Vida North Lakes townhouses are located in the suburb of North Lakes in the Moreton Bay Region. These townhouses are great for first-home buyers, families and downsizers and are geared towards owner-occupiers, rather than investors. Vida is a gated community of two, three and four bedroom townhomes, with prices starting from $419,000. Over 40% of the development has been sold, with construction underway. The brand-new townhouses at Vida North Lakes are just 40 minutes north of Brisbane, within walking distance of Lake Eden, Westfield North Lakes, Ikea, and North Lakes Central shopping centre.
Vida is the last residential offering of its kind in North Lakes, with the majority of the area having been already developed over the last 15 years, the Vida development will add nearly 100 new townhouses to the community. Prices for the Vida North Lakes townhouses start at $419,000 and range to $549,000.
North Lakes is located approximately 26 km north of the Brisbane Central Business District, and is only 45 minutes from the Sunshine Coast. Redcliffe beach and Scarborough are only 15 minutes away as well.
Construction began on Vida North Lakes townhouses in late 2017, with Stage 1 nearly complete and ready for buyers to move in to by the end of August 2018.
We love…
But remember that…
North Lakes is continually expanding, with each year bringing a new drawcard to the suburb. From Bunnings, Costco and IKEA opening in North Lakes, plus a $140 million redevelopment of the Westfield Shopping Centre in 2016, to North Lakes Sports Club in 2017, it doesn’t stop there. Laguna North Lakes is a new retail, commercial and dining precinct planned for 2019, curated by the George Group and Pointcorp who brought Brisbane’s James St to life.
Vida Northlakes is a gated community, creating a private neighbourhood within the bustling North Lakes. There’s also a lot of other gated communities surrounding North Lakes, so it doesn’t look out of place at all. Lake Eden is within walking distance, located centrally in the middle of North Lakes as it’s stunning centrepiece, offering a great location for BBQs and picturesque walks on the footpaths surrounding it.
Anzac Avenue provides easy access to the Bruce Highway, heading both to the Sunshine Coast and into the CBD. North Lakes is located just 40 minutes from Brisbane city, and 45 minutes to the Sunshine Coast. Traffic along the Bruce Highway and Gympie Road can be very busy during peak hour, with no real viable alternative route into the city. However, thanks to the Moreton Bay Rail Link, nearby Mango Hill Train Station now provides easy access to the Brisbane Metro rail services. The local catchment school is North Lakes State College, which services Prep to Year 12 and consistently scores highly in both NAPLAN and OP results.
Within North Lakes itself, there is a wealth of services and dining options right in the heart of the community. Westfield North Lakes opened their brand new dining precinct in 2016, bringing plenty of new and exciting food options to the area. The Westfield is also home to an Event Cinema, so there’s no excuse for skipping date night! There are also plenty of quality cafes nearby (renowned as some of the best in Brisbane) with BLVD Bar and Cafe and The Fort Speciality Coffee coming in on the top of our list. North Lakes also brings to the table international giants Costco and IKEA as well as a health precinct with a hospital and several specialist clinics.
Inside Vida, there will be a private park and internal pathways laced throughout the development. There will also be a pool with sun lounges and BBQ pavilion which can be used by all residents.
As well as the private driveways, there is also visitor parking dispersed throughout the community, with 22 spaces in total. The majority of these visitor parks sit directly opposite the pool, BBQ and park area.
All Vida North Lakes, townhouses are between 93 and 148 square metres (excluding the garage), with an external area of between 8 and 25 square metres. The kitchens feature an island bench facing out towards the dining area. The stovetop is larger than average, at 900mm and there is also a decent sized pantry in the kitchen.
The balconies and/or alfresco areas are relatively small for the size of the townhouses, but this is of course complemented by the variably sized backyard that extends off the balcony of most floor plans. While the backyards tend to be quite small, this is because all townhouses are designed with minimal maintenance in mind, with easy-to-care-for gardens.
The look and feel of these townhouses are quite light and airy, especially in the living area and kitchens. All storage feels tucked away and the dual-storey floor plans make the area feel much bigger than it is. Overall, space is utilised well in this development.
There are nine different floor plans for the Vida North Lakes townhouses. Each lot in all four stages of the development is already allocated a floor plan, so buyers are really choosing the floor plan they want, instead of the exact plot. Some floor plans are available in 16 different townhouses within the development, whereas other floor plans are only allocated to three individual townhouses.
The layout of these apartments is great for owner-occupiers, with well thought out bedroom and living area locations in every floor plan. Although the windows are fairly small, which will restrict natural light and most of the first floors don’t have a balcony, the large alfresco area downstairs compensates for this. These floor plans are clearly aimed towards families. For those with disruptive teenagers, there’s even a floor plan option where the second and third bedrooms are downstairs and completely separate from the main bedroom, living area and kitchen upstairs.
All main bedrooms have large ensuites and walk-in wardrobes, with built-ins in all other bedrooms. Most floor plans also have a study, with a few also including a large multi-purpose room on the second level which can serve as extra storage or a second TV room. Most also offer a double garage, with a few only having single lock up garage options.
The kitchen and living areas are finished with engineered timber flooring and a wool blend carpet. In the kitchen, draws and cupboards are laminate with soft closers on them. This complements the 400mm reconstituted bench top and tiled splashback. The range hood is stainless steel and gas stovetop below is spacious and easy cleaning at 900mm wide.
In the bathrooms, the floor is completed with large format tiling and a designer tiled back wall. The basin has a double sink and sits on a reconstituted stone bench top. The shower in the main bathroom features a lovely dual head with detachable rose and a semi-frameless shower screen that gives the whole room a luxury feel.
Not all of the floor plans feature a bath, but a few of them do offer that inclusion. In the Foster floor plan, the bath is downstairs, while Deacon and Caspian put the bath upstairs in the ensuite of the main bedroom.
The air conditioning is a wall-mounted split system in the main living area and main bedroom only. The other bedrooms and the main living area also have ceiling fans.
With the hive of activity in the suburb of North Lakes, it’s no surprise the annual growth is 3.2%. With the majority owner-occupiers in the suburb (mostly due to how new the whole area is), there is still a significant rental demand within the suburb. The median weekly rent in North Lakes is $420 a week, with Vida townhouses expected to draw rent of between $500-$600 a week.
Nearby, Stockland is the developer of Promenade at Rothwell as well, offering house and land packages that are also within a first-time buyer budget.
Stockland is one of Australia’s largest property groups, with a varied portfolio of investment. Aside from residential developments, Stockland also invests in retirement living developments, commercial leasing and shopping centres. They currently own, manage or are in the process of developing 58 communities throughout Australia, with an end market value of approximately $22.8 billion.
Stockland was awarded Best Masterplanned Development of the year in 2005 at Queensland’s UDIA Awards for North Lakes, of which Vida is a part of.
The sales and display suite for Vida North Lakes is open Wednesday to Sunday 10am – 4pm, or by special appointment. It is located at 53 Endeavour Boulevard and there is plenty of parking around the area. With building nearly complete, Stockland is also doing tours of the development site for potential buyers.
