La Vida Green is a high-quality boutique (eg small) apartment project located in Greenslopes. This development features relatively large apartments with plenty of outdoor living space. It is located on Roseglen Street in Greenslopes. This pocket of Greenslopes is an affluent one – residences in the area are generally large, renovated Queenslanders or new, modern town homes. The modern design of La Vida Green means that it will fit right into this area.
The kitchens at La Vida Green feature timber finish on all cabinetry and kitchen islands, black marble-look quartzite bench tops with fully integrated ILVE appliances and a bronze splash back. The result of this is a truly modern looking kitchen. This modern design and attention to detail is continued throughout each apartment.
The best way to describe La Vida Green is that it’s like a Volkswagen. High quality, good looking and definitely luxury; but not quite a Mercedes or BMW. And this is great in our opinion, as we don’t think that the people who purchase here won’t be looking for over-the-top luxury. They will be looking for a good quality, modern apartment at a reasonable price.
This development would appeal to a range of buyers. Young families would like the leafy street and nearby schools. Older buyers could realistically downsize into these apartments from the surrounding suburbs and would also benefit from being walking distance to the Greenslopes Private Hospital. Indeed, staff from the hospital would also be likely to purchase in this project.
There are 22 apartments in total at La Vida Green over four levels. Six of these apartments are double level ‘city homes’ which are the premium option in this development. These apartments feature three separate outdoor living areas that face north and south. They are quite large, ranging from 112m² to 131m² internally and having between 112m² and 131m² of outdoor living area in total. These city homes have living on the top level and bedrooms and courtyards on the lower level. The living area features a U shaped kitchen, living area, outdoor area, separate laundry, study nook and bathroom, whilst the downstairs has the three bedrooms, two more bathrooms, a deck and a courtyard. The city homes are priced at $730,000.
This project is located on a hillside. The lower level apartments will not really have a view, just over the houses on the other side. Higher up, the outlook will be over the green forest reserve and suburban Greenslopes as seen in the above photo.
There are a further 11 x three (3) bedroom, two (2) bathroom apartments over one level. The starting price for these apartments is $640,000. They range from 92m² internally to 100m² internally and 14m² to 52m² externally. Some apartments have balconies, whilst some have landscaped courtyards.
The remainder of the apartments in La Vida Green are two (2) bedroom, two (2) bathroom configurations, starting from $495,000. The two (2) bedroom apartments range from 73m² to 76m² internally and 13m² to 45m² externally.
In terms of car parking, each two (2) bedroom apartment has one car park allocated to it. All three (3) bedroom apartments have at least one car park, whilst some have two. And, finally, all of the city homes have two car parks allocated. The basement car park is fully secured. There is some parking on the street as well, but not a huge amount, so you will need to be mindful of this if you have multiple vehicles.
There is a recreation deck located on the third level of La Vida Green. This is a landscaped area with BBQ and a Teppanyaki Bar. It is also possible that the developer will include a dog washing station at La Vida Green, however this has not yet been fully confirmed.
Construction has begun on this development. When PropertyMash.com visited the site on 7 July 2016, excavation on the basement had begun. The building is due to be completed in December 2016.
Location:
La Vida Green is located on Roseglen Street, which is a quiet cul-de-sac located in an affluent part of Greenslopes. Being located in a cul-de-sac is great for living. No through-traffic means that there is very little road noise and the street will keep its quiet suburban feel for some time. There are a few patches of green space dotted along the street and a small reserve on the other side of the road to the project called Roseglen Park that has trees and a creek. The South East Busway and Pacific Motorway run along the other side of that reserve, however when Property Mash visited the site, we couldn’t hear any noise from them.
A big drawcard for the local area is Greenslopes Private Hospital. This is located just 800m from La Vida Green. Greenslopes Private Hospital is a large hospital that is also one of Australia’s leading teaching hospitals. The hospital has a 24/7 emergency centre as well as extensive surgical facilities.
