The Quattro apartments in St Lucia is located at 65 – 71 Depper Street, St Lucia and is just 6 km from Brisbane CBD. St Lucia is regarded as one of Brisbane’s most affluent suburbs and is home to not only university students, but wealthy professionals and families who love its proximity to universities, shopping malls and schools.
The Quattro offers 50 two and three bedroom apartments across four floors. The development includes a gym, communal BBQ area and courtyard and also a communal lounge. It is likely that this project will attract both owner/occupiers and investors being that Quattro is so close to The University of Queensland.
The Quattro features an open plan living area which opens up onto the balcony. All apartments have balconies which feature either suburb views or limited river views.
The open feature includes an island bench in the kitchen which is a benefit in regards to cooking and adds an extra sitting area.
Each apartment at Quattro comes with one car park with the option to purchase an extra one. There are 10 guest car parks in the development which sit just outside the secure basement car park that residences will have access to. It is worth keeping in mind that the Depper Street is quite narrow and off street parking is available but scarce. An extra car park at Quattro is around $20,000. However, living at Quattro without a car is definitely possible as the area has great public transport within walking distance.
As expected the top floor apartments will have the better views. In the North East Corner on the top floor, you will get quite stunning city views. Apartments on the Southern and North West aspect have suburban views of houses and buildings.
The ground floor of The Quattro offers a communal gym with bathroom, a communal BBQ area and lounge for residents to enjoy. The building also offers the standard security features with 24-hour security surveillance and passcode entry with an intercom.
The Quattro is located at 65 – 71 Depper Street, St Lucia. The Quattro is located 6 km from the Brisbane CBD. Located on a reasonably quiet street, The Quattro is situated in suburbia. There are many houses and apartments in St Lucia and the nearest shop/convenience store or restaurant is approximately 1 km. St Lucia is a Brisbane River suburb with the river running through the suburb and is also regarded as one of Brisbane’s most affluent suburbs.
Depper Street is a narrow street with on-street parking which makes the road rather narrower, however, Brisbane Street which Depper Street leads into is a very wide road with plenty of off-street parking available. Depper street can be accessed via Brisbane Street, Raven Street or Ryans Road from both directions. Depper street is just one street away from Sir Fred Schonell Drive, which is the main road leading into the Queensland University Campus, which can be extremely busy with traffic going in and out of the University (the University of Queensland has over 50,000 students).
In terms of public transport, St Lucia has an abundance to choose from. The closest bus stop is the Carmody Road, near Raven street stop which is 280 m from The Quattro. This bus service runs every hour on the hour to the CBD and takes around 25 mins to get to the Queens Street Bus terminal. The closest train station is located at Taringa which is 3 km away and typically not within walking distance. You can drive there and park at the station, however, train station parking is few and far between. The train services that run from Taringa travel to the CBD, Airport and Northern Suburbs. If the train and bus are not your chosen method of transport you can hope on the City Cat Ferry, with the closest terminal a 500 m walk from The Quattro, which we have to say is the best way to get to work in Brisbane!
The largest university in Queensland, The University of Queensland, is located in St Lucia and is 1.5 km from The Quattro. It has over 50,00 students and over 6,000 staff, so it draws a huge number of people to the area for both work and study. Other than U.Q there are a number of schools within the St Lucia area. Ironside state school, which is a Co-ed primary school with grades prep – 6. This is located 1.5 km from The Quattro. Brisbane Boys College, one of Brisbane’s premier private boy’s school offering classes from prep to year 12, is 2.5 km from The Quattro.
In terms of medical facilities, there are two GP offices that are within close range of the Quattro. St Lucia Medical (1 km) and St Lucia Medical Centre ( 2 km). The Wesley hospital in Auchenflower is the closest hospital and is situated 3 km away.
St Lucia has a population of 12,574. The two most predominant age groups in St Lucia are Independent youth (under 35) and Older couples and families (55 – 64). The average apartment price is $450,000 and the average weekly rent is $430 per week.
The quality of finished at the Quattro are quite standard of typical apartments in Brisbane in this specific price range.
The kitchen comes equipped with Bosch appliances, including a multifunction oven, a gas cooktop, a slide out range hood, and a dishwasher. The kitchen sink is situated within the island bench and is a 1 and 3/4 sin. The cook top is gas which is great with ever-rising electricity costs. The bench tops and the island bench are Caesar stone while the cabinetry is timber laminate.
All apartments come with 2 or 2 1/2 bathrooms. Ensuites to the main bedroom come with a Bathtub with a shower over the bathtub instead of a tiles shower area. We are never a huge fan of showers above bathtubs due to safety, however it does save on space. Some ensuites off the main bedroom come with a double sink, while the majority of bathrooms consist of a single sink vanity.
The flooring throughout the main living areas and bathrooms are tiled while the bedrooms have carpet. There is an internal hot water system in each apartment.
The standard apartment package for The Quattro includes air conditioning to the Living area and master bedroom with the compressors being situated on the balcony. This is not our preferred location as it makes the use of your balcony whilst the air conditioning is running not really practical. The architects have made an effort to conceal and separate the units away from the living space by housing them in a return section on the balconies.
The rental returns for the Quattro, appraised by Ray White East Brisbane are:

In terms of body corporate fees, these range from $2,511.76 – $3,907.18 which is relatively cheap for an apartment in St Lucia, with some amenities.
There is only one nearby apartment project in St Lucia that is currently on the market. This development is called The Peak on Bellevue Terrace. These apartments are quite similar to The Quattro in regards to pricing, apartment breakdown and amenities. One difference is that The Quattro has more resident amenities than the Peak.
