be great to live in because the bedrooms are at one end of the apartment and the living area is at the other. They are separated in a way by the natural shape of the building which provides a buffer between the two zones of the house. This breaks the apartment’s floor plan away from the traditional ‘box style’ layout. You won’t find this at every apartment in Brisbane. This also means that there are two balconies in this apartment which are quite large.
Location:
Deco is located at 17-31 Dover Street in Albion.
Albion is located 6km north of the Brisbane CBD. It is bordered by Wooloowin in the north Ascot in the east, Newstead in the south, and Windsor to the west, with Breakfast Creek defining the suburb border in its south and south-west. Some buyers are drawn to this area due to its proximity to Ascot and Hamilton which are highly sought-after and very prominent residential suburbs of Brisbane.
Just 200m from Deco is Crosby Park. This is a large park that is home to Brother’s Rugby League Club. There is also a fantastic dog park here and a big play ground for kids.
There is great education options very close to Deco. St Margaret’s Anglican Girls School is 750m away from this project. It is one of Brisbane’s most prestigious all girls schools. Deco also falls within the Ascot State School Catchment. This is one of Brisbane’s best primary schools and property within its catchment is highly sought after.
The Alexandra Road shops in Ascot are a three minute drive away from Deco. This is a great set of village shops that has an IGA, butcher, bakery and cafe. Racecourse Road is also only five minutes drive from this project.
The nearest bus stop is 200m down Sandgate Road. A trip into the city from this stop takes 21 minutes, with services leaving every 20 minutes. Albion Train Station is a 15 minute walk from Deco. Services into the city run every 5 minutes from this station and it takes around 20 minutes.
The median apartment price in Albion is $452,000. It has increased by 6% over the past 12 months. The median rent for apartments in the suburb is $400 per week. Demographically speaking, the population of Albion is 1,988 persons (up 2% over the past five years) and the predominant age group is 25-34 years. Couples without children are to most common household type in Albion.
Quality and Finishes:
In keeping with the art deco branding of the project, these apartments offer a choice of chrome or matt black finishes. The overall interior design of this project is very ‘Melbourne’ which is something that we are starting to see creep into a lot of the new projects in Brisbane today.
Each apartment will have engineered floor boards.
There are many optional upgrades to choose from at Deco, which is great. Residents can choose to upgrade their kitchen appliances or flooring to timber.
Body Corporate rates start at $3,100 at this project.
There will be on-site management at Deco.
There are two other new projects in the immediate area. These are Nido Apartments and Crosby Park Apartments.
The developer of this project is OpenCorp. This company has a strong history of property development all across Australia. Other recent projects of theirs in Brisbane include Evolve in Chermside and Citro in West End.
Deco has a great sales display that is located on site. It is open from 10am to 4pm daily. Inside, buyers will find a fully constructed kitchen and bathroom that really gives you an idea of what the finished product will look and feel like. We highly recommend going down to have a look. There is parking available at this sales display as well.
