The Sandison is a small, two-level apartment building located in suburban Annerley with one underground basement level for car parking.  There are 22 apartments in the complex.  Several apartments on the top level will have views of the city.

This building is on an ‘L’ shaped block in a quiet, leafy street.  There are several schools nearby, both primary and secondary, public and private.  The immediate neighbourhood is mainly made-up of Queenslanders and small apartment complexes that are similar to The Sandison.

The Project

There are 22 apartments in total at The Sandison.  There are three x one (1) bedroom apartments that span from 60sq m in total to 68sq m and are priced from $355,000. Each of these comes with one car park.  There are 15 x two (2) bedroom apartments in the building.  These range from 83m2 in total to 121m2 in total and are priced from $475,000 to $525,000.  They each have one car park as well.  The building has a further 4 x three (3) bedroom apartments that start at $575,000 and go up to $600,000. These range from 106sq m in total to 145sq m in total.  Three of these apartments have two car parks allocated and one has a single parking space.

As the individual car parks in the building have not been allocated to specific apartments yet, it is uncertain whether apartments with two car parks will have side-by-side or tandem spaces. The developer is offering to let purchasers select their own car parking spaces, so it will be first in best dressed in this regard.  Also, there are an additional eight extra car parks in the building that are available to purchase.

There are two separate lift wells that service the building, which reduces the distances that residents have to travel from their cars or apartments to get to the lift.  This feature is small and very simple, but we think that it will be great for the liveability and accessibility of these apartments.  Also, three of the apartments in The Sandison have been designed to be accessible to people with disabilities and in wheelchairs.  This means that bedrooms, bathrooms and corridors are slightly more spacious, allowing wheelchair access throughout the apartment.

There are no extra residents amenities in this building such as a pool or rooftop deck. This keeps body corporate rates quite low, as there is little maintenance required, however it is definitely a downside for families with young children that would like a pool or some space for activities.  The body corporate fees in this building range from $2667 per annum to $2863 per annum which is definitely on the lower end of the scale.

Purchasers have the option to buy exclusive use lockup storage space as well.

Location:

The Sandison is located in Annerley, Brisbane. It sits on the corner of Waverley Street and Frederick Street.  The streetscape around the project would be best described as suburban as it is mainly comprised of house blocks.  It is definitely a family-friendly part of Brisbane due to the many schools, parks and public spaces.

The biggest drawcard of this location for buyers would likely be the schools and public spaces that are located just one street away from The Sandison.  These are Yeronga State Primary and High Schools.  Adjoining the primary school is a large parkland that is also home to the Yeronga Park Pool.

The Sandison is also quite close to the shops and cafes that are on Ipswich Road.  There are two cafes within 500m of the project – Cafe O-Mai and Evo Espresso.  Less than 1km down Ipswich Road is a shopping complex that has a pharmacy and a newly renovated Woolworths.

This development is also just five minutes away from the Tennyson stretch of the Brisbane River.  This area is most famous for being home to the Queensland Tennis Centre which hosts the Brisbane International.  However, the area along the river also has running and cycling tracks, as well as picnic areas and open park spaces.

There are several public transport options near The Sandison.  The closest option for residents is the Chardon’s Corner bus stop on Ipswich Road which provides services every couple of minutes into the CBD.  This bus stop is just 500m away from the Sandison.  Yeronga Train Station is also accessible by foot from The Sandison.  It is located 1.1km away, across Yeronga Memorial Park.  This translates into a walk of approximately 10-15 minutes.  Yeronga Train Station is five stops from the major bus and train terminal at Roma Street and six stops from Central Station.  Trains run from this station every 15 minutes on weekdays.

Quality and Finishes

It is a little difficult to fully gauge the quality of the fixtures and fittings at The Sandison since there is currently no display unit and just one finishes board.  Also, purchasers at this project are given quite a few options in regards to the level of finishes that they can have in the apartment.  For example, wooden floors in the kitchen and living areas are standard in three bedroom apartments, however, they are an option in other apartment types.  Reportedly, some buyers have opted for a wooden floor throughout the entirety of their apartment as well.  The cost of this particular add-on varies with the size of the apartment.

There are four different colour schemes to choose from at The Sandison, however, at this stage, there is just one finishes board that is available for viewing at the Remax office in Annerley.

The inclusions pack that was shown to PropertyMash shows that the kitchen bench tops are 20mm Smart Stone and the splashback is a small white gloss tile.  Kitchen cabinets are a white melamine with square, silver handles.  The bathroom has ceramic tiles throughout and the same bench top as the kitchen.

Reportedly the interior of these apartments will consist of the same materials used in a townhouse project that the builder recently completed.  The sales agents from The Sandison are able to take buyers through these by appointment to see the level of finishes.

The sales agents for this project stressed that many of the features inside the apartments are easily changed.  The changes will be done at a cost to the purchaser, however since the apartments are not built yet, there is plenty of opportunities to easily make alterations to the existing designs.

Investment Analysis – Rent / Onsite Managers

The Sandison is predominantly targeted towards owner-occupiers and there will be no onsite manager.  However, there has reportedly been some interest from investors as well.

Developer & Builder Overview

The development team behind the project is The Miners Advisory Board and CMS Building & Design.  CMS Building & Design are undertaking the design and construction of The Sandison.  CMS started doing housing renovations and moved into townhouse construction in 2009.  They are Queensland based and have experience working on developments like this.  As stated above, the project has already commenced construction and is not relying on pre-sales for construction.

Competitor Projects

In the local area, The Sandison has one close competitor that is currently on the market. Aspect on Ekibin is another boutique development that is located less than 1km away. Aspect on Ekibin is different to The Sandison because it does have landscaped recreational areas for residents and a BBQ area.  However, Aspect on Ekibin does not have any three-bedroom apartments and it is possible that the body corporate fees would be higher due to the communal areas.

Another project that is in the planning stages is Yeerongpilly Green.  This is a master planned riverside precinct with approximately 1200 apartments to be completed over the next eight years.