Greenslopes Mall is a 750m walk from La Vida Green. This is a small, older shopping centre with 28 stores including Coles, a Jetts Gym, Yoga Studio, Health Food Store, Australia Post and a pharmacy. There is also a medical centre across the road.
The closest major shopping centre is Westfield Garden City which is a 20 minute drive.
The closest bus stop is at Greenslopes Mall. From here, residents can travel to the CBD with ease. Services to these areas run frequently, leaving every few minutes at peak travel times. A trip into the city from this stop will take around 35 minutes. The nearest train station to La Vida Green is in Fairfield. It is a 10 minute drive from this project.
La Vida Green is a 5 minute drive to the entrance of the Pacific Motorway. This makes travelling to the Gold Coast and City quite convenient by car. A trip to the Gold Coast would take around an hour, and a trip to the city can be done in 15 minutes.
In terms of education, Greenslopes State School is the closest school to La Vida Green. It is a 2km walk from the development. This is a well-established public institution that has been open since 1890. Nearby High Schools include Villanova College and Cavendish Road State High School. Students would also be able to travel by bus to schools closer to the CBD such as Somerville House, All Hallows and Brisbane Grammar School.
The Griffith University Nathan Campus is around 5kms from La Vida Green. It takes around 15 minutes to drive there from the development. A Bus trip takes around 45 minutes.
Greenslopes is a well established suburb of Inner Brisbane. It has a range of housing types from large, old Queenslanders to modern townhouse developments to boutique apartments. It is a highly sought after suburb due to its leafy, undulating streets and impressive homes.
Greenslopes is also a family-oriented neighbourhood. According to the latest Census, couples with children were the predominant household type in the area. The population of the area is currently 8,551 persons and it has grown by 5% over the past five years. Renters make up 55% of households in the area and the median rent is $470 per week. The neighbouring suburbs are Holland Park, Holland Park West, Coorparoo and Annerley.
Quality and Finishes:
The finishes at La Vida Green are high quality. As we said above, the kitchen cabinetry is all timber finish and the bench top is a black marble-look quartz. There are pendant lights and a bronze splash back. All appliances in the kitchen are fully-integrated ILVE. This is a classy design that looks really good in our view, we recommend heading down to the display unit to see it in person. It is definitely worth the trip.
The living areas are fully tiled, with large blonde floor tiles and there is ducted air-conditioning throughout the apartment.
The bathrooms are designed in the same style as the kitchen. The vanity has a timber finish and the same stone as the kitchen. They are fully tiled with similar coloured tiles to the living area and the shower has a dark tiled feature wall with frameless glass door.
As shown in the picture above, the balconies have an outdoor tile and a dark glass balustrade, which is quite interesting.
The bedrooms are all carpeted and some of the larger configurations have a walk-in wardrobe.
The apartments have ducted air-conditioning throughout and fans in each bedroom.
There are several optional upgrades and extras at La Vida Green. In the kitchen, residents can choose to add a 5 zone induction cooktop from ILVE that is an extra $2,500, a Vintec wine fridge that is $700 or and integrated 519 litre fridge for $3,000. Bamboo floors in the kitchen, living and dining areas is an extra $2,000, whilst dimming lights in the bedrooms are $200 per room.
We are currently waiting on this information to be supplied by the Developer.
There is only one other off-the-plan project currently on the market in Greenslopes called Lincoln On The Park. There are a few developments in nearby Annerley that are similar to La Vida Green. These are called The Sandison, Aspect on Ekibin and The Pavilions. These projects are all low-rise apartment complexes targeted predominantly towards owner-occupiers.
La Vida Green is being built and developed by Bekaa Group. This company has been operating in Brisbane since 2001. They are currently building another project in Newstead called La Vida.
The sales display for this apartment complex is located at 13 Stratton Street, Newstead. It doubles as a sales display for the developers other project (Lavida Newstead) in Newstead. Inside the display is a two bedroom apartment, so it is well worth heading down to check it out because it will give you a great idea of the level of finishes at La Vida Green.
