Aspect on Ekibin is a boutique apartment project consisting of 25 one (1) and two (2) bedroom apartments. It is located on the corner of Ekibin Road and Lambton Street in Annerley. The project has been on the market since October 2015 and there are 11 apartments remaining for sale at the time of writing this article.

These apartments are predominantly targeted towards owner-occupiers. One feature that sets Aspect on Ekibin apart from other similar projects in Brisbane is the polished-concrete floors that come as standard in the kitchen and living areas of each apartment. On top of this, owner-occupiers will be attracted to this development due to its suburban location and close proximity to shops. There is a Woolworths, Yoga Studio, BWS and more within 200m of this development.  Further, Junction Park State School is a 550m walk from Aspect on Ekibin.  This walk does not cross any main roads, so these apartments would have a nice lifestyle to offer young families.

Construction has commenced at Aspect on Ekibin. When Property Mash visited the construction site on 28 June 2016, the builders had completed the basement level and were about to pour concrete for the ground floor.

The Project:

Aspect on Ekibin is a boutique building with 25 apartments over four levels. There is one level of basement car parking and a small BBQ area for residents on level 2.

10 of the apartments in Aspect on Ekibin are one (1) bedroom apartments with one bathroom and a car park. These single bedroom apartments range from 51m2 to 58m2 internally. The balconies on these apartments are quite generous, ranging from 18m2 to 32m2. Having large balconies on these apartments will greatly enhance the liveability of them, which is a major benefit for owner-occupiers.

Also adding to the livability of these apartments is the addition of breeze blocks near the doorway.  These allow cross-ventilation through all apartments, which isn’t very common in apartment complexes.

The remainder of the apartments in the building are all two (2) bedroom apartments with two (2) bathrooms. The smallest of these is 72m2 internally and the largest is 85m2. As with the one bedrooms, the balconies on the two bedroom apartments are also well-sized, ranging from 12m2 to 24m2.

There is secure-access basement car parking in this building. 24 of the apartments have one car park allocated to them and one of the two (2) bedroom apartments has two side-by-side car spaces. There is no option to purchase additional car parks at Aspect on Ekibin as they have all been allocated.

In terms of residents amenities, there is a small BBQ area is located on level two. Buyers that are looking for an apartment building with extensive amenities such as a pool or gym won’t find that at Aspect on Ekibin. However, those buyers that are happy without these will be enjoy this project, knowing that they are not paying higher body corporate rates for areas and amenities they do not use.

The building is wheelchair accessible from the car park and the street.

Aspect on Ekibin has been on the market for 7 months now and is well into the construction phase. Josh Pagotto, the sales agent for this project, said that construction is due to be completed by December 2016.

Location:

Aspect on Ekibin is located on the corner of Ekibin Road and Lambton Street in Annerley. This is one block down from where Ekibin Road meets Ipswich Road, which is the main arterial connecting Annerley to the CBD. Ekibin Road is a relatively busy suburban street due to through traffic heading to and from Ipswich Road.

One major benefit of this location is how close it is to shops. There are many shops within 300m, which means that residents of Aspect on Ekibin would be able to do a variety of day-to-day activities on foot. Nearby shops include a newly upgraded Woolworths, two chemists, a doctor, a BWS, several restaurants and cafes, a butcher and a service station. The convenience of having all of this just minutes away cannot be overstated.

There is a bus stop literally on the doorstep to Aspect on Ekibin that has buses running to the City every 15 minutes. If that timetable is not convenient enough, residents can walk an extra 100m to the bus stop on Ipswich Road which has frequent services into the City, as well as regular buses running to Sunnybank, Garden City, Fortitude Valley, Woolloongabba and more. The Fairfield Train Station is also just 700m away, which has services running into Central Station every 10 minutes.

For the family oriented, Junction Park State School is a 550m walk from Aspect on Ekibin. A walk from this development to the state school does not cross any main roads. Yeronga State High School is a 20 minute walk away. Also, private schools such as Sommerville House, St Laurence’s and Brisbane Grammar are all easily accessible from Aspect on Ekibin by public transport. University Students can get to UQ or QUT via bus in less than 15 minutes.

Annerley is a suburb that has experienced relatively high levels of population growth in recent years. Between the 2006 and 2011 Census, the population increased by 11% to record a total population of 10,671. The family tends to attract younger people – the predominant age group in the area is 25-34 years. The two most common household types are couples with children (31%) and couples without children (25%).

Quality and Finishes:

The quality of finishes at Aspect on Ekibin is solid and will appeal to owner-occupiers. One thing that really stands out about these apartments is the polished concrete floor that will be standard in all apartments in the living areas and kitchen. This is a special feature that will make the apartments feel modern and stylish. For buyers that are practical, the concrete floors will have the added bonus of being durable.

There is currently no display unit available for this development, although there will be once construction reaches a certain stage. However, there are two finishes boards that sales agent Josh Pagotto keeps at the LJ Hooker Coorparoo office that will give buyers an idea of the other finishes in the apartment. As with many apartment projects on the market today, there is a choice between a ‘light’ and ‘dark’ colour scheme. The main difference between these two colour schemes is the colour of the laminate on the cabinetry within the apartment and the colour of the bathroom tiles.

There is room for customisation of fixtures and fittings within these apartments at a cost to the buyer, however as construction progresses, the window of opportunity for making easy changes diminishes.

In the kitchen, the splashback is a glossy laminex and the benchtop is 20mm reconstituted stone. The oven, cooktop, rangehood and dishwasher are all Bosch. The size of the kitchen varies with the size of the apartments.

The bathrooms in the apartments at Aspect on Ekibin are all tiled. The floors are a matt finish tile that is either dark or neutral, depending on the colour scheme of the apartment. The wall tiles are white-gloss. Above the wall-hung basin is a mirror-faced cabinet for storage. There is also a set of drawers below the basin.

All apartments at Aspect on Ekibin have split-system air-conditioning in the living area and bedrooms. The condensers for these are located on the roof of the building, saving space on the residents balconies.

Investment Analysis – Rent / Onsite Managers:

Aspect on Ekibin was designed with the owner-occupier in mind, however there has reportedly been several investment sales in the building as well. The remaining apartments are priced between $362,000 and $399,000 for a one (1) bedroom apartment and between $462,000 and $549,000 for a two (2) bedroom apartment. Body corporate rates are quite low, due to a minimal amount of resident amenity. These range from $1,460 to $1,708 per annum. A rental appraisal was done on these units in November 2015, which estimates the weekly rents achievable will be between $330 and $380 per week for a one (1) bedroom apartment and between $420 and $475 per week for a two (2) bedroom apartment.

Local Competition:

There are two other new projects in the immediate area.  These are The Sandison and The Pavillions.  All of these project are similar in that they are boutique buildings targeted at owner-occupiers, but they each have small differences that set them apart.  We recommend that if you are in the market, speak to the sales agents to see which project would suit your needs best.  Or, read the Property Mash reviews to see how they compare!
