Promenade house and land packages start at $383,000 with the land sold independently from $269,000. The majority of house and land packages sit within the $400,000 to $500,000 price range. Promenade Rothwell is located at 159-217 Morris Road, 25km from Brisbane CBD and 65km to the Sunshine Coast. Morris Road connects to Deception Bay Road, which provides easy access to the highway heading both north and south. Promenade is in the direct vicinity of Moreton Bay Cycleway, connecting the development with several kilometres of bike paths that run along the border of the wetlands that separate Promenade from Moreton Bay. The area is only 10km to Scarborough beach and only 7km away from the up-and-coming shopping and dining mecca that is North Lakes.
Closer to home, you’ll find seven parks within a 1.5km radius of the Promenade land estate and Rothwell Home Maker Centre only a few minutes away.
Promenade house and land packages are ideal for families wanting to send their children to a great private high school, with Grace Lutheran College and Mueller College both within 3km. It is also in the catchment area for Deception Bay State School and Highschool, with North Lakes State College close by as well. The recently completed Moreton Bay Rail Link means it’s super easy to get in and out of Rothwell by train. The station is only two kilometres away and there is a major bus route that runs along Morris Road.

Promenade Rothwell house and land packages are available for a total of 190 blocks, divided into 8 releases. Construction started in June of 2018, with Release 1 and Release 2 currently available for purchase. Release 1 includes 22 blocks of land at between 263 m² and 448m². Release 2 includes 24 blocks of land of very similar sizes. The average size of the block over both releases is 321 square metres.
The frontage on these blocks is between 10.5m and 14.1m, with the majority of plots sitting at about 12.5m of frontage.
There are several design options for homes in Promenade Rothwell. Stockland work with seven leading Queensland builders including Integrale, Hallmark, G.J. Gardener, Valeco, Metricon, Coral and Bold Living. For those who are looking to build their dream home with a completely different design than the display homes and floor plans currently on offer, there is a document detailing every element of the design requirements for Promenade Rothwell. This includes everything from approved roofing colours and street facing window measurements to driveway materials, fencing restrictions and landscaping requirements. All building plans are to be submitted to Stockland for approval before construction commences.
The display homes available to view at Promenade all feature a double garage and open plan living, as well as a front facade and an alfresco area.
If the success of the neighbouring North Lakes developments are any indication, Promenade house and land packages will sell well, and sell fast. The average annual growth in the suburb is 4%. 45% of people in Rothwell are renting, creating a substantial rental demand which is great for investors. Promenade house and land packages are priced lower than the average house price in Rothwell which is $419,000. The estimated monthly cash flow for investors (profit) is $236.
With North Lakes still the main hub for development in the area, Promenade is the only development of its size within the suburb of Rothwell. In Redcliffe, Bathers Beachside is a boutique apartment complex that’s currently under development. Additionally, North Lakes sees a second Stockland house and land development underway in the region. Construction for Vida North Lakes is currently underway, with their brand-new townhouses also within a first home buyer price range.

Stockland is one of Australia’s largest property groups, with investment in residential, retirement living, commercial leasing and shopping centres. They currently own, manage or are in the process of developing 58 communities throughout Australia, with an end market value of approximately $22.8 billion.
Aside from Promenade and the neighbouring Vida North Lakes development, Stockland currently has quite a few developments between Brisbane and the Gold Coast including Foreshore Coomera, Vale at Holmview and Riverstone Crossing. Stockland has also recently submitted a development proposal for a residential and retail site in Toowong.
