UPDATE NOVEMBER 2019: The first residences will be settled before the year is out, and only five homes remain in the third release of The Hills Residences. The terrace homes are now priced from $525,000, and the display home is open from daily from 10 AM to 4 PM, or by appointment.
The Hills Residences in Everton Hills consists of 91 contemporary terrace homes coupled with a new central community park. The first release, which includes 27 homes has prices starting at $478,000. The three bedroom and three bedroom plus study homes include a multi-purpose room, two bathrooms, guest powder room, generous living areas, and private courtyard.
Nearly a third of the available space at The Hills is dedicated to open green spaces and the homes are said to be designed to look as beautiful as the surroundings, with each architectural facade, timber detailing, and artistic landscaping adding individuality to the residences, connected to their urban location through landscaped footpaths.
The Hills Residences offers a beautiful parkland lifestyle, yet the location is still only 11km from the CBD. The design of the project focuses on open spaces and yet each home provides total privacy, with the courtyard and terrace homes being completely fenced.
In June 2016, Sunland Group acquired the 2.68-hectare development site for The Hills Residences for $6 million. The end value of the terrace homes once construction is complete is estimated to be $47 million.
The first release is currently under construction and is scheduled for completion in the fourth quarter of 2019. There is likely to be three separate releases for this project. The launch collection is comprised of three-bedroom terrace homes with courtyards and architecturally striking facades, some homes with direct park frontage. There will also be onsite management at The Hills Residences.

Everton Hills sits adjacent to Arana Hills and Everton Park, on the edge of Bunyaville Conservation Park. The conservation park is home to an impressive array of wildlife, picnic areas and hiking trails. Everton Hills is best known for nature trails, parklands and a family-friendly atmosphere. Local schools include Price of Peace Lutheran Primary and High School, Grovely State School and Mitchelton State High School.
The Hills Residences are a four-minute drive to Grovely train station, with links to the city as well as the airport. The newly renovated Westfield Chermside is only 10 minutes drive away, and Brookside Shopping Centre, Arana Hills Plaza and the North-West Homemaker Centre are all also close by.
The area is set to receive another boost with the opening of Park Lane in Everton Park. Park Lane is only 4.5km from The Hills Residences and will provide a wide array of popular restaurants in the laneway style setting Brisbanites are swooning over in the city. The foodie hub is scheduled to open by the end of 2018.
Construction is well underway at The Hills Residences. Settlement of the first release of town homes is expected before the end of 2019.

Each home provides three large sized bedrooms as well as a multi-purpose room spaced out over two levels. All residences offer two large bathrooms as well as a guest bathroom downstairs. The living, dining and entertaining spaces are all very contemporary, with open-plan living space throughout the lower floor.
Some of the terrace homes have a single lock-up garage, and others offer a double lock-up garage. There is plenty of visitor parking around the complex.
All homes at The Hills Residence offer floor plans of between 142m² – 165m². A lovely feature of these townhomes is the separate laundry. This is located downstairs alongside the multi-purpose room, guest bathroom and living space with access to the courtyards. The living and dining area is quite large, with a decent sized kitchen island too.
Upstairs you will find the bedrooms and two additional bathrooms, with the main bedroom having a master ensuite and walk-in wardrobe attached. The main bathroom has a large bath with double sized shower. The airconditioning is split-system in the living room and main bedroom.
The kitchens in The Hill Residences are beautifully fitted. The benchtops are reconstituted stone with stainless steel appliances. The cooktop is LPG gas, the oven is 600mm wide and there is also an integrated dishwasher as well as mirrored splashbacks (which look nice but could be a pain to clean). Underfoot, you’ll find porcelain floor tiles and quality carpet in the bedrooms.
There are LED downlights throughout the homes and plenty of inbuilt storage, making The Hills Residences perfectly suited to downsizers and families. An unexpected addition to these terrace homes is the inclusion of flyscreens on all windows as standard.
The high-quality finishes and focus on open-space in The Hills residences is more likely to appeal to owner-occupiers than investors. However, if you are considering purchasing an investment property in the north Brisbane area, The Hills Residences are an excellent option to consider. The annual growth rate in Everton Hills is 4.4% for three-bedroom homes. When you consider the spaces available and the potential for a fourth bedroom, this figure jumps to 6.1%. The primary demographic for the area is families and older couples and the suburb has a higher than average rental demand. With the addition of Park Lane, the area is set to become an even more desirable place to live.
Rental returns for The Hills terrace homes are anticipated between $500 and $600 per week.
Currently, there are several other townhomes, apartment and house and land developments for sale in the North-East Brisbane region. Mirvac has recently announced a large development in Everton Park dubbed the Ashmore Residences. Queens Park and Bunya Heights are two comparable townhouse development also popping up in neighbouring Everton Park. Construction is complete on both of them and they are nearly sold out.
Body corporate rates at The Hills will be approximately $50 per week.
For the past 35 years, Sunland Group has been an integral part of the development of South-East Queensland. The sales suite for The Hills Residences is located onsite at 10 Francis Road, Everton Hills. It is open for inspection 7 days a week, 10am–4pm. There will also be a display home opening in early 2019.
