Brasted Place is a small block of apartments under construction in the suburb of Taringa in Brisbane’s west. This is a great development for owner-occupiers, as the apartments at Brasted Place are generally larger than your average size. Many apartments have large outdoor areas as well, up to 126m², which is great to see.
Taringa is a particularly popular suburb for families and university students. There are plenty of parks, schools and shops nearby that create a community atmosphere. This project recognises this and has been designed to suit young families, couples or university students. Ultimately Brasted Place will appeal to owner occupiers who love the suburb of Taringa and want to get into the market at a lower price than comparable quality homes, plus with the added low maintenance lifestyle an apartment offers.
Brasted Place features 18 apartments over 3 levels. There are 2 x one (1) bedroom; 14 x two (2) bedroom and 2 x three (3) bedroom.
The one bedroom apartments at Brasted Place are priced from $420,000 and are 57m² internally. One of the apartments have a 9m² deck, whilst the other has a 30m² deck which is fantastic. These apartments have a built in wardrobe and desk space in the bedroom which is another great feature. They also have a small laundry and a kitchen island.
There is a single two bedroom apartment that has just one bathroom in this project, whilst the rest have two bathrooms. Internally, these apartments range from 73m² to 84m² and they have decks from 20m² to 126m². In our opinion, the two bedroom designs at Brasted Place are the best out of all of them, particularly the ground floor apartments. Features that make these apartments stand out include large decks and terraces, fully separated bedrooms, large usable kitchens with islands and separate hidden laundries. These are priced from $530,000 to $590,000.
The 2 x three bedroom apartments are located on the top level of the building. These are priced from $795,000. One of the designs features a large master bedroom with walk in wardrobe and ensuite. Both of these have study nooks. Being on the top floor, these apartments will get the best suburban outlook and city views, as you can see in the image below.
There is secure parking available with the majority of apartments having one car space. The three bedroom apartments have two car parks and there is a single one bedroom apartment that has no car park. There is plenty of on-street parking around this project so the lack of car spaces shouldn’t pose an issue.
Location:
Brasted Place is located at 21 Brasted Street in Taringa. This street is quiet and suburban. There are apartment buildings on either side of this development that are roughly the same height as it. The opposite side of the road is lined with 1960’s and 1970’s era houses.
The nearest bus stop is on Westerham Street. This stop has regular services that run into UQ in less than 10 minutes. Residents can also catch the 417 bus from this stop into Adelaide Street in the city. This trip takes around 25 minutes.
Taringa Train Station is a 10-minute walk from Brasted Place. This station is a 12 minute trip from Central Station.
An obvious drawcard of this location is UQ, which is easily accessible by bus or car. However, there are many other schools in the area as well. Ironside State School is a very popular primary school on Swann Road. This is a 15-minute walk from Brasted Place or a 3-minute drive. Traffic gets pretty backed-up in the streets of Taringa each morning, however, so walking is something to consider. Secondary schools that are nearby include Brisbane Boy’s college, St Peter’s Lutheran College, Indooroopilly State High School and Brigidene College.
There is a small group of shops on the corner of Gailey Road and Swann Road that has a Night Owl, Fish and Chips Shop and Fruit Store. This is a 5-minute walk from Brasted Place.
Toowong Village is only 5 minutes away from Brasted Place by car and Indooroopilly Shopping Centre is around 8 minutes away. Between these two shopping centres, there are hundreds of stores including all the essentials such as Coles, Woolworths, Butchers, Newsagents and Post Offices. There are also many great retailers like H&M, UNIQLO, David Jones and Myer.
Quality and Finishes:
These units have good quality finishes for owner-occupiers. Each apartment has the same level of finishes except for the three (3) bedroom apartments which have slightly larger kitchen appliances (eg. 5 burner gas cooktop instead of 4).
All appliances at Brasted Place are Miele. This includes gas cooktop, oven, rangehood and fully integrated dishwasher.
The kitchen benchtop and island are stone with waterfall edges. There is pendant lighting in the kitchen above the island which is all the go in new apartments in Brisbane at the moment, but looks great all the same. The cabinetry is a timber-look laminate and the flooring is a dark tile, which is a little different from the customary bamboo finish which is very popular for new apartments in Brisbane at the moment. All cabinetry is soft close which adds a touch of quality to the kitchen.
All in all the kitchen is finished to a high level, probably a little above the standard in the market at the moment.
The bedroom is carpeted and has built-in wardrobes. There is split-system air conditioning in the bedrooms. A downside of having split-system air conditioning, in this case, is that the units will be put outside on the balconies which diminish their usability in our view. This will particularly be felt on the smaller balconies but may not even be noticeable in some of the apartments with large outdoor areas.
The bathrooms design is consistent with the kitchen, and again has a nice look to it.
The one (1) bedroom apartments at Brasted Place are predicted to return between $400 and $440 per week, whilst the figure for the two (2) bedroom apartments is $490 to $580 per week. Three (3) bedroom units are expected to achieve between $770 and $820 per week.
In terms of body corporate rates, the yearly contribution for one (1) bedroom apartments is approximately $2,300. For two (2) bedroom apartments this figure is between $2,600 and $3,000. The three bedroom units body corporate rate is approximately $3,500. To us, these body corporate rates seem slightly higher than other apartment projects of a similar size with no pool or communal area.
There is no onsite management.
Competition for this project predominantly comes from developments in Toowong such as Landmark, Serenity and Sense. However, these are all much larger buildings with many more apartments than Brasted Place. Breezes on Bardon is a similar sized project, but it is much farther from the CBD and UQ.
This project is being built and developed by CamPak Construction. This is a small, Brisbane based company that was incepted in 1993. The two directors of this company have over 30 years experience in the construction industry. Recently, they completed a townhouse project called Sylvan Lodge in Toowong.
There is no sales display for these units. Inspections are by appointment.
